The property is spacious, there are five well apportioned bedrooms with en suites, a sixth bedroom for the children with changing facilities, cots are available. The living area is centred on a beautiful open minstrel gallery, Louis XIV style, with a stunning chandelier. There is a large well equipped kitchen and dining area opening onto a two terraces. Le Peyrat is particularly comfortable for families and 'toddler' friendly. There is an area for the children to play and relax. It has a small TV/DVD player, DVDs available to watch, and a good selection of toys, books and games. The house is fully equipped with stair gates, high chairs, changing mats, cots, cot bed or cribs, a steriliser and intercoms for the bedrooms. We also have a play pen for around the pool to keep your tiny toddlers safe. A pushchair is available if requested.The large lounge living area is light and airy, overlooked by the upstairs gallery, with satellite TV / DVD and a small area for the children to relax and play.There is an extra child bed and a cot in children's bedroom making the property suitable for 10 adults and 2 children or 4 infants under 3.Bedrooms are spacious and airy, all double bedrooms have en suite toilet/showers, the twin has an en suite toilet/ bath. Each bedroom has beautiful original beams and is tastefully decorated. There is space for an additional cot bedroom 1, 2 and 5. The maximum of 12 includes small child's cot bed, there are only 10 sleeping adult sized beds.

The heated pool is metres Is fully enclosed with a lockable gate. Large outdoor dining table and chairs on a large decked area overlooking the beautiful gardens. BBQ area, overlooking the stream and gardens.Le Peyrat has its own French chef, who will prepare food for you on the premises, excellent for special occasions. He has several menu options available, and is reasonably priced. Outside in a shaded area of the garden we have a boules court, a favourite French past time ! Tennis rackets available at the property.

The Dordogne region
Le Peyrat is ideally situated on the edge of a typically French village,St Martin de Gurson, with uninterrupted views of the surrounding vineyards and forest. The village boasts an ancient church,village shops, children's multi sport play area and tennis courts, all just a 5 minute stroll away. The Dordogne is renowned for its wine, climate and history and Le Peyrat is perfectly situated to sample them all. Early spring to late Autumn, the Dordogne is renowned for its mild climate. Early spring is notable because of the intense natural beauty, thick forests, rolling hills, vineyards, and thousands of walnut trees in bloom. Dordogne is also wonderful during spring because of the large number of events and festivals. There is almost always an outdoor market, a wine tasting, or an ancient castle to explore. There is an annual folk dancing festival held in Dordogne, as well as a number of craft fairs, music and flower festivals.In the summer the weather is usually very good - temperatures are typically 30-35 degrees, and rain is unusual. Across the Dordogne special events take place during these months - fairs, fetes, and weekly music and food festivals.The historic towns of Bergerac and Perigueux and famous vineyards of St Emilion are all within a 35 minutes drive Or if you want to venture further, the exciting city of Bordeaux with its beautiful architecture and fabulous shops is 50 minutes drive.Dordogne valley to the east, has many fascinating medieval villages and castles dating back from the 100 year war. Prehistoric caves and attractions.To the west, is the Atlantic coast, the Dune de Plya at Arcachon is not to be missed, its the largest sand dune in Europe, with stunning views over the Bassin de Arcachon.
Le Peyrat is 5 minutes drive from the picturesque Lac de Gurson, a beautiful large sandy beach set among forests ideal for swimming. It boasts a bar/ snack bar and a restaurant, free canoeing during the summer months,, fishing and childrens play area. The summer activity programme in July and August at the lac include, Stand up Paddle, water ski, pony trekking, archery, skate boarding, tree climbing and organised treasure hunts, all bookable at the the lac's tourist office.Shopping in the bustling markets is a must there is a market on every day in the local towns.There are four golf courses within 50 minutes drive the nearest being Chateau Vigier, 25km, an internationally renowned 27 hole golf course , spa and restaurant. Battle of Castilion, through July and August the magnificant Battle of Castilion is re enacted, marking the end of the 100 year war with the English.There are numerous festivals, night markets, during June, July and August. The largest being the Bastide night celebration, weekend of the 21st June there are music festivals throughout the area , the Felibre festival is a celebrations of the Medieval period, and the last week in July the local Fete de Cantonale. There is a local weekly night market at Le Pizou, where you can sample local cuisine, music and dancing.St Martin de Gurson has three festivals starting May with a Brocante, Flower market, and in July and August a night market and Bastide night celebrations with fireworks.Canoeing, fishing swimming on the Dordogne to the south and the Isle to the North.Wine Tasting & Restaurants: We are situated on the heart of wine country, you can savour award winning Bergerac, Bordeaux and St Emilion wines. Wine tasting can be organisd by the owners The region is known as the gastronomic region of France, you can eat superb quality food at fabulously low cost. Within 10 minutes drive from the property there is a superb choice of restaurants and bistro's. Markets: Shopping in the bustling markets is a must there is a market on every day in the local towns. St Foy la Grande is officially recognised as one of the 100 best in France, the narrow 12th century streets come alive every Saturday morning to the sites, sounds, smells of a fantastic market that seems to sell just about anything you can think of! Spend an hour or two wandering around then head for the central square for a coffee or beer and watch the world go by. During the summer months night markets are a must!

"Fantastic accommodation and great hosts"
The house was fantastic and had everything we could ask for and more. The pool area, garden and outside seating area were ideal and much used by us all. It was hard to tear ourselves away and go exploring. It was great to have the opportunity for all the family to be together for 2 weeks and a fantastic memory for us all especially the little ones. Tracy and Brian were the ideal hosts on hand whenever we needed them arranging restaurants, vineyard tours and helping with information on fetes and markets.

"Amazing and Perfect Holiday Home"
We stayed at Le Peyrat for two weeks and had an absolutely amazing time. The property was all we expected and more, Tracy and Brian and thought of everything, even spare nappies and suncream for the two babies in our party. The pool area was fantastic and we made great use of this. Le Peyrat is a lovely property, well furnished and cared for, with all the facilites you need for a fantastic holiday. The countryside around this property is breathtaking and with visits to local markets it was a very French experience. The bakers in the village sell wonderful bread and pastries and are only a few minutes walk away. Tracy and Brian are wonderful hosts and nothing was too much trouble. We would certainly recommend this place to anyone and would also hope to visit again. Thank you Tracy and Brian.

"A beautiful house in a beautiful area"
We have just got back from a week's stay in this beautiful house and there really is nothing I can add to comments already made by previous reviewers, except they are all true.. Tracy has designed a really beautiful house, but its also very welcoming and warm, you feel at home as soon as you arrive. Tracy and Brian met us and true to their word were available if you needed them but invisible if you didn't. Tracy really goes that extra mile to help and an example of that is when we asked for directions to St Emilion and she lent us her Satnav, programmed with the Vineyard we were visiting plus the town. Tracy really wants her guests to have a good holiday and it shows in all the little touches around the house, from the information book, the well equiped kitchen and nursery, the tree house for the children(which has a little play kitchen inside)the pool area and the beautiful garden.We will certainly recommend it to our family and friends. "Excellent family accommodation for a large group in a delightful area of France"
We had a fabulous week in Le Peyrat in May 2012 with our family which included four under 5's. The house and garden are very well equipped for children and ours loved it, especially the tree house, the pool, and the vast amount of toys which all kept them constantly amused. The garden is delightful and has many areas where you can escape for some peace and quiet should you wish to, places to sit and read, or enjoy a quiet drink. The boules pitch was enjoyed by us too, and I must mention Dimitri, the chef who will cook a meal and bring to the house, it was delicious, great value, and we highly recommend him. Altogether this is an excellent base for discovering this delightful area of France; we visited Saint Emilion and Bergerac; the local market at Montpon was great to stroll around and try some local delicacies, and of course excellent local wine to be consumed. Thanks Tracy and Brian, great hosts and very willing to help with any questions you may have.

"Fantatastic house with wonderful gardens - a great getaway"
We stayed a week in le Peyrat with our three children (12, 10, 7) and had a fantastic time. Le Peyrat is a very spacious house with loads of room to move around and a well stocked kitchen. A generous welcome pack was a nice touch that you don't get in every house. The gardens are extensive and very relaxing, there was plenty of room for the kids to run around, climb the new tree house or use the swings, without bothering us too much on the deck. Tracey and Brian were excellent hosts - there to greet us and show us around, but although living on site you wouldn't know it otherwise, unless you go looking for them. Nice selection of books and DVDs, as well as satellite tv, kept everybody happy. Good beds and linen for sleeping in. The little village of St Martin de Gurson has a bar and a boulangerie, and there is a good Inter Marche at Montpon, less than a 10 minure drive away. All in all, a great week, very peaceful and very enjoyable.

"Fantastic Gite - great holiday had by us all"
There was 9 of us on holiday for 2 weeks (including a 4 year old and a 1 year old). We all had a great holiday. Brian and Tracy have got the balance of being there if needed, but not intruding in any way. They are also willing to arrange wine tasting / on site chef etc if asked. There were some really nice touches for the children ie. toys and the tree house. The pool is brilliant and there is everything you could ask for in the house. The village is only a five minute walk from the accommodation and offers a couple of shops for the basics, as well as a bar which is very friendly that also offers food. Within a ten minute drive there is a large hypermarket offerering everything you will need for a self catering holiday. A car is a necessity but this enables you to visit some beautiful towns and villages in the surrounding area. We would definitely recommend this Gite and we are likely to be re-booking for another year - Thank you Brian and Tracy for helping us have a great holiday. Chris

"Couldn't have chosen a better place."
Le Peyrat is a lovely gite! Pool and gardens exellent. It's the ideal place to book if you have children. Very child friendly. We are a 3 generation family and spent a lovely 10 days there. Bryan & Tracy are the perfect hosts.They made us very welcome and were very helpful. Even driving us to the train station when we had friends come to stay. We will most certainly be paying Le peyrat another visit to see Tracy &Bryan again. (Lovely people). The Jones family. Nottinghamshire.

"Perfect family location"
My husband & I spent a lovely 2 weeks in this delightful holiday property with our 4 children and their families. The situation was perfect for young children with the gated pool and large garden an instant hit. The daily short walk to the boulangerie with a stop for coffee at the bar provided a good opportunity for rudimentary French lessons. The surrounding area is ideal - beach for little ones and a wealth of 'degustation' for older ones as well as good local markets. It was hard to fit everything into the 2 weeks. Tracy and Brian were ideal owners - there if needed, which we did when our 2 year old became ill, but ínvisible when not. Delighted to recommend.

"Just simply perfect"
We have stayed at Le Peyrat for the past two years. The beautiful house and grounds are everything we look for in a family holiday. The setting is so peaceful and private, with a comfortable, home to home feel. Last year our son was six months old, and having all the equipment for him was such a relief, from blenders and cots to sterilizer and toys, just perfect! You definatley need a car to get about, but you can get the cheapest hire from carhire 3000, or Arghus car hire. There are many fascinating towns within an hours drive, and the lake (10 mins drive) is gorgeous summer and winter! The roads are so quiet, even in the summer months, so perfect for cycling around the beautiful countryside. Tracy and Brian are fantastic hosts, and again did everything they could to make our stay so wonderful. Le Perat really is a gem, the only down side is when its time to leave! Thank you so much Tracy, Brian and Samuel, we look forward to the next visit!
