The Villa, brand new for 2020, has a 40' heated swimming pool with a vast south facing deck overlooking water where you can enjoy the year round warm florida sunshine.

The villa has been Internally and externally designed by a professional team, it provides a home from home rather than a rental, it is built to the very highest of standards with a modern minimalist design rarely seen in this area. there is a wonderful heated swimming pool with shallow splash area where children can play or adults can relax, it is completely equipped with brand new furniture and fittings and is a perfect place for a totally relaxing family holiday or longer home from home stay.

The villa is located on the Cape Haze Peninsula close to some of the most beautiful white sandy beaches, the area enjoys some of the most spectacular sunsets on the Gulf, within a short distance are numerous golfing and sporting facilities, shopping malls and a large selection of restaurants where you can relax in the sun while enjoying the taste of fresh food, in many places you can watch the Dolphins playing in the Gulf while you enjoy your meal.

The villa is approximately 3,400 sq feet (the size of a very large modern five bedroom house in the UK), it is fully air conditioned, has three bedrooms and comfortably accommodates six people.There is also an additional bedroom which we do not rent out. You will be the only occupants and have full and complete use of the house at all times, we simply use the additional bedroom when we visit.

Situated in the quiet location of Rotonda, a largely residential community, there are five golf courses with a total of 99 premier holes and two tennis courts. Within the community there are many opportunities to watch the local wildlife in this unspoilt area of south west Florida while having a peaceful walk or cycle ride.

There are two adult and three children's bicycles and a lovely and peaceful cycle track that you can follow all the way to the Gulf beaches on Boca Grande island or simply meander around the community.

The pool area is south facing and enjoys the sun for most of the day. This part of the Gulf Coast is almost undiscovered when compared to Orlando, you can enjoy peaceful days around the house and pool but there's also plenty to do nearby. For the more active you can start each day with yoga on the beach (10 mins drive), have breakfast in many local restaurants and then enjoy a vast choice of water based activities such as boating or fishing, the day can then be finished off watching the dolphins play while you eat dinner or lunch.

There is a master bedroom suite (170 sq ft) with a queen bed and full ultra modern ensuite bathroom (60 sq ft) with double sinks, there are two further bedrooms one with twin beds and one with a double queen bed that share an additional bathroom, all bathrooms have large walk in showers and there is a generous range of towels and spare bedding.

The villa has been furnished throughout as our own home, there is a 43" TV in the master suite and a huge brand new 75" TV in the expansive lounge There are two settee's in the living room and an 8 seater dining table. The combined 30' X 20' living area living room looks out through 28' wide full height patio doors to the vast lanai and fully screened heated 40' swimming pool.

The pool has a large area for sunbathing and is complete with four sun-loungers, the lanai has a large 8 seater table and chairs for comfortable outdoor eating and a small bar table for outdoor snacks. In addition to the whole house air conditioning each bedroom, the lounge and the lanai have ceiling fans to help keep you cool.

High quality and stable enterprise grade internet connectivity is available throughout the property. All the TV's are connected to the internet and have a large choice of channels to watch.

There are books to read and games to play, The villa and its facilities are there to make your holiday or longer stay one to remember.

House rules

We believe the house is there for you to enjoy as you would your own all we ask is you keep in mind this is a very quiet sleepy residential area where peace and quiet is the normal, the HOA (RWA) restricts any noise that can be heard by neighbouring properties during the evening and overnight, we do not allow parties in the house, clearly we have no issue with you having visitors please ensure they are respectful at all times, our maximum sleeping occupancy is six at all times.

If Ross (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
