The villa is situated at the end of a no through road in a quiet residential area on the edge of the village. It is particularly well equipped including large flat screen TV with Free to view UK satellite channels, DVD music centre, telephone,fax and internet access. Entry is into the large open plan living area with comfortable seating, the large french windows open onto the covered terrace. Off the living area is the kitchen/dining area with a seating for eight. The modern fitted kitchen has a dishwasher, gas hob, electric oven, microwave and American fridge freezer with ice dispenser. There is access to the terrace and garden. At the far end of the living area is the master bedroom suite with king sized double bed, ensuite shower room with twin wash handbasins. There is also a dressing room with ample hanging and storage space. On the ground floor you will also find a separate WC. Upstairs are three further bedrooms, two of which are twin bedded and one queen all with fitted wardrobes.

The exterior and garden are the most outstanding feature of this property. The full sized swimming pool (9mx4m) is securely fenced and gated for your security. It has a fully paved surround, under water lighting and roman steps for ease of access. The shaded terrace also fully paved offers shade from the heat of the day and is perfect for al fresco dining. There is a covered summer kitchen area with BBQ and wet bar. The remaining garden is laid to lawn and beautifully landscaped with mature mediterrean shrubs and trees. A full range of garden furniture is provided including sun loungers table and chairs. Secure parking is available for two cars within the grounds and under ground garage.In the garage you will also find the washing machine.

St Genies de Fontedit
Lovely historic village with a superb location within reach of Mediterranean coast, in a with a XII century church, known as “Frog Village” due to its distinctive green bell tower. Local shops and tennis in the village including boulangerie and cafe, with more shops, bustling local market and restaurants at Magalas, 10 min drive. Further shops, antique and food markets, restaurants, nightlife, bar, Roman amphitheatre, golf and horse riding in Béziers 30min drive. Pézenas, a very well preserved historic town with a wide selection of antique and bric-a-brac shops 30 min drive. The little town of Bouzigues, on the shores of the Bassin de Thau offers excellent seafood restaurants, as does the pretty port of Marseillan 45 min drive. . Many activities on offer at the seaside resort of Valras-Beach, 30min drive. International airport: Béziers 15 km, Montpellier 70 km, Carcassonne 110km.

“Property first class”
The property is fitted out to a high standard with everything you could need for a self catering holiday. The pool is salt water which was so much 'fresher' than the usual chemically treated pool we have had in the past and the outside areas are large enough for a fair sized party . Only complaints are the total lack of contact from the management company you are left very much to your own devices even down to having to wash our bedding mid holiday as there was no change of linen also the stanard of cleaning was average at best. To summarise -Property great- Service/support -non existent (we had to phone the owner in uk for help)

“Excellent modern villa”
Villa is well situated with countryside views and near an attractive village. The decor is modern and freshly painted. Master bedroom is downstairs with shower room and walk in wardrobe. Other bedrooms are upstairs which gave our teenage son an area of his own. Well equipped. Facilities of the standard we have experienced in large American homes in Florida. Supermarket is a short drive away and bakery a short walk into the village.
