A warm welcome awaits you at Sutton Farm Cottage. The cottage sits off the main road down a country lane, amongst fields and woods, with walks directly through the garden gate. Whether your looking for a romantic rural retreat, or a family holiday near to the city of York and the Yorkshire Wolds, Sutton Farm Cottage has it all.

The cottage sits on the edge of Sutton upon Derwent, a historic village, where the facilities of a post office, tennis courts and a public house (Vincent arms) renowned for its exceptional food can be found there. Pocklington canal is just half a mile with walks alongside it. Elvington village is just 1.5 miles from the cottage and joins Sutton Upon Derwent by a historic grade II listed bridge.

The cottage is located just 8 miles from the city, and an equal distance from the beautiful scenic wolds. Pocklington, Selby, and Beverley are just a few towns close by that offer traditional markets, shopping facilities, and historical sites.

The accommodation comprises of two bedrooms, the master bedroom having a wardrobe, dressing table and the most beautiful draped king size french brass bed, that over looks the hills of the Yorkshire Wolds in the distance, and made up with Egyptian cotton linen that gives it a warm and cosy feel. The second bedroom has two single beds, fitted wardrobe drawers and dressing table. Again made up in Egyptian linen. The family bathroom has a bath with overhead electric shower, sink and toilet. The dinning room is quaint and has seating for four comfortably. The lounge area houses a log burning stove and has views towards the wood beyond the open fields, that abut the cottage garden. The kitchen is very large, with kitchen units, cooker , microwave, and fridge. Adjoining the kitchen is a utility room that has a washing machine, and very useful to store your bicycles, should you wish to bring them!. Outside the garden is enclosed with a patio area, garden table and chairs.

We also welcome one well behaved dog and charge £10.00 per dog per stay. Please contact us if you wish to bring more than one dog.

Historic houses and monuments are plentiful, and it's characteristic market towns are well worth a visit.The location of the cottage, is perfect for a base to cycling, walking, a rural retreat and sight seeing.

“A charming, cosy cottage and a friendly, peaceful, relaxing setting, excellent for families with children and/or a dog”

The cottage was very nicely furnished and very clean, giving a warm, cosy feel. The owners have obviously thought about what guests would appreciate and the beds were so comfortable. The children and dog loved the garden and the situation of the cottage was perfect for us. The neighbours are very friendly, as is the local pub which serves excellent food at a good price and is children-friendly. We did not locate the property straightaway, it perhaps needs a little sign from the lane.

We arrived to be greeted by next door's delightful poultry. All the instructions worked out perfectly and nothing disappointed from arrival to departure. The cottage is pretty, clean and meets every requirement. The log fire was a treat the welcome pack a generous surprise. The beds and bedding were every bit as luxurious as described. When we locked ourselves out stupidly our hosts could not have been more attentive and concerned. The village is exquisite and we had a very enjoyable meal at the local pub. The village shop was also a helpful place. All told it was a memorable weekend and we hope to book again soon.
