The Augusta House is set on a peninsula in a unique development of architecturally stunning homes of diverse designs. The Lower Mill Estate is the UK's first residential nature reserve, located in the Cotswold Water Park and historic Gloucestershire. With its extensive leisure facilities it is an unparalleled rural retreat. One of a pair, the House lies on the shoreline of Somerford Lagoon, one of the most important lakes for over wintering wildfowl in the southwest. The gated and managed Estate consists of 450 acres of parkland crossed by three rivers (one of them the Thames) and surrounded by seven lakes. This spacious property has been designed to capture the beautiful views and tranquil waterscapes. There is double glazing and central heating throughout, and a wood burning stove in the open plan sitting and dining room. Initial wood for the burner is included and thereafter it is available locally. There is a flatscreen 40 inch Samsung HD television with freesat, two iPod Docks and broadband Wi-Fi. Panoramic double glazed windows open onto the decking terrace with garden table and chairs, and barbecue (please provide you own charcoal), and then onto the lake. There is a ground floor WC and wash basin. The kitchen is large, modern, well appointed and well-equipped. There are granite work surfaces, and a large range gas hob with electric oven and combination microwave, dishwasher, washer/dryer and fridge freezer. On the first floor there are 1 double and 2 twin bedrooms, one with ensuite bathroom, two with sliding doors onto a decking balcony looking over the lake. There is a further house shower room and WC and a children's retreat with sofa, TV and DVD. Upstairs to a double bedroom with its own flatscreen 32 inch TV and ensuite bathroom. Travel cots are available if required (please note: pillows, duvets and linen are not included for the cot).

The Cotswolds region
The Lower Mill Estate on the Cotswold Water Park brims with wildlife through every season: in spring rare orchids bloom, in the summer the fields are alive with butterflies, in autumn geese stop by on their migration. With two SSSIs it is home to otters, bats and sand martins and rare species such as watervole, purple heron and great crested grebe. The communal facilities include heated indoor and outdoor swimming pools, a sauna, tennis court, children's play area and pets corner. There is boating and canoeing, a network of nature trails and bird hides, cycle tracks and bridle ways and the site is close to the numerous water activities of the Cotswold Water Parks: 133 lakes covering 40 square miles.
The pretty village of Somerford Keynes is a 15 minute walk and the village pub is one of many around the area that offers a warm welcome with excellent food and real ales. Five miles from Cirencester, for shopping and sightseeing, the House is a good base for exploring the Cotswolds

“Lovely property in beautiful surroundings”
After looking for a holiday cottage that would house 2 family groups (and a dog) with access to a pool and wasn't extortionately priced, I found Augusta House. I have to say it did look a bit too good to be true, with access to a health spa, and lovely grounds and cycle routes. However, I was not disappointed. The house itself was spotlessly clean, bright and airy, and superbly equipped. If you have young children, there is everything from stair gates to cot beds. The spa faciltiy (which is included in the price at Augusta house- be careful if booking similar properties on the estate through other companies becasue often there are hidden costs) was fantatstic with 2 large heated pools, one indoor and one outdoor and if you could bear it a natural, non-heated pool (which nearly give me a heart attack when I decided to take a dip!). No children allowed until 10, so we went without for a relaxing dip early on and returned again at 10 for the usual raucous splashing and screaming affair! The grounds were stunning, with some amazing bird life and even a beaver sanctuary (although I admit, I didn't see any beavers!). We hired bikes from a company just outside the estate (go-by-cycle), who were really friendly and we didn't even have to pay in advance ("in case the children changed their minds, then you won't have to pay for the whole 2 hour hire")- all very reasonably priced and in good nick. They also hire out kayakes and will deliver it for you. Be warned not to ask anyone with their own private mooring if you can pull up so that you can get an ice cream for your little one, it doesn't go down very well! That really is the only negative I can say about the whole holiday; some people (I suspect home owners of some of the larger properties) were a little bit snooty, however I must stress that this is not my experience of the owner Bryce, the caretaker Pete who always seems to be at hand, nor any of the people who work on the estate (all were very friendly, polite and overall very jolly!). One final note, all my dealings with the owner of Augusta House, Bryce, were friendly and efficient. I received my deposit in full within one week of returning with no quibbles and I would have no reservations booking with him again. All in all a great hoiday experience.
“Fabulous house in tranquil setting”
We chose this house based on previous Tripadvisor reviews and the house did not disappoint. The house itself is beautifully presented on a fantastic gated complex overlooking a quiet lake. The house is extremely well equipped for a very comfortable stay. Our party of eight consisted of 3 young children, all of which were catered for as there is a playroom on the first floor of the house which kept them out of mischief for most of the time. The on site spa was a big bonus, we used the pool nearly everyday. It was extremely busy here but then it was the Easter holidays. Great that the pool offers adult only sessions too if you want a quiet child friendly swim. The owner had been exceptionally helpful in all their correspondence leading up to the holiday, this is always a worry when you book directly with the owner but we needn't have worried. He provided us with excellent recommendations on pubs etc (it was rude not to try them). We can recommend the Potting Shed at Crudwell which was excellent and also the Bakers Arms in nearby Somerford Keynes was good for a family meal. All in all, a wonderful holiday. Very comfortable holiday home and great owner to deal with.
“Great house in a great location!”
My husband, our three children, my in-laws and I recently stayed at the August House and had a lovely time! It's definitely the best rental we've stayed in thus far! It has a great big open living room/dining room/kitchen area, with lots of light and comfortable furniture. The kitchen has everything you could want/ask for, and the bedrooms are all very comfortable, open and airy. Our kids (ages 9, 7, and 5) loved the little "kid's den" on the first floor. We enjoyed walking around the property, and the kids loved the trampoline and playground on site. We spent a day driving down to Stonehenge and then over to Bath and another day exploring some of the Cotswold villages nearby. It's a great central base for exploring . . . or just a great place to stay put and enjoy the house and the property it's on. I'd highly recommend staying here, as we hope to be back soon!

Booked a few days before travelling excellent communication from owner. When we arrived at the house it was beautifully clean and warm. Kitchen was excellently equipped - a great bonus when travelling with young children. Very spacious accommodation with fantastic views across the lake. The boys loved the children's room, which was stocked with games and books for them to use. The Artspa was just a few minutes walk from Augusta house, as was the children's play area and tennis courts which the children enjoyed using during our stay. We went for some lovely walks around the local area and drove to Cirencester one afternoon which was about 15 minutes away. Would definitely recommend the Augusta House to family and friends.
