Attractive landscaped patio garden with table and chairs for 8 on raised level and further bench seating and a bistro table for 2 and a barbeque. Enclosed and secure for a dog.
Prices quoted include electricity and gas, wifi broadband internet access, bed linen and towels and parking permits as required.
Maximum occupancy of the property is 12 people.
Dogs - 1 or 2 dogs may be brought by prior arrangement with the owner at time of booking for a fee per animal of £20 per week. Dogs must be kept in downstairs rooms and not allowed on the furniture.
Changeover day is generally Friday unless other arrangements have been made.

"Perfect for a Mixed group!"
a group of 8 stayed at Kings House, 3 Children and 5 adults! The 3 Children were amazed at the house. spending the first hour exclaiming that they could not believe they were staying at a palace! they were equally impressed with each having their own large bedroom with a spare bed in each in case they did want a "sleepover" they also enjoyed the little extras such as some toys board games and a games console to keep them occupied when we were not out and about. as an adult, I can't deny the house was flawless from the beautiful bedrooms to the exquisite Kitchen and dining room, however, despite the finish. it's easy to forget that it is not your house, retaining it's homeliness I will definitely stay again!

"Lovely house, great location"
We have recently returned from a long weekend at Kings House and it was perfect, there is loads of space and it was very clean and tidy. We had 4 young children between us and they absolutely loved it. I would definitely recommend a stay here.

"A fantastic break in a great house"
Kings House was the perfect base for our trip to Scarborough. Although a large party we had plenty of space. The house is very well equipped and the kitchen had everything in it we could wish for. Being located on the edge of Scarboroughs South Cliff was perfect for long bracing walks around the resorts Marine drive (essential for working off all those fish and chips). The owner was very helpful from start to finish. We will definitely be back.

"5* Star character property"
From the minute we arrived at the property it felt like home. 12 of us in a house and it still felt enormous! This property is kept to a very high standard, the kitchen was superb and we could all gather in there around the large central unit for a chit chat. Adjacent to this was a beautiful dining room with enough space for all of us around the table along with a beautiful fireplace and sofas. Lots of relaxation rooms if you wanted some alone time too. Couldn't ask for more. Bedrooms all to a high standard, the Master Bedroom being exceptional. On the South Bay, in the quieter area but just a minutes walk to the hussle and bussle of Scarborough's centre with more restaurants than you knew what to do with! Perfectly located. Brilliant weekend, made perfect with this beautiful property.

"Superb Scarborough coastal property"
The house is in an ideal location on South Bay and is spacious and extremely well appointed. Everything was spotless and of a very high standard and the organisation and payment of the stay was prompt and professional.

"Great house, well equipped and perfect location for us"
We had a lovely stay in Scarborough, the house was in a perfect location for us as we were attending a conference at the Spa which is just a few minutes walk. The bedrooms were all nice and its on a quiet road so not much traffic noise. The reception rooms were all lovely too and the kitchen very well equipped. The only complaint we had is that we would have appreciated a full sized dishwasher rather than a half sized one.

"Imposing and elegant with capacity to spare"
As imposing on the outside as it is elegant on the inside, this capacious townhouse manages to be both uncluttered and modern, yet warm and welcoming. Perhaps this was down to the huge kitchen which comfortably accommodated 8-10 for breakfast, especially with the back door open enabling people to wander in and out to the equally accommodating back garden with its diverse seating and dining arrangements. Or, perhaps it was the owner's happy knack of providing artwork for everyone but without disturbing the overall aesthetic. A superbly appointed playroom for the children, a dining/ living space for eating and lounging, a grand TV room to escape the throng, even a library with books a cut above the usual holiday crime thriller fare, this is a designer/boutique guesthouse to savour. Downside: the noise from the macerator in the downstairs loo. Surely that can be fixed!

"Wonderful, well-appointed house in a great location."
We stayed at Kings House as an extended family group aging from teens to eighties. We had a lovely stay and all the family really enjoyed both the house and Scarborough. The house was wonderful, a real gem with plenty of accommodation for all the family on four floors, a good sized kitchen, a dining room that accommodated the whole group - we had lively evening meals around the table - and several sitting rooms (with books and games for all). The outdoor patio areas at the back were lovely for breakfast and the occasional BBQ. The only problem was trying to work out where everyone was! Despite packing maps & guides of the coast & moors we didn't actually leave Scarborough for the whole week (we had great weather). With the exception of the cases where we drove an elderly parent or for shopping we didn't use our cars either! We'd forgotten how much variety there was in Scarborough with the two beaches, castle, many parks and gardens, town centre shops, views etc. The house was well-located for all of these being on a quiet leafy street but only a few hundred metres from the south cliff.

"Get house, grest location"
We stopped at kings house in June 14, there were 6 adults and 3 children, we had plenty of space and the décor was lovely, would recommend for large groups as there is a lot of space over the 4 floors, there are quite a lot of steps which keep you fit.

"A fabulous, comfortable, elegant house"
11 friends and I stayed in this 6 double bedroom house. It was everything we could wish for: comfortable, clean, well equipped, spacious, near to the beach and the shops. Because it has 4 reception rooms, there is no sense of being on top of one another, but at the same time the kitchen and two of the sitting rooms are plenty big enough for everyone to be in at the same time (without sitting on one ach others' knees!).
