From the owner

This fabulous renovation was carried out in 2002. Particular care has been taken to transform the interior from a 1911 milking shed into luxurious 5 star accommodation, whilst still retaining the lovely heritage features.

Inside the property the spaces are extremely light and airy, the whole western end is comprised of huge floor-to-ceiling windows which give magnificent views out over the rolling countryside from the kitchen and the galleried sitting room above.

From the stylish open-plan kitchen and dining area, large doors open out onto your own private patio. Enjoy a glass of wine and a BBQ whilst watching the sunset over the farm.

Downstairs there are 3 double/ twin bedrooms, all with king size beds and ensuite / private bathrooms, one bedroom also has an extra single bed. The laundry / utility room and a cloakroom are also situated downstairs.

Upstairs is the galleried sitting room overlooking the kitchen where the vaulted ceiling contains the original beams from the dairy.

The two bedrooms upstairs both have twin / double king size beds and one room has +1 single bed. Both ensuite.
Wonderful original beamed ceilings, their own ensuite / private bathrooms and are extremely light and spacious.

Children are well catered for with plenty of space for them to play outside and cots, high chairs and games all easily available.

Kemphill Farm is a working farm with 200 beef cattle and 50 acres of forestry. Guests are welcome to help us feed the cattle when they are indoors during the winter months. The 50 acres of forestry provides wonderful walks at any time of the year, and Red Squirrels are sometimes spotted.

Now half-way into a 10 year fully sustainable management plan, the woodland provides the fuel for our biomass heating system which is used by all the properties on the farm.

Why can't I call Ron & Susan (the owner) before booking?

You can exchange contact details with the property owner/manager once your booking is confirmed and you’ve paid in full. Paying and communicating only through our platform allows us to ensure that your booking is covered by our Payment Protection policy.

If you have any questions before booking, you can send the property owner/manager a message via the contact form on their listing. Once you’ve booked, you can discuss the rental and make arrangements for your trip by logging into Manage my booking.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I pay the balance of my holiday?

How can I retract my booking request?

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Ron & Susan (the owner) a message.

If Ron & Susan (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
