The apartment is comprised of:

One master bedroom with a double, sleigh-style bed, two bedside tables, two bedside lights, two large built-in wardrobes and a large chest of drawers. There is also an en suite shower-room with WC, sink, shower unit, shaving socket, ample counter space, fitted cabinets for personal belongings and a heated towel rail.

One double bedroom with solid pine bed frame, two bedside tables, two bedside lamps, a built-in wardrobe with a tall chest of drawers.

One twin bedroom, a shared bedside table and table lamp between the beds and a very large built-in wardrobe.

A main bathroom with WC, sink, a bath with shower over it, a shaving socket and heated towel rail.

A cupboard by the main door to store jackets, bags, shoes and umbrellas (we provide a couple of umbrellas for you to use during your stay, just in case you need them).

A well-equipped kitchen to meet all your culinary needs. We have a gas hob, fan-assisted electric oven,

A well-equipped kitchen to meet all your culinary needs. We have a gas hob, fan-assisted electric oven, fridge freezer, washing machine, dishwasher, kettle, toaster, radio, excellent selection of cooking utensils, pots, pans, mixing bowls. To ensure you have enough dishes and do not need to run the dishwasher after every meal, there is enough tableware for 12 full place settings (main plates, side plates, bowls, large glasses, small glasses, wine glasses and cutlery).

A living/dining room with views out to the well maintained, neighbourhood gardens. To ensure you are as comfortable as possible, we have recently added two new three-seater leather sofas to the living room and eight large cushions. There is also a beautiful new oak dining table that seats six; perfect for hosting a family meal or for playing board games at. There is a 40 inch HDTV in the living room with Freeview television channels and an Xbox 360, which can be used to play region 2 DVDs and Xbox 360 games (a small selection of DVDs and games are provided at the apartment). Please note that the Xbox 360 is not connected to the internet.

If you wish to connect your laptop or tablet to the TV, you can do so via an HDMI cable (or the TV's 'PC input', although this is for video only and the audio will still play through your device).

As of late 2014, all our mattresses are brand new (and are 'medium to firm') and we have also installed high-speed, fibre optic wireless in the apartment.

There is limited free (on street) parking within a 1 minute walk. Parking directly outside the apartment is by permit only. One permit is available for guests to use; there is no charge for this service, but £30 will be deducted from the deposit if the permit is not returned at the end of your stay.

The apartment is on the ground floor, making it ideal for families with children. It's also accessible for guests who have minor mobility problems (please note that, because there are a few steps up to the main door, the apartment is not wheelchair accessible).

For guests with allergies, we do not use feather pillows or duvets. Our towels and bed linen are 100% cotton and they are washed in non-biological detergent for delicate skin.

If you do not require the use of all three bedrooms, we are able to offer a small discount; please contact us for further details.

A welcome pack is included and consists of bread, milk, butter, bacon, free range eggs, orange juice, shortbread, one bottle of red wine and one bottle of white wine.

Edinburgh is a beautiful and welcoming city with a rich culture and interesting history. Whether you're here for the Edinburgh Festival, rugby season, to use the apartment as a base to tour the surrounding areas or just to relax with friends and family, we are sure you will enjoy your time here. There are plenty of bars, restaurants, clubs, theatres, museums, cinemas and shops. With some stunning architecture, Edinburgh Castle and the Scott Monument are at the heart of the city and there are a number of historic tours and sites you can visit during your stay.

Roseburn

The apartment is situated in a quiet, residential area, yet is only 15 minutes walk from Haymarket train station at the West End of Princes Street.

On foot, we are only a few minutes away from frequent bus and tram links. Both Murrayfield Stadium and the Murrayfield tram stop are situated across the road from each other and are less than 5 minutes away from the apartment. The rather beautiful Water of Leith is a couple of minutes away and Murrayfield Ice Rink is less than 10 minutes away.

There is a modestly-sized Tesco on the main road (2 minutes away) as well as a selection of local restaurants, cafes and bars in the immediate vicinity. If you are staying for more than a few days and wish to stock up on food and drink, there is a large Sainsburys supermarket less than 10 minutes walk away.

“Great Place, Friendly and Clean.”

The house was a very spacious, clean and quiet home. The location was amazing, 20 minutes to centre Edinburgh, near the trams and local pubs. Very friendly welcome, will definitely be back!

“Excellent apartment and owner. Could not ask for more!!!!!”

We required accommodation for a friends wedding. We looked around many sites to get one that fitted our requirements (5 adults,1 child, 3 bedrooms and 2 bathrooms and space to move) however there seemed to always be something missing that we needed from our list until we came across Rarity. The pictures we inviting and the description fitted what we needed. Having some knowledge of Edinburgh, I had a rough idea where it was located and this was not too far away from where the wedding venue was. We went ahead to book. Maya the owner was very quick with her response and very pleasant and friendly in all her correspondence. This put my mind at ease. As the date for our stay approached Maya kept in touch regularly and all my questions and queries were answered. My partner met Maya to gain access to the property and he was overwhelmed by her friendliness and customer service something you don't always get with hotels. The apartment is just as the pictures show. Clean, bright, well maintained and very spacious. The welcome pack was a very lovely touch and we could not finish it all. The kitchen has all the basics you require and a lot more. The bedrooms are very generously proportioned with a lot of storage/wardrobe space. We could not praise the apartment more. The area itself is very quiet. The apartment has very, very close transport links. The tram station is less than 5 mins walk as is the bus station. These links will take you into the city or out to the airport so there is no need for a car if you arriving by other modes of transport. Murrayfield and many take-aways are also within very close proximity along with a tesco express. On the day of departure Maya came to see us off which was a very lovely touch. You really would be missing out if you didn't use this for your stay. Much better value than hotels with a service you cannot fault.
