Villa Katia-Rosa is our family home in Puglia it has been advertised with holiday lettings since 2009, we are delighted that our Villa has been booked from the months of May through to October each year, maintaining a 4.5 out of 5 star rating. We strive to offer our guests the comfort and facilities we enjoy year after year. Your rental rate is all you are expected to pay there are no hidden extras.
We include the use of Electricity, Air- Conditioning, use of water and Gas, of Bed-Linen and Villa/Pool Towels even Cleaning. We ask for a standard security deposit which is refundable following your stay after satisfactory inspection of Villa Katia-Rosa. On top of all this we offer you free use of Wi-Fi, a Sat-Nav to use so that you don't get lost and a complimentary welcome pack of food and drink until you can next shop.Often with local produce and a bottle of our own Villa katia-Rosa Olive Oil.
Villa katia-Rosa is a country retreat yet only just outside the town of San Vito with every amenity you would need during your stay and then only a short drive to the fabulous Adriatic Coast-line with its mixture of hidden beaches, nature reserves and public lidos with lounger and parasols with bars and restaurants- you choose!.
Our English speaking house-Keepers will welcome you on arrival show you the working of Villa katia-Rosa, the Pool and Security systems. They are contactable during your stay if you should need them which we feel is very important. They offer additional services such as shopping during and before arrival, babysitting and help with a taxi service if the driver wanted a night off!!
We are delighted to now make booking easier with direct ebanking transfer or Holiday lettings now provide access to paypal, credit or debit card payment.
Our cosy country villa, has 3 double bedrooms, two king-sized beds and one bedroom with twin beds. it also has 2 bathrooms one en-suite, the Villa sleeps up to 7 people comfotably, utilising a single fold out bed. However there is a king-sized sofa bed in the lounge for added flexibility .
Villa Katia-Rosa has been furnished using materials such as cast iron, mahogany dark wood and wicker for the interior decor with light canvas prints and coloured violes to compliment its cream interior and preserved 'stella' ceiling. The 12mx6m illuminated swimming pool, with roman step entry, was completed in July 2009, we created rustic cream tiled terraces secured within a gated natural stone wall built by a talented local artisan.The pool and terraces are illuminated for evening dips!! Sun loungers, table, chairs await.....
The bathrooms are tiled and finished in natural stone colours that reflect the feeling of calm and relaxation that you need on holiday. The kitchen, dining and lounge areas provide stylish comforts including a fridge freezer, dishwasher and microwave along with air-conditioning in all bedrooms and lounge, large LCD flat screen TV with some English speaking channels for films,documentaries,news...... There is also a HiFi system that has an Ipod docking station and the facility to play flash memory mp3 players too. For the kids, and probably the not so young, we have a PS3 Consol with various games to keep all ages occupied. We also have a collection of books, CDs and films for in house entertainment. We are delighted to offer Free Wi-Fi for all our Guests in 2016.
Set in an acre of olive and various types of fruit trees, nespa, apple walnut, olive.... you are welcome to pick what ever fruits are in season. We have a stone pathway that leads down to an illuminated pool area, ideal for that late evening cool down swim. The relaxing pool area is a fantastic addition to Villa Katia-Rosa -normally opened each year- early May until early October. The villa is fully enclosed around the perimeter and has an easy to use alarm and intercom system.
San Vito Dei Normanni and its delightful piazzas await you only 3km away. The Adriatic coastline with its sandy coves, natural beaches and Lidos are 15 mins away by car. Brindisi airport 20 minutes from Villa Katia-Rosa and Bari airport 55 minutes away. It is an ideal base for exploring the region of Puglia. We provide a list of things to do and places to see forwarded to all our Guests prior to departure along with the free use of our Sat-Nav we hope you don't have the headache of deciding where to go and avoid getting lost.

We stayed a week and enjoyed the villa. The pool was great and well maintained. We enjoyed sitting by the pool during the warm evenings. For what we paid all four of us thought the villa was value for money.

“Love this hidden gem highly recommend”
This was our 2nd time at this villa having stayed in 2011, we love going here the sun shone the whole two weeks temp around mid to late 20s for all of our stay, the owners have put a lot of effort into making this a very comfortable holiday villa. There is a wood burning stove with wood all ready to use and oil filled radiators should we need them but the weather was so good we only used the fire a couple of times in the evening, the kitchen has all you could need and we noticed a new dishwasher was in place this time a very nice touch, the owners have completely redecorated along with some new furnishings we noticed. Pool area spotless and very pleasant to spend the day around. I would highly recommend this villa to anyone wanting a real home from home holiday experience. there is lots to do and see in the area if you wish to get out and about with some great places to eat and sit and watch the world go by. The owners have a local manager should we need any help and have left lots of useful info in the villa which we found very helpful. Along with a pre loaded sat nav. Once again a great holiday very nice communication from the owners nothing was too much trouble. We will definitely be going back again one of our favourite places.
“2nd Visit better than the first and will return-Thankyou”
We stayed in Villa Katia-Rosa returning for a second time after 2 years. The owners organised shopping for us on arrival over and above the welcome pack, as we were arriving really late. The house-keepers Michael and Ellen couldn't be more welcoming and helped us when we needed them during our stay. They even invited us all to Barbeque with them at their home- the homemade Limoncello is something else!! We made good use of the Sat-Nav to see places we hadn't managed to visit and it really helped us make the most of our stay. The weather was just fantastic. We came well equipped with mosquito repellant(as advised) but the mosquito screens were great to have in the villa- we have been to villas without mosquito screens and air-con and we can't cope without either in the Summer. We were asked if the the Villa was good value. We worked out that we paid around £36.00 per adult per night and £22 per child per night for a 3 double bedded villa with large pool, at high season rates- we paid the weekly rental rate at Centerparcs for a weekend alone!! Thank you for a great stay and all your help. The kids want to return next year and we might not get any peace until we do!

Villa Katia Rosa was amazing. The villa was exactly as advertised. The pool is even better. We travelled with young children and teenagers and all had a great time. The housekeepers were a great asset to our holiday. They couldn't of been nicer. My son needed to go to the dentist and they booked the appointment for us and even drove us there! Brindisi is beautiful with lots to see and so. We would highly recommend this villa and the surrounding area.

Bought in 2008-Villa Katia-Rosa was refurbished in 2009, a new kitchen and 2 bathrooms were constructed, upgrading features inside and outside the villa including the building of our new pool, shower and laundry room and then finally all new furnishings/fittings ready for holiday rentals in July 2009. We want to maintain this standard of home from home comforts, for all our guests to enjoy.We have now had our 4th successful year and met so many lovely guests from all over Europe. It was a pleasure having you as our guests and thank you for appreciating and looking after our Villa during your stay, we do hope that you return to us soon.
“What a disappointment! Dated, Dirty and overpriced.”
We travelled with 2 young children 4 adults. Given the advertisement of a luxury villa and a price in the upper category, we expected a great holiday. On arrival (guided by the local caretaker) we discovered very quickly that this villa has not been cleaned (greasy kitchen and ustensils, dust and dirt underneath beds, in the sofa cracks, under the TV and in the cushions. The vacuum cleaner hardly worked, the BBQ had never been cleaned, the garden is not usable as a field of earth and stones and the mosquito-nets (lots of mosquitos there!) all had holes. The whole villa feels damp and the showers were in a poor state. Due to the ncomptenccy of the caretaker, the well was not filled to attend the water needs for 6 people for two weeks. We had to call to have the pump to fill, as we had no water. That happened twice as did the running out of gas for hot water and no replacement tank on site. The swimming pool was not on a regular filtering circle (usually you put it on a timer for 2 hours a day), which meant the water turning green in the pool, which resulted in increased chlorine levels (not good for kids). Overall I would definitely NOT recommend this place as it is too expensive for what it is, the caretaker is not preparing the villa for guests and has to be called out constantly. The region itself, is very average as well. We rent villa since 1§5 years every year and never paid so much for so little.

Do please read our last review for yourselves. For those of you that are familiar with holiday reviews, you need to be able to form your own opinions.We take all our reviews seriously and respond to this review in a courteous and factual manner. We are not a luxury villa at high end prices, we are advertised as a Cosy 3 bedroom 2 bathroom Country retreat with luxury pool. The opportunity was available to report any complaints on arrival, and we would have speedily resolved any alleged housekeeping issues. However this was not reported until much later making it impossible to verify. We have reviewed any possible housekeeping and pool maintanance issues with our housekeepers and are assured that standards and procedures are being adhered to. The gas(bottled) and water(Artesan well) supply; as commonly used in the countryside of Southern Italy, may on occasion need to be filled during a client stay (particularly when more than average is used) However to fill water from the well twice during one let is extremely unusual.We are very fortunate that we have housekeepers only a phone-call away who will help our guests whenever needed. We believe this is an essential service when staying in the countryside. We are astounded that this holiday review did not mention any positives regarding Puglia as a holiday destination. Obviously a holiday in the Puglian Countryside is not for everyone but we and many others love the people, the many sights and wonderful cuisine. Our web pages depict Villa Katia-Rosa in an accurate and factual manner and we will strive to maintain our standards for all our guests to enjoy.

WOULD HIGHLY RECOMMEND -WILL BE BACK We stayed at Villa Katia-Rosa in July and had such a fabulous time. We always worry about air conditioning when the weather is so hot as we have to go in school holidays and this villa had air con throughout, but it was great to be able to leave the windows open for a natural breeze to waft in to the bedrooms when our kids were having their siestas in an afternoon you really do need the insect screens in the villa- the shutters allow you to snooze ( husband very appreciative-great beds!) even when the temperature is soaring outside. The pool was really luxurious we couldn't believe that we had it all to our self. It was great to have evening dips using the lights on the terraces and in the pool. We made good use of the pool and terrace areas for our evening barbeques. It really has home from home. DVD's, Playstation, Fims, Books, Games and Music were really welcomed. We added a few to your collection as a thank you. We used the Sat-Nav a great after thought, as we wouldn't have known about some of the places to visit. We loved going to the Zoo Safari and the theme park was really very cheap for a family day out. We visited the caves you recommended in Castro, with the cliffside pool and boat trip. The restaurants located overlooking the sea was such a georgeous setting. Great market days which we could have easily missed and found the restaurants suggested- loved Spillusi's antipasta's to die for I think I counted 16 dishes!! and so cheap; the Sat-Nav even took us to us to a local vineyard where we bought wine for next to nothing. The information in your villa folder really helped us organise our days. Puglia really is much cheaper than our trip in Tuscany last year. We love Italy and this is the real deal. We still l have loads to see and will take you advice about coming again out of season when the weather isn't so hot for touring the area properly. A charming villa, you have thought of everything and we will happily recommend to family and friends.
Owner's reply: We were glad to be able to advise the car insurance excess cover, it really is well worth taking out to secure the deposit left on your car hire which is pretty hefty in Italy!! We try and pass on all our money saving tips to help our guests. The air-conditioning we think is a must especially during the high season and its lovely that we have units throughout the villa. The terraces are a godsend in the midday heat and something we are so grateful to have. We didn't realise just how improtant bought the villa in 2008 we didn't realise how important they are for outside dining and relaxing close to the pool. Its so nice to hear you enjoyed seeing Puglia and that you made good use of our pre-loaded trips on the Sat-Nav. The Zoo safari is a favourite with our family too and really reasonably priced. Im glad you noticed eating out and drinks are much cheaper in Puglia when compared with Northern Italy there aren't many places left in the Eurozone! Returning to the very same area of Puglia for the second year running, we were delighted with the villa and its excellent amenities. Unlike previous villa properties, superb shady areas were provided under the trees very close to the pool area. This provided us with a major benefit when a little shade from the wall to wall sunshine was called for! The owner's local agent, Michael, (from Northern Ireland) lived locally and was only a phone call away should we ever require his help or attention. He was always happy to provide us with full visitor information applicable to the area and had excellent personal contacts were they ever to be required. (Dentist/Doctor etc). An excellent fortnight's holiday and we would certainly recommend this villa.
