Welcome to Triple TA EXCELLENCE AWARD WINNING - The Old Reading Rooms , Wrentham near to the ever popular coastal Town of Southwold - A unique Grade 2 Listed Victorian Reading Room conversion situated within the Suffolk Heritage Coastal area of outstanding natural beauty.

If you read through our 50+ guests comments most of them comment on the unusual OPEN PLAN living which means families get family time, no-one is 'stuck in the kitchen' and groups get time and space to interact in a homely cottage environment.

The other major feature is the LOCATION of the ORR , its a perfect base to explore the Suffolk coast situated close to direct road links to the major attractions listed nearby - first and foremost Southwold , the nations favourite seaside Victorian town ; Minsmere Nature reserve; Africa Alive Wildlife Park , The Norfolk Broads , The market towns of Beccles ( 5 miles) and Halesworth as well as the larger port of Lowestoft ( 6 miles) and the amusement of Great Yarmouth with all that it offers. The area is extremely popular with families , dog walkers , twitchers and lovers of the English countryside

The property offers a spacious open plan living accommodation with plentiful sofas ,dining table for 8 guests ,digital free-view flat screen 42" plasma TV , CD player and very easy to use in-house FREE Wifi access; the original open log fire offers a homely welcome at any time of the year while the property benefits from full modern central heating to ensure the levels of expected comfort. The well equipped kitchen offers solid oak worktops with a deep Butler sink, Neff Cooker , Washing machine , dishwasher , fridge and freezer. The 3 seperate guest bedrooms - 1 with double and 2 with small double and single beds are well presented with period solid wooden furniture and iron bedsteads equipped with modern mattresses. Downstairs a roll-top bath fitted bathroom and WC are complemented by a 1st floor power shower room & WC . Externally the ORR has 2 off road parking spaces with security lighting a small gated patio/garden area set separately to the rear of the property.

We welcome up to 2 well behaved dogs ( conditions apply*)

The village of Wrentham offers a village shop open 6 days per week , an excellent chinese take-away , rural cafe , 2 excellent Adnams Public houses and a small Fish and Chip ship all within walking distance of the ORR as well as other local shops and businesses. Wifi is provided by a dedicated access hub and is free at point of use after a very simple log-in process that is clearly shown at the ORR.The Old Reading Rooms is VERY close to Wood Farm Barns on Benacre Estate, a popular Wedding venue, and we have had many Bridal parties and or guests choosing to stay with us for their Weddings. There are some good photo opportunities to be had at the ORR while you are getting ready.

Please note we list as accepting up to 8 adults , if you have toddlers/travel cots these can be in addition to the 8 guests stated, so please officially book the 8 adults and advise of the additional toddlers/babies when booking.

*We accept pets , mainly dogs charged at £20 each per stay. Pets are not allowed upstairs in the property or on the furniture and must have up to date flea control please.

We are usually very flexible with our changeover times when we have the time to be , BUT, when we are busy i.e parties arriving immediately before or after we will need you to arrive around 3pm and depart by 10am.

We personally call all our guests before you are due to arrive and can confirm all of these details with you then and note any other details and requirements you might have and offer any further assistance or advice you might need.

We understandably require credit cards details as security deposit for your stay at the ORR with the simple requirement of 'Leave as you find' which is pretty standard for most self-catering accommodation in our experience.

Getting around

Wrentham has a number of Bus routes connecting to nearby Lowestoft, Beccles and Southwold, the Bus stop is 70M north on the road through the village. Taxis are available both locally and from Lowestoft and Beccles.

Interaction with guest

Hayley always contact our guests before their scheduled arrival day to confirm their estimated time of arrival and any needs they might have or questions they might ask. We personally welcome our guest to the ORR and show them the amenities and again answer any questions they might have. We are available by text or call for any emergencies or even simple recommendations to local amenities, restaurants, walks etc so do not hesitate to ask anything. When your stay is over we will return to collect the keys, ask for feedback and say goodbye.

House rules

We operate a common "Leave as you find" policy, ie leave the ORR generally as you find it with the exception of the beds being left stripped on your last day. This suits most of our guests but if you prefer to not tidy up prior to departure you can opt to pay for cleaning if preferred, that's £40 for short or £50 for longer stays.
Pets are charged at £20 per,PLEASE ensure they do not go upstairs, nor sit/sleep on the furniture; any damage is your liability, all must have up to date flea control.

“A well located property with character”

Enjoyed a short break at the Old Reading Rooms. Ideally located for Southwold, Dunwich and Aldburgh. Great weather, lovely house and great hospitality from the owners. Would recommend.

“Stylish Holiday Property”

Easy to find, situated on the Main Road and ideally situated for Southwold, Africa Live at Kessingland, Lowestoft, Oulton Broad, Great Yarmouth beyond. Good parking facilities and Pubs, Takeaway Food, and both small general store and larger supermarkets in easy reach. That’s the accessibility dealt with but this is nothing compared to the warm welcome given by the owners nor how stunning this property is. Fantastically converted into an elegant but cosy holiday let, this has everything a visitor could need. Comfy beds, great shower and roll top bath, a lovely open plan downstairs with huge dining table ideal for entertaining. All the fittings are top notch, lovely fabrics, excellent quality appliances and some lovely homely welcoming touches. When the weather is nice, it's great to wander into the little garden and have the first coffee of the morning. We love it so much we have been back on numerous occasions (8 or 9 times!!!) The owners have thought of everything from toiletries, cleaning bits and even dog bowls and a bed. A perfect holiday destination.

How do damage deposits work?
