The Barn has been completely re-built and fully renovated and turned into a spectacular barn conversion and ideal location for a family holiday.

The property comprises:

ENTRANCE HALLWAY - Leads to three ground floor bedrooms and to stairs to first floor.

BEDROOMS - All rooms are large, have ample storage space and traditional oak shutters fitted with views towards the front garden. The is one en suite wet room with WC and wash basin.

FAMILY BATHROOM - With traditional roll-top bath, wall mounted taps, heated towel rail, WC and wash basin.

STAIRS - From the entrance hallway, the oak staircase leads to a fully glazed landing on the first floor, leading to ...

LIVING ROOM - A range of comfortable settees in a first floor room overlooking the old farm yard. The room has an oak floor and beams, with flat screen TV. There are French doors that lead onto a southerly facing decked balcony with seating.

DINING ROOM - This large room has seating for eight guests. Again this room has oak flooring with trusses and rafters from the original roof left intact. The room is very light benefiting from a window overlooking the front garden, velux roof light and glazed oak doors leading to the rear garden.

KITCHEN - Oak stairs from the Dining Room to a raised kitchen area, with limestone floor, oak and slate worktops, integrated appliances and range cooker.

MEZZANINE - stairs up to second floor landing, leading to fourth (double) bedroom, with French doors opening to a Juliet Balcony. En suite shower room, with limestone and pebbles floor, shower, towel rail, WC and wash basin.

The barn is located in nearly two acres of grounds. The garden is fenced off from the surrounding farm land but this is not dog 'proof'. The front garden is shared with another smaller barn. However, the Granary Barn has a rear door that provides access to a large rear garden. There is on site garaging for cars and storage for surf boards, paddle boards etc. A large former agricultural barn is used as a games room with table tennis, table football, basket ball etc available to play.

Granary Barn benefits from a shared southerly facing terrace and lawned area to the front. To the rear is more parking with newly landscaped grass terraces leading to a grassed plateau overlooking the valley at the top of the garden.

In an area of naturally beautiful coast, countryside, moorland and award winning beaches - the South Hams has been designated an Area of Outstanding Natural Beauty. This is typified by rolling hills, wooded river valleys, patchwork fields, picturesque villages and sandy beaches.

South Hams

There are a wide variety of cultural attractions, activities and sports in the area:

The South Hams has a rich and ancient heritage. The towns of TOTNES, DARTMOUTH, SALCOMBE and KINGSBRIDGE all have a unique character and are well worth exploring. Of particular note are the two towns nearest the Barn; Salcombe can either be reached by road or passenger ferry from East Portlemouth. The town is perched on the cliffs facing Bolt Head and is a world renowned centre for sailing and watersports. Alternatively Kingsbridge at the top of the estuary is a vibrant market town, with a good variety of local shops, pubs and restaurants.

BEACHES - From sandy surf beaches to rock pools and coves, there are beaches for all tastes and pursuits.
Particularly recommended are the surf beaches of Bigbury and Bantham, with surf at one end and rock pools at the other. Also recommended are the award winning Blackpool Sands and the miles of fine pebbles at Slapton Sands. At Salcombe there are the lovely South & North Sands Beaches. Catch the ferry from Salcombe to East Portlemouth and you will be rewarded with more beautiful beaches like Sunny Cove. Bigbury and Blackpool Sands have excellent organic Venus Cafes at which to lunch or grab a coffee. From Bigbury you can go to Burgh Island and eat at the traditional Pilchard Inn.

ADVENTURE PARKS One of the largest in the South West is at Woodlands Adventure Park. This is 20 minutes drive away from the Barn and boasts enough entertainment to keep everyone amused (for a reasonable price) for the day (at least).

BOAT HIRE - For fishing, sailing or leisure can be hired from either Salcombe or Dartmouth.

BOAT TRIPS & FERRIES - run regularly from Dartmouth, Kingsbridge and Salcombe across all of the estuaries.

CINEMA - a restored local cinema (The Reel) is running in Kingsbridge.

FISHING - a number of local coarse fisheries are nearby, with game fishing for sea trout and salmon on the River Avon or sea fishing for bass from local beaches/boats. Also short Mackerel trips run out of Salcombe and for the more adventurous, deep sea trips.

Gardens, Abbeys, Castles and Houses - abound, but most notably are the Gardens at Soultram House, the Abbey at Buckfastleigh and Castles at Totnes and Dartmouth.

GOLF - there are several local courses; of special note is the links course at Bigbury, with spectacular cliff views from the course over the Avon Estuary towards Burgh Island

NATURE RESERVES - Slapton Ley is only 20 minutes away, while the Dartmoor National Park is 20 minutes inland and caters for horse riding, canoeing and other outdoor pursuits

STEAM RAILWAYS - at Buckfastleigh along the River Dart and at Kingswear up the Dart Estuary to Paignton

WALKS - there are numerous country, woodland and spectacular coastal walks along the cliff tops
