A lovely waterfront villa with large private swimming pool set on a private estate of over 20,000 sqm (5 acres) of park and olive groves. The villa perches on a hill with its lawns and gardens leading right down to circa 100 meters direct waterfront with private gate opening onto the beach. There are breathtaking lake views from every angle. The house is characterised by numerous full length windows bringing light, air and view to every corner. It has 4 bedrooms and three bathrooms (two full and one powder room), a small but fully equipped kitchen, and a large, bright communal area. Two bedrooms have double beds, the third has four hand crafted designer bunk beds, and the fourth has bunk beds.

The dining area has a large square table which can seat up to 10 people. The lounge has sofas sitting 10+, and is equipped with a flat screen TV with digital cable and SKY satellite, with the full package of channels, including cinema, sports, kids, etc. Programming is available in many

There is WIFI throughout via a GPS mobile device, speed depends on the signal strength.

The ground floor of the house is one large open space portico area, open-air, with barbecue, fireplace, ping pong table, and both a large dining area (seats 10+) and a smaller one (seats 4-6).

The lake-front location is constantly breezy and cool, and the spacious outdoor living spaces are fully furnished with an open fireplace and BBQ, tables, chairs, sun loungers etc. The large 15mx7.5m swimming pool, surrounded by ancient mature trees and olive trees for shade, is furnished with sun loungers. The garden is full of flowers, from glorious blooming bougainvillea to luscious roses and other flowers. There is even a lovely pond with lilies to sit and picnic by. It is built on terraced levels on the hillside going down to the lake, with the house perched on the top of the hill, with breathtaking panoramic views. Go down the garden steps, or the ramped path, to the lower garden terrace to reach the beach.

A short walk down the beach (about 300 meters), and you are in the port of Portese, where you will find two great restaurants, a bar and gelateria, as well as the ferry port where you can catch a ferry to any other port on the lake. And a short walk up the road (about 800m), and you will be in the village of Portese, with more great restaurants and a few small family run shops including a butcher and small grocer, a pharmacy, and a wonderful local winery (le chiusure) that gives winery tours and tastings.

The Lombardy region


We are truly blessed here with one of the nicest climates I have ever experienced. The climate here is almost always mild and accomodating. The lake currents and breezes keep the temperatures from getting oppressively hot in the summer, and the great mass of water keeps the temperatures from getting too cold in the winter. The

This area of lake Garda is known for the clean beaches and pristine water, as well as the breathtaking and dramatic views of the mountains all around. The area is well equipped for all kinds of activities and sports, and has cycle routes and paths connecting most towns, active boating clubs, a number of world class golf courses, scuba lessons, kitesurfing and windsurfing, trekking and horseback riding, and so many others. We provide all guests with an exhaustive folder on activities, sports, day trips, restaurants, shopping, etc.

In the immediate south west Garda area, there are many lovely towns and cities to visit, as well as wonderful cathedrals and monuments and museums. The villa is about 5km from Sal, 9km from Gardone Riviera and the vittoriale of Gabriele D'annunzio, 15km from Desenzano, adn 35km from Sirmione, with its medieval castles, modern hot springs resorts, and the ruins of the latin poet Catullus' villa.

In Peschiera, about 40 minutes away by car, there is a nest of theme parks perfect for the kids and the young at heart. Gardaland, Caneva world, Movieland, A safari park and Zoo, wonderful hot springs baths in Lasize and Sirmione, as well as fantastic gardens and parks.

We are about 45 minutes from Verona, which is a great day trip destination -- see juliet's balcony and visit the authentic roman arena, book tickets to the opera in the arena in the evenings. About 1.5hrs from Venice, which is a "bucket list" city -- if you haven't seen it yet, you must! Milan is about 2 hours away.

San Felice del Benaco

The villa is just a short walk down the beach (about 300m) from the lovely port of Portese, where you will find sweet and shady beaches, a popular lakeside gourmet fish restaurant, a pizzeria and gelateria/bar as well. The port has a ferry dock, and you can take the ferry to just about any other point on the lake. And just up the long private lane and onto the road, and you are in the quaint medieval village of Portese. Amble its tiny streets and take in the atmosphere of old italy. There are a few small shops in the village, as well as a great restaurant/pizzeria and a couple of good bars. There is also a small winery, the Chiusure, in the village making some of the finest local wines (garda classico, gropello, and rosé) that are available. They are open to visits, and also conduct tours and wine tastings.
