This annexe of a modern farmhouse is situated off a quiet country lane overlooking the unspoilt countryside and located on the edge of the Tarka Trail is a perfect base for touring the whole of Devon.

Set in an elevated position the property benefits from wonderful countryside and distant sea views across the valley. Deer and stags can often be seen in the fields below the property and the Tarka Trail, popular with walkers and cyclists, is within a 10 minute downhill walk. Surrounding the property is superb walking country and Exmoor, with its wonderful scenery, riding and walks, is close by. A short drive from the village of Swimbridge, located in the heart of North Devon countryside, south east of the ancient port of Barnstaple and within easy reach of the North Devon coast. The 2 miles of golden sandy beach at Westward Ho! is a 20 minute drive or enjoy the sand dunes at Instow with its lovely seafront restaurants and pubs or simply relax and unwind on the private balcony and take in the far reaching countryside and distant sea views.

The accommodation offers ONE bedroom: master bedroom with king-size bed, flatscreen TV, private balcony and en-suite bathroom with separate shower and bath (with sloping ceiling above), WC and heated towel rail. Lounge/kitchen/diner: offering woodburner effect electric fire, power recliner leather sofa, TV with DVD and Freeview and hi-fi. Kitchen area with integrated oven and gas hob, microwave, fridge with ice compartment and washing machine. Outside: enclosed rear garden with patio and small orchard. Amenities: off-road parking for 1 car. Bed linen, towels, electric and central heating included. From October - April a £20 heating supplement is payable to owner on arrival. Wi-fi available. Regret no smoking within the property. 2 well-behaved dogs welcome. Location: beach 11 miles, shop and pub 2 miles. Arrival: 3:00pm.
