Meadow Cottage has a welcoming 'home from home' feel about it and a contemporary country style, that our guests return to year on year. Graded 4 Stars by the ETB, the cottage is comfortable and well equipped, warm, spacious and restful. 'Meadow' sleeps 5 by way of two generously proportioned bedrooms, the double has it's own wash handbasin, whilst the second bedroom easily accommodates three full size singles. Both bedrooms have a bright, spacious feel and built in wardrobes. The separate WC and main family bathroom provide two more hand basins and a bath with electric shower over.What sets Meadow apart from other properties is the huge lounge come dining area. The panoramic lounge window, takes in extensive views over the Rother Valley and beyond and complements the relaxing, generous feeling to the room. As you would expect, the cottage has a fully equipped kitchen, including gas cooker, fridge and microwave. Adjoining is a separate utility room, where you will find a washing machine, tumble dryer, deep freeze, iron and ironing board. Outside, the large fenced garden is very private and a patio area makes a lovely outdoor dining area complete with garden furniture / relaxer chairs & cushions. Peaceful fields border the cottage to the rear and you can watch the sheep quietly grazing right up to the garden fence! Adjacent parking area for two cars to the front of the property.We welcome one small / medium size dog with prior arrangement but they must be kept on a lead about the farm. Duvets and bed linen are supplied and blankets are available if required. Oil central heating, electricity and cooking gas are all included, as part of your stay. Travel Cot and Highchair available by arrangement, but please bring your own linen for this.This year we developed a series of country trails around the farm for the exclusive use of our guests and they have proved extremely popular. The walks take in some of the exceptional views but also give people the opportunity to see the local wildlife - Foxes, Badgers, Pheasants, Woodpeckers, Barn Owls and Little Owls, to name just a few. Trail safety guide available in the cottage, children under 16 to be accompanied by an adult at all times.

As one guest recently wrote in our visitors book...' close to everywhere but away from it all ' The region is very diverse and has a wealth of things to see and do for all tastes & ages. There is an abundance of National Trust properties to explore, nearby gardens such as Christopher Lloyd's Great Dixter, Sissinghurst, Merriments, Pashley Manor. NT homes such as Knole, Chartwell, Bateman's, Ellen Terry and Scotney Castle are well within reach, as are the castles at Bodiam, Hastings, Dover, Canterbury Cathedral or Battle Abbey of 1066 fame.

The area is also very popular with bird watchers and wildlife enthusiasts, with the extensive bird reserves at Rye Harbour and RSPB at Dungeness. Similarly we have much to offer cyclists and walkers - an array of cycle and footpaths, including renowned Coastal paths, the 'Firehills' or upland chalk downland. The children will love a ride on the miniature steam train that runs along the coast from Hythe to Dungeness. Family attractions like the Rare Breed Centre at Woodchurch or Howletts & Port Lyme Zoos are very close by. The Smugglers Adventure Caves or the Sea Life Centre at Hastings are worth a look and both Rye and Tenterden have indoor swimming pools for the children should the weather be inclement.

Great Prawls Farm is an exceptionally pretty sheep farm, nestled into the old sea cliffs of the Isle-of-Oxney. The farm is situated between the villages of Wittersham and Stone, overlooking Romney Marsh and is designated as an 'area of outstanding natural beauty'. As anyone who has flown over Kent knows, it truly is the 'Garden of England' - a patchwork quilt of green fields and hedgerows, traditional Kentish fruit orchards, hop gardens, local vineyards and much more! Rich history and historic architecture, not to mention the wealth of flora and fauna. However, the number one thing we can offer you is an area that has a more gentle pace to it, a rural retreat, a place to get away from it all and relax.

Sited as we are, on the Kent / Sussex border, you are well placed to explore the diversity of the region. Ten minutes drive into Sussex and you can be wandering through the medieval cobbled streets of Rye, perusing the art galleries or enjoying a 'cream tea'. Ten minutes into Kent and you can enjoy Tenterden 'Jewel of the Weald', full of historic interest, antique shops, museums and an extensive choice of pubs and restaurants, not to mention the KESR Steam Railway. Combine this with the fact that we are only 20 minutes from the coast and we truly believe there is something for everyone and all tastes. The safe sandy beach at Camber sands is very popular with children and numerous other beaches at Winchelsea, St. Mary's Bay and Hastings have their own individual charm.

“One of the best holiday cottages we have ever stayed in.”

Meadow Cottage is idyllic. The setting is all that one could wish for: quiet and secluded, with the most amazing views westwards from the lounge windows during the day, and a panoramic view of the stars at night. The cottage itself is very well equipped, with two good sized bedrooms and full accommodation for five adults. The lounge/diner is very spacious and comfortable, whilst the kitchen has all that one could need: cooker, microwave, washing machine, tumble dryer and freezer. The Cooke family are always helpful if there is a problem. We have stayed there several times and hope very much to return there next year.

This was our 2nd stay, with the grandparents occupying Tamworth cottage down the lane. This cottage is still excellent equipped, with a brand new kitchen and all ! A complete home from home, large garden and excellent location and views. Thans very much !

Stayed here again, first with friends, then our family! The bungalow certainly is home from home! Its set in beautiful surroundings which you never get tired of. highlights of our holiday were Tenterden steam railway and Sissinghurst Castle gardens.

The cottage is not of the quaint & rustic variety, but has all the room you need for a lovely family holiday. The setting is excellent with beautiful views and lots to see nearby - such a rare breeds farm, zoo, Rye, Camber Sands, steam railways etc.

I have visited this farm many times over the past twenty years. It always feels like a second home.The owners have made the bungalow a pleasure to stay in and are always available if there are any problems. The views from the farm are outstanding and there are countless historical and interesting places to visit. Why go abroad when you can go to Great Prawls Farm!

We were warmly welcomed by the owners. We had an amazing holiday, watching the sheep, birds and wildlife as well as beautiful countryside around the farm. The "welcome pack" was much appreciated. There were "trails" and public footpaths around the farm. We found the cottage clean and comfortable and well equipped. There is easy access by car to Rye, Tenterden, Great Dixter, and Sissinghurst .

The title says it all we've visited Pat, Roger and Family @ Great Prawls farm for over 10 years running now. The bunglow is always clean, tidy and well maintained and made to feel very homely in comfortable and Beautiful surroundings it is situated well to visit the many attractions in both Kent and Sussex. We've always visited the farm around the end of may so the lambs are still young and very entertaining and combined with the Foxes, Badgers, Owls, and the vast amount of other wildlife on the farm evening walks are always different and fascinating for the whole family.and a perfect way to switch off from the stresses and strains of work and normal life and to recharge the batteries and spend some quality family time together.

We were in the area for a family celebration and were joined by our children and grandchildren and dog who all had a wonderful time enjoying the space and the surroundings. The cottage was clean, comfortable and well equipped. We would have no hesitation in recommending it as an ideal base whether with family or just enjoying the peace and quiet as a couple.
