In order for the property to be cleaned to a high standard we request that guests do not arrive before 3pm on the day of arrival and vacate by 10am on the day of departure.

Newlands is let from Saturday to Saturday. Short breaks are available on request with the owner.

A £200 refundable security deposit is required for all bookings.

Sidmouth's attraction lies not only in the unspoilt and less commercialised town but also in the natural beauty of the coastline, countryside and the gardens which more than once have earned it the 'Britain in Bloom' award. The area is one of Britain's loveliest, for relaxing in, walking around the town, or touring more extensively in the West Country.

In December 2001, the East Devon and Dorset coastline was granted World Heritage Site status. Sidmouth is now a major gateway to the Site. UNESCO called the Jurassic Coast, a 95-mile stretch of coast from Exmouth to Swanage, an outstanding example, representing a major stage of earth's history and record of life.

Newlands is situated in close proximity to the beaches,sandy at low tide, the esplanade, shops, theatre, cinema, gardens, putting, croquet and bowling greens, golf course, cricket field, tennis courts and indoor heated Swimming Pool. There are many excellent restaurants, tea rooms and pubs within walking distance of the cottages. For the more adventurous there are numerous eating places within a 12 mile radius.

Lyme Regis- 25 minutes drive from Sidmouth
An ancient town featured in the Domesday Book, Lyme Regis is home to a number of historical landmarks and educational attractions. From the watermill, which dates all the way back to the 14th century, to the beautiful St Michael's Church and the fascinating Lepers Well, the picturesque and tranquil Lyme Regis is a great place to discover a lot that you didn't know about the UK's heritage.

Budleigh Salterton - 15 minutes drive from Sidmouth
Situated on the coast of East Devon, Budleigh Salterton enjoys the benefits of a beautiful rural setting, surrounded by farmland woodland and commons.Budleigh Salterton lies within the East Devon Area of Outstanding Natural Beauty (AONB). Access to mainline railways, both the Paddington and Waterloo lines, together with Exeter airport and the M5 motorway are all within about 12 miles.

Branscombe 15 mins drive from Sidmouth-
Branscombe is a small village on the Devon coast with typical english country cottages. There is a National Trust farm, watermill and tearooms. The beach is unspoilt with a thatched roof cafe serving good food. It is good for swimming and fishing trips in the summer. The village itself is criss-crossed with footpaths and there is easy access to the South West Coastal Footpath which has stunning views across the bay. There is an abundance of wildlife especailly birdlife. Buzzards are regularly seen circling above the trees and a peregrine falcon has been spotted on the clifftops. And as an added extra there are 2 real ale pubs, both serving good food

Beer 15 mins drive from Sidmouth
Beer is a typical example of a beautiful, unspoilt Devon fishing village.
Once a smugglers haven, set in one of the most sheltered positions on the Devon coast, Beer is a natural suntrap and the views across the bay from Jubilee Gardens are simply stunning. The gardens were created by the people of Beer to honour Queen Victoria. The Gardens were set high on the cliffs over-looking the splendid sea views. The beach at Beer, and the waters in the bay itself, are very sheltered. Visitors are protected from the wind by the sheltered bay,


The coastline forms the western most section of Jurassic coast, , and the cliffs on either side of the town are the unique Red Devonian Sandstone. The beach which is formed of large pebbles extends for 2.5 miles, from Littleham Cove to the west, to Otterhead in the east, where the River Otter meets the sea. Bathing is safe and the water clear, families can relax here, with the beach side cafes, beach huts (which are available for hire by the day or week from the TIC) and the rocks at Ottermouth giving parents and children plenty to explore.

“Home away from Home!”

The house is situated in a quiet area of Sidmouth, with views of the sea. The booking was very efficient and professional, with the refundable deposit being returned within 24 hours after our stay finished. The house was lovely and clean and the kitchen had all the equipment and utensils you would need for your stay. All in all we thought it 5 star standard! The house is situated close to Sidmouth town centre, and a regular bus route close by; Exeter is about 20 minute drive away and Seaton and its Tram is about 15 minutes drive. We would definitely be coming back for our next holiday, can't wait.

Newlands was equipped with everything we needed to make our stay an enjoyable one. We were warm and cosy but there was also space for us to entertain our friends who already live in Sidmouth. Comfortable beds too - a must for us! We were close to The Byes so were able to walk easily right into town - something enjoyed by our dog, Pan.

This house has been thoughtfully equipped. Unlike a lot of rentals where making a meal is a hassle as no proper equipment. This is great. The rooms are spacious and comfortable and there is plenty of wardrobe space. A clean and inviting property and in a quiet cul de sac. Fab!!

Beautiful property decorated to a very high standard,garden mainly gravel, very secure ideal for our small dog.Local shop and pubs within easy walking distance. Nice walk into Sidmouth following the river also regular buses if you want to leave the car behind. Cycle hire at nearby Dale Farm, using cycle routes away from traffic. Lovely base for exploring a great part of Devon.

Wonderful house, the owners are extremely helpful and have thought of everything you should need. The location is great for touring Devon & Dorset. This is the best house we have stayed in and being able to take our dog was a bonus.

Newlands is exceptional as a holiday home, beautifully furnished, very clean, modern decoration and taste, very well appointed with all utilities that you could want. The elevated location gives sea views from the front bedroom, and the large rear garden perfect for finding sun or shade with the garden furniture set out to suit. A lot of thought has been put into furnishing the property by the owners and this reflects well in the excellent comments made by previous guests which we endorse. We would not hesitate to visit Newlands again.

The photographs do not do this house justice. It was very clean and well equipped. Perfectly located for touring Devon, yet close to the town and seafront. Will definitely stay again, highly recommended. The owners are very accommodating and make the booking process easy.
