Description

Just open an interconnecting door and you have a fabulous arrangement for larger families, Hen Parties and Groups of friends.....two luxury Lodges that are one above the other become as one and effectively you now have one large House complete with wi-fi.

Upstairs is recently refurbished and redecorated and totally double glazed with countryside views from all of the rooms. A large Living area that boasts a newly fitted, beautifully appointed, kitchen complete with superb Italian Designer Halogen Hob, Inbuilt Fridge, Oven, Grill, Microwave, Extractor Unit and variable downlighting with dimmer switches. There is a Dining Table with four chairs and countryside views out over the fields. The Living Room area has two Settees that will comfortably seat four people, and they fold down quickly and effortlessly to form two very comfortable single Beds. There is a television and DVD Player. There is also a varied selection of Games and Books for those quieter moments.

There are built in Wardrobes, complete with plenty of shelving, and a large chest of drawers. Also ample room for the large good quality Cot that we will happily supply at no extra charge if required.

Go through a further door and you are in a well appointed modern, spotlessly clean, white fully tiled en suite Bathroom that contains the WC, hand wash basin with cupboard under, and separate shower, shaver point, complimentary loo rolls, hair dryer etc

Downstairs is also a lovely size with two completely separate Double/Twin Bedrooms and another large separate Living area. This also is recently refurbished and redecorated, totally double glazed, and a very comfortable ground floor Lodge with countryside views from all of the rooms.

This Living area boasts a newly fitted, beautifully appointed, kitchen complete with superb Halogen Hob, Inbuilt Fridge, Oven, Grill, Microwave, Extractor Unit and variable chandelier and spotlighting with dimmer switches. There is a Dining Table that extends to seat ten people. The Living Room has comfortable seating and there is a large 32" LCD Flat Screen television with Freeview. We provide an iPod and iPhone charger and Docking Music Station. There is also a varied selection of Games and Books for those quieter moments.

There are two large Bedrooms both of which contain luxurious single Beds. These Beds are complete with high quality supremely comfortable new pocket sprung mattresses. One of these bedrooms has an en suite with fabulous walk in Power Shower, WC and Washbasin. The other large Bedroom has two single beds and also has bunk beds and so can easily become a wonderful Family/Friends Room for four people. There is also a Flat Screen TV and DVD Player in this room. Both bedrooms have wardrobes, complete with plenty of shelving, and large chests of drawers. Also ample room for the good quality Cot that we will happily supply at no extra charge if required.

There is another separate and beautifully appointed modern, spotlessly clean, fully tiled Bathroom that contains the WC, hand wash basin, yet another fabulous walk in Power Shower, complimentary loo rolls, hair dryer etc

Quality, freshly laundered Linen for all the beds are provided. China, kitchen utensils, crockery, cutlery etc are also supplied. The kitchen is well equipped and contains everything that you could possibly need for a very comfortable stay. A "Welcome Pack" full of all sorts of grocery goodies is provided with our compliments and you can buy the rest of your requirements from our lively local Grocery Store - or you may prefer to visit the 24 hour Tesco Store situated about five minutes drive away. An excellent Marks and Spencer Foodhall is also very close by.

There is a fabulous very large indoor Swimming Pool (42' x 16' approx) situated off the same Courtyard as the entrance to the Lodges. The Pool is available exclusively and privately to you for set hours each day when you rent the Lodge. You do not share the Pool with anyone else. The Pool area also has its own superb fully tiled Changing Rooms and a separate full wet room both with underfloor heating with shower, washbasin and wc also. This entire Pool complex is a massive 2000 square feet and was completely re-decorated and modernised recently..... There is loads of comfortable seating around the Pool where our guests can sit and read a good Book whilst the others in your group swim - most of our guests cannot resist a swim themselves though. The Pool is ideally suited for both adults and children alike and we all know how unpredictable the British weather can be and having an Indoor Swimming Pool is great for both sunny and rainy weather!

To clarify the sleeping and accommodation arrangements: there are 3 x Bathrooms and 3 Loos (2 en suite.) The 3 Bedrooms are arranged as below:

Bedroom 1: 1 x Double Bed and ensuite Bathroom. Bedroom 2: 4 x Single Beds (which includes a set of bunk beds suitable for children or smaller Adults,) Bedroom 3: 2 x single Beds and an ensuite bathroom. We also have in the second Sitting Room upstairs 2 x very comfortable bed Settees. Hence 10 people can sleep comfortably! ~ An Iron and Ironing Board are available to use.~ A Washing Machine is available to use for the odd wash in the Owners House for those staying for 2 weeks or more - by prior arrangement.~ The Apartment has smoke detectors, fire extinguishers and fire blankets.~ Certain peak holiday weeks of the Year (i.e. Christmas Week/New Year/Easter/Half Term and other major Holiday times) may be subject to an increased charge - this will be confirmed at time of Booking Enquiry. ~ Smoking is not allowed inside the Property but there is an area suitable for this right outside The Lodges front door. Towels are available but as we use an outside Company to provide these at a charge of £15 per person we suggest that you bring your own for free!

Situated in a quiet country lane and perfectly situated for sightseeing, walking and many other Countryside pursuits, and yet so close to the vibrant buzz of Stratford upon Avon, The Cotswolds, and Warwick with its infamous Castle.Wonderful Countryside walks begin from just outside the Property's Entrance Gates. There are several hundred acres of farmland and wonderful countryside to meander through, and we are a mere 200 yard gentle stroll from the Canal that flows right into the centre of Stratford Upon Avon and beyond. Private secure parking right outside your front door behind Electrically operated Gates. The Owners live in their House within the Grounds with their two children and very friendly German Shepherd Dogs. If you are not keen on dogs please just advise us as the layout of the Property is such that it is not necessary for you to come into contact with them if you would rather not. There are several areas within the large garden where you may sit and enjoy a glass of wine and take in the countryside air. We are fortunate to have an acclaimed private Livery Stable (not open to the public) next door to our Property and so generally there is a large and varied assortment of beautiful horses milling around in the field adjacent to our grounds (they are wonderful to look at, but each is privately owned and so they are not unfortunately available to ride!) Horse riding is available a very short distance away however........

As we know from our own Family holidays booking a Holiday Home with things to do when the great English weather turns wet and windy is very important. Holiday time is rare and usually hard earned - having a heated Indoor Swimming Pool means if it is wet, or even too hot for that matter(!), there is always something to do for everyone..... We are in a small Hamlet equidistant between Stratford Upon Avon and Henley In Arden (3 miles from each.) We are very close to Warwick and the wonderful Warwick Castle. A short drive will take you to the beautiful Cotswolds. We are a mere 20 minute drive from the NEC.Stratford Upon Avon is a beautiful Town and home, most obviously, to The Royal Shakespeare Theatre as well as William Shakespeare's Birthplace - and a total of five Houses connected with him to visit. This whole area is steeped in History - National Trust Properties and Gardens, Heritage Properties, Landscaped Gardens, Castles, Canals, Moated Houses, Water Parks, Farm Parks, Arboreteums, Museums, Ramblers Walks..........You can play Golf, hire a Motor Boat or Rowing Boat, take a trip on a Barge, hire a Punt, go up in a Glider, visit a Haunted House, take a Balloon ride, walk the longest Aquaduct in Europe, go Clay Pigeon Shooting, buy scrumptious local produce at our superb Farmers Market, visit a local Brewery, enjoy a night at the Theatre, eat in the most wonderfully diverse array of Restaurants, Bars and Hotels - and all within a five minute car ride of The Lodge! There are few finer places in the UK to go shopping than Stratford Upon Avon, Warwick, Leamington Spa, Birmingham and all of these places are just a short distance away. What could be better than going out for the day into the hustle and bustle of these major Towns and then returning to the Lodge to change for Dinner out at one of our superb Local restaurants. Whether you wish for simple English food or perhaps Chinese, Greek, Caribbean, Italian, Thai, French - these, and more, are all available a short distance away.There is more to see and do than we have managed in the years that we have lived here, and we will happily recommend to you days out based around your personal preferences.

Stratford-upon-Avon

Being only 20 miles from central Birmingham, 3 miles from Stratford Upon Avon and Henley In Arden, very close to Warwick and Leamington Spa, and only a short car journey from the Cotswolds there are umpteen things happening throughout the Year around and about in the area. You will find in the Apartment loads of local information and ideas of things to do to help plan your time here. A superb day out may include visiting infamous Broadway in the Cotswolds or the beautiful and historic Towns of Chipping Campden or Bourton on the Water. The Website www.visitstratforduponavon.co.uk gives a brief outline of some of the many places to visit, and things to do, in beautiful Stratford Upon Avon.One of our well known local Pubs/Restaurants is "The Kings Head" in Aston Cantlow, famous for its Duck Suppers - voted the Best Warwickshire Country Pub for several years. Another local Pub, just about half a mile away, does fabulous full take away Meals that many of our Guests have sampled and say are excellent - no need for anyone to cook then! Domino’s Pizza will even deliver a fabulous Pizza or chicken Wings and potato skins if you do not wish to leave the comfort of the Lodge! Everything you need is catered for locally. We have Village Shops close by and there is a 24hour Tesco just a few minutes away.There are many other fabulous Restaurants locally, several spectacular Golf Courses, and many superb country walks - also we are on the edge of the Cotswolds with its endless superb days out and historic and romantic places to visit.....Warwick, Leamington Spa and Oxford are all a short drive away - and why not spend one day at Bicester Shopping Village snapping up those wonderful designer bargains! Perhaps a Days Horse Racing at either Stratford or Warwick Race Courses.

“Fabulous location and great facilities!”

We hired both lodges for a family weekend break with my parents and siblings and families (9 in all) and had a lovely stay. The location was perfect - being within easy reach of Cadbury World and Warwick Castle as well as Stratford itself. Upon arrival my parents were given a lovely tour of the property and the facilities by the owners and the kids immediately loved the indoor pool and the inflatables!! In a great countryside setting we woke up in the morning to the sound of birdsong and an outlook of fields dotted with sheep. Wonderful!

Thank you for your Review. We are delighted that you all had such a great time here at The Lodge. Many Families and groups of friends make return visits to stay here because they didn't have enough time on their first stay to see all that Straford & the Cotswolds have to offer. “Great New Years at the Lodges”

Stayed here for New Years Eve as a group of 10 cousins. Had an amazing stay. We booked the entire lodge for 2 nights and for this time of year the price was very reasonable, especially for the property! There was loads of space and it was more than adequate for the 10 of us. David met us on arrival and was a great host. Left us to our own devices which made for a good time. Nice touch with the cereals and bread! The indoor pool really took it to the next level and what better way to spend your new years day with the family. David and Jan were also very kind as to provide a cot for the baby who joined us on the 2nd night. All in all we loved the lodge and we hope to return in the Summer! “A comfortable & enjoyable stay in a lovely location”

We really enjoyed our time at The Ling Cottages, it had everything we needed, very comfortable, set in a lovely location. The whole family enjoyed their time in the indoor pool & some of us went for a walk along the nearby canal. The Landords were very hospitable and made sure we had everything we needed. Wouldn't hesitate in coming back here again.

“Exactly what we needed”

8 of us attended in July for a 30th birthday - an excellent property - the photos barely do it justice. Very clean and modern, the owners were very friendly and accommodating and left us to do our thing. It's a very secure, safe, gated area so we were able to leave doors open and not worry about who was where and keeping an eye on what! The pool was fantastic - warm and clean. The layout allowed us each to have our own space and there was plenty of room for parking so people could arrive separately. Exactly what we needed.

We are delighted that you all had such a fantastic stay at the Lodge and that you all clearly enjoyed your stay with us so much. Everyone who stays loves the Pool too. Thank you for taking the time to do such a lovely Review. David & Jan.

Amazing surroundings, homely interior, spacious outdoors, easily accessible. Great for fun get-a-ways or relaxing holidays. I went with 8 friends and we all had a lovely time. Would recommend this holiday lodge highly.

“Great place for a family Christmas break!”

To avoid arguments of whose turn it was to host Christmas, we rented Ling Lodge. The booking and Admin was smooth & painless. Nine of us (OAPs to teenagers) descended on Ling Lodge and were warmly welcomed by Jan. We had a great time. Everthing in the Lodge was great. The weather was cold, wet and windy, but inside we were all warm and cosy. The heated inoor swimming pool was fantastic. We had exclusive use of the pool from 9 - 5pm daily! The pool was immaculately maintained. David and Jan are great landlords - made us feel welcome and always available to help. One thing though - it would be great to have wi-fi/broadband

“Brilliant way to start and end a new year”

My friends and I stayed at the Ling Lodges at the end of 2013 for new years. When we got there, we were greeted with such lovely, funny people and was given a tour of where we were staying and how things worked and if we ever had any problems, help was never too far away. The Lodge was amazing! I cannot give this place enough praise. The website doesn't really show off how good the place really is, which is a shame.

You all seemed to enjoy the New Year celebrations very much and we are absolutely delighted that you all enjoyed your stay in The Lodge.

“Successful weekend!”

To keep it short and sweet; the house is just as pictured and offered everything stated. We had a large group and we were easily accommodated. The pool, although it had slight restrictions, was just what the group wanted. The cottage is far enough removed from the main house that our noise didn't disturb. The pub is a 15min walk away serving very reasonable food and Stafford is a superb town offering a good selections of pubs and restaurants. All in all, the weekend was a great success for a reunion of old friends. Thanks again to David and Jan for being so accommodating.

We know that you would have swum all day and all night but we do just need a few hours to add chemicals to the Pool and get it cleaned to keep it safe, and it might be worth mentioning to any Readers that we think you meant Stratford rather than Stafford which is miles away! “Spectacular lodge and location!”

Ten of us stayed here for my best friend's hen do and we had the most amazing time! Lodge was very comfortable and clean and the swimming pool provided a great activity. We were lucky with the weather and able to make use of the large table and chairs outside which was very relaxing. Seating 10 in the living room is a little tight if for the whole evening but on the whole plenty of space in the rooms. There are also several bathrooms/showers which was great as we weren't all dodging in and out of one bathroom. David and Jan were very accommodating and helped make our stay even more special. The welcome goodies were really thoughtful and such a kind gesture. The countryside around is stunning and would definitely recommend for group stays and families as well. Only one minor suggestion - it would be good if the kitchen had a couple of larger pans/pots and some heavy duty cork mats (or similar) for putting hot things on the table - it would make cooking and serving for large groups easier Absolutely wonderful place! Definitely would like to come again

“Charming & Hospitable”

What you see in these beautiful photos is what you get. We stayed in the Lodge for two nights in Mid-February. David, the gentleman who owns the lodge greeted us upon arrival and showed us around. The bedrooms, living room, and bathrooms are all fitted with excellent furniture. The kitchen is complete and the cottage is warm and clean. There's enough parking space for several vehicles. David kindly provided us with BBQ equipment .. he was available to help us in any way he could throughout our stay. We all wished we had time to stay longer. I would definitely recommend this beautiful cottage to friends and look forward to going back there again.
