“Such a good week in heel barn”

The house was stunning, we had a stag group here who thoroughly enjoyed the use of jacuzzi and pool table! The walk in fridge was key to keep the beverages at the perfect temperature and all the bedrooms were ready to stay in on our arrival. We unfortunately caused a small amount of damage to which we informed the owners as soon as possible, they were appreciative and understanding that these things can happen. Overall a fantastic experience staying in heel barn. Would love to go back and hire out again one summer to make the most out of the large garden and brilliant views. Could have sat in the jacuzzi the whole time had the weather been a bit better! Thanks Francesco and Ruth

“Perfect, perfect, perfect!”

From the moment we booked, to the moment we checked out we had an absolutely brilliant experience. Ruth and Francesco were so helpful and really made us feel relaxed. The barn is absolutely beautiful and the views surrounding it are equally as beautiful. We stayed for 2 nights and 3 days and in total there were 14 adults. There was plenty of space for us all to eat, relax and socialise. The hot tub and pool table were excellent features to the barn as well as the open fire. We would 100% stay here again and will be recommending it to our friends!

Stayed at the barn last weekend for a surprise birthday party for my mother in law with all the family. Had a fantastic time, couldnt wish for a better location with stunning views of the lovely Kent countryside. The barn accommodation is great with everything catered for. We loved sitting in the hot tub watching the sun go down. Throughly recommend it. Thanks Ruth & Franceso

“Just Fantastic!!”

What a weekend! I booked Heel Barn for my friends Hen and I couldn't be happier that i did. Its a brilliant property and it was perfect for the weekend. Big open plan ground floor with a big dinning table, plenty of seating for all the guests and large kitchen which was fully equipped. Rooms were a good size and the house was spotless when we arrived. I couldn't praise Ruth and Francesco enough for their help throughout the weekend. Ruth was there when we arrived and gave us a quick tour of the barn and went over everything. With it being such a cold weekend (it was snowing the entire time) the property temperate wasn't great. Francesco popped in within a couple of hours, got the fire going and provided us with complimentary bags of fire wood to keep us covered for the weekend which heated the barn up nearly straight away and looked great in all the pictures. On the departure day we ran into a little trouble with the loss of someones car keys which meant we were unable to leave the property at the agreed time. Ruth and Francesco did not hesitate to let us stay and let us use the facilities until we were able to leave later that night. We did send a couple of hours cleaning and taking down decorations before we left and had no problem getting my deposit back. Perfect property if your wanting to stay in for the weekend... and why wouldn't you when you have everything there. Highly recommend and i hope that wasn't my only visit. If you are wanting caterers or other services for the weekend id also highly recommend 'Caterers Etc'!

“Barn fantastic, owner not so........”

Stayed for my 40th birthday with a large group of friends and had a fantastic weekend. The barn was beautiful and spacious and the pool table, hot tub and walk in fridge were brilliant! My only negatives about the barn were the kitchen has no storage for dry goods etc, and the ensuite bathroom on the first floor had a nasty smell so wasn't used..... When checking in I read and signed the paperwork Francesco gave me, including an agreement that a late check out would be charged at £50. Francesco then said these were old terms and conditions and insisted on £60..... Plus he clearly had no intention of ever giving me any of the £350 deposit back as at check out he went through the barn meticulously searching for things he could claim for which he then quoted the most insane costings for............ who knew a basic cushion cover could cost £70, not to mention being charged £75 for 5 hours extra cleaning, after we even hoovered, mopped and cleaned everything before leaving!!!! Like I said at the beginning - a fabulous barn, but watch your deposit folks!

Owner's reply: It's a real shame that you weren't more honest when you booked, you lead us to believe it would be just a small gathering of friends, when in fact you had in excess of 30 people staying at the barn . The barn was left immaculate on check in and all damages clearly marked and signed for, unfortunately on checkout it was discovered that you had not treated the barn with respect that we would normally expect from guests ,all areas of damage were bought to your attention prior to checking out, these include a beanbag with red wine soaked through, which you tryed to conceal by turning it over . A large pillow with a cigarette burn through the middle (it's a none smoking barn) again which you tried to conceal by putting at the bottom of the cushion pile. Two areas where red wine had been spilt down the walls and onto the floor no one had made any effort to clean up this caused both wall and floor to have deep red stains,there were pieces of glass all over the floors. The wooden floor was black where people spilt drinks and continue to dance on the floor without cleaning it up , The kitchen floor was so sticky that the cleaners took 3 hours to get back to normal,someone was sick in the main bathroom all over the toilet and around the shower , that's probably why it smelled so bad , the ash from the fireplace was everywhere. And you wonder why you lost your deposit!!! We spent in excess of £600 getting the barn ready for the next guests , not including the cost of my time your deposit was only £350 ,I find it unbelievable that you feel justified in using TripAdvisor to try to give people impression that we are unreasonable people , i'm sure if I came round your house And treated it the same way I would've been thrown out. I think there should be a TripAdvisor for holiday home owners , to warn other owners of potential bad guess .

“Perfect place for a weekend getaway”

We stayed here as a mixed group of 12 last weekend for the second time (previously a couple of years ago for a hen do). It is comfortable, spacious and had everything you need. We used the open fire for a bit of atmosphere and the hottub was good fun. The owner was very helpful and everything was clearly explained. Will definitely stay again.

The barn is just a great place for a large group to meet and enjoy. My party had flown from all over Europe to meet and we were so happy with the barn. It offered very comfortable accommodation, we liked the number of bathrooms.Comfortable sleeping and living space. The Kitchen made it so easy to cook for a large number with very easy to use ovens and hobs. It is off the beaten track, but that made it more elusive. It is a reasonable distance to several supermarkets and other attractions. The thing we found to most useful was the walk in fridge, a super addition for a large group. We did not get to try out the hot tub as it rained most of the weekend. A great place to have fun, I know we all did . Thank you Lorraine it was brilliant :-)
