Property includes:

Double bedroom with patio doors overlooking lake and a sliding curtains that opens to the lounge. Second bedroom has full-size bunk beds + 1 single with TV and en-suite bathroom. Travel cot available if needed.

Dining area and well-equipped galley kitchen with w/machine, t/dryer & small f/freezer. Lounge has Sky TV (family mix), DVD, video, wireless internet, books and films.also we will have p s 3 and games from jan 2014.
The shower room off the hallway consists of shower, basin and toilet.The 2nd bedroom has ensuite bath and shower also with toilet and basin.
If you have children, the second bedroom offers private facilities such as TV, wi-fi connection and an en-suite bathroom. Parents can then open the lounge curtain partition and enjoy Sky TV from their bed. The cosy lighting effect from the log electric fire in the lounge, together with the patio doors to the lakeside balcony, offers a romantic setting for couples with privacy from the second bedroom occupants.

The lounge has 1x 3 person settee and 2 single cosy chairs. Also, for additional seating, there are2 upholstered backless stools which can be used anywhere.

The property is located at the end of a cul-de-sac and overlooks a lake and parkland.

Parking is 2 yards from apartment entrance. There is no traffic of people or cars so vehicles are relatively secured. For guests who bring bicycles, we have a lockable garage for storage if required.

There is a bench located at the entrance of the apartment.

The balcony has a new dinning area for 2014 ! with relaxing chairs to enjoy the peace and stunning waterside views !!

We have a ramp available for wheel chair users. There are no inside steps. No additional disabled alterations have been made.

Vale of Clwyd is an area of outstanding natural beauty. The property is based on the edge of a historic market-town overlooking the lake and parkland. The cities of Chester and Liverpool are only 45min-1hr drive from the apartment.

Welsh speaking area, all signage bilingual.
Coast is easily accessible.
Close to Llangollen with its international Musical Eisteddfod.
Ideal location for cycling, hillwalking, castles, canals, steam railways, golf, fishing, white water rafting, go karting, adventure centres, zoos, go karting etc. A Mecca for outdoor pursuits!!

Ruthin

Ruthin is situated in the beautiful Vale of Clwyd with North Wales. This historic market town boasts the magical Ruthin castle where themed mediaeval banquets are held, and the magnificent Collegiate Church of St Peter which is celebrating its 700th anniversary. The interesting shops and quality restaurants are dotted amongst the many preserved historical timber framed buildings of a bygone age.

“The selling point was the balcony and it didn't disappoint.”

We had a wonderful weekend at this apartment. There was everything we needed and the layout was good. It was so nice to find the fridge stocked with milk and beer. We used the balcony so much, having our first night evening meal on it, then morning coffees and culminating with sharing a bottle of heated Mead on our final evening. It was brilliant to sit across from the park, shielded by the lakes island and I was constantly feeding the Ducks and Swans, fabulous. Parking was outside the property and Ruthin was a lovely place to visit, with plenty of places to eat out and also some takeaways close by. The apartment is a great base to explore the surrounding area, with many places close by, Denbigh Castle, Loggerheads Country Park, Conwy Falls and Swallow Falls. This was perfect for us to celebrate our Wedding anniversary and we also had plenty of chilled relaxation. We would love to return, maybe with our family in tow. We have already been recommending the apartment to friends who were impressed with our photos of the place.

Lovely apartment. It was suitable for all our group, ages between 78 to 13. WiFi was added bonus, as was the play station. Balcony was especially convenient for the older members of the group, and enabled them to feed the ducks from it. Hope the swan manages to hatch her eggs. Went to many attractions locally within a few miles including Mold markets, Betsw y coed waterfalls and glassblobbery, very friendly and even watched them make a glass lamb which we asked for and went onto buy. Great holiday had by all, just wish weather was a bit kinder to us.

We stayed in this beautiful property for 5 weeks and it was perfect. It was within walking distance to ruthin castle and the town centre and was a perfect central base to travel around north wales and central uk. The accommodation was a good size for 2 adults and 3 children. The views of the water from the outside balcony was stunning. Very clean and everything was there that was needed....a quiet location in a stunning part of north wales.

We spent most of our week's holiday walking - circuits of Offa's Dyke Path, Vale of Clwyd and the Clwydian Range as well as town walks including Denbigh, Llangollen and Ruthin itself. Gary and Cerys provide excellent accommodation being very near the centre of Ruthin yet in a quiet cul-de-sac overlooking the park. There are lots of activities for children nearby too. It must be the best-equipped self-catering apartment we have experienced!!

“Just perfect!”

My partner & I wanted to take my elderly mother back to Ruthin where she'd lived for 30 years. I thought it was going to be difficult to find somewhere accessible that would also allow pets, but Llety Maes Ffynnon was perfect! Mum has poor mobility, but the apartment was ideal for her as there was enough room for her to push her "walker" around and the floors were hard, not carpeted. She was able to shower easily and a perching stool was provided. The apartment had everything we needed and was clean and comfortable. There was a selection of DVD's, books and magazines, a play station and unlimited wifi. Gary and Carys had even put some milk and a couple of beers in the fridge for us. Most welcome after a four hour journey! The nicest part was being able to sit out on the balcony overlooking the park and lake. Each morning and evening we were visited by 2 swans and their 8 cygnets. They obviously know where to go for food! Llety Maes Ffynnon is ideally situated as it's only a few minutes walk into town and to the park. Ruthin is a great base for exploring North Wales, and it was lovely to go back. I would definitely recommend this property to anyone wanting to stay in Ruthin, and hope to return again one day

Easy to find, close to shops, nice view with ducks and swans from balcony. This is my second time staying here and I plan on returning again from Australia.

Excellent facilities, great location, loads of extra's to accommodate children , especially playstation. Had 1 problem with wireless, but Gary (owner) rectified within minutes. Highly recommend this property for all.

Ruthin is small but very well featured. It is marvellously located for great walking and cycling which is precisely what we did, superb views everywhere.There were enough pubs, tea rooms and restaurants to not repeat them. On the one wet day we had we drove for less than an hour to reach one of the many 'touristy' places nearby. A super little town in a fantastic location for outdoor people.
