• A deposit of £200/$300 will be required with the completed rental agreement• The balance of your rental must be received at least 90 days prior to arrival• A £20 fee will be charged for any "returned cheque"• A Security deposit of £200/$300 is payable 60 days before arrival. It will be returned within 14 days from departure if there is no loss or damage to the property..Holiday booking minimum 7 days and changeover is Sat. Cleaning fee of $170 is applicable for any booking shorter than 7 days. $249/week or $45/day charges is applicable to turn on pool/spa heating. Minimum 5 days is required. $50 for BBQ usage.
The rental contract shall be between the clients(RENTER) and the property owners(OWNER). They shall be deemed to be made subject to these conditions of rental. The contract of rental is not effective until the client receives a written confirmation of booking. 1. DEPOSIT PAYMENT A non-refundable deposit of 20% will be required with completed booking form. 2. SECURITY DEPOSIT A security deposit of $300.00 USD or £200 GBP is payable no later than 7 days prior to arrival at the property. RENTER must agree that the deposit payment can be used for any breakages, losses, damages, surcharged cleaning costs, long distance telephone calls, and similar charges incurred during the stay. The deposit shall be returned within 14 days of departure subject to a satisfactory inspection by the property management company. 3. BALANCE PAYMENT The total balance of the rental costs will be required no later than 60 days prior to commencement of rental period. If booking is within 60 days of arrival, full payments have to be paid after reservation confirmation with the completed rental agreement. Credit card via PayPal, cashier's check, money order, and traveler's check are accepted. Please note a 4.5% processing fee is charged for credit card processing via PayPal. OWNER reserves the right to cancel the reservation if payment has not been received in accordance with above statements. 4. CANCELLATION POLICY Where the OWNER receive written confirmation of cancellation not less than 60 days prior to commencement of rental period, then only the deposit will be forfeit. In the event of cancellation less than 60 days prior to commencement of rental period, the following charges will apply: 60 days prior to rental period...20% of total rental costs. Less than 60 days prior to rental period...100% of total rental costs. All cancellations must be made in writing at the earliest opportunity. 5. LIABILITY Neither OWNER nor the property management company will accept any liability for the acts or omissions of our principles over whom we have no control, such as airlines, car hire companies, strikes, extreme weather conditions, etc. Neither OWNER nor the property management company will accept liability whatsoever for any deaths, injuries, or illnesses sustained by RENTER or any other visitors to the property, including the swimming pool, nor for any loss or damage sustained to any personal property brought to the premises. 6. LAWFUL PURPOSES RENTER agrees to use the premises exclusively for private residence and in compliance with local municipal ordinances, board of fire underwriters' rules and regulations, and for lawful purposes. In the event the premises are used at any time for unlawful purposes, at OWNER's option, OWNER may declare this contract null and void. 7. RENTER RESPONSIBILITIES RENTER is responsible for the property and its security, and is expected to take all reasonable care for the premises for the whole of the rental period. All equipment, utensils, barbecue, and other property must be left clean and tidy at the end of the rental period. All trash should be bagged and placed in the bin, or taken to a city dumpster. 8. PROPERTY DAMAGE In case of damage to the rental property, wear and tear from reasonable use excepted, based on the inspection report, OWNER shall supply RENTER with an itemized list of charges. RENTER agrees to pay the cost of repair in full, not limited to the security deposit amount. 9. ACCOMMODATION The accommodation provided is only for the use of persons named by RENTER in the rental agreement. Subletting, sharing, or assigning is prohibited. Any changes to the persons booked to occupy the property must be notified for insurance purposes. The maximum number of guests permitted during any one rental period is 18. OWNER and property management company reserve the right to refuse admittance if this condition is not observed. 10. PETS OWNER does not allow pets in or around the property. 11. SMOKING Smoking is not permitted inside the property. 12. POOL SAFETY AND SECURITY Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form occupy in the property. Children must be supervised at ALL TIMES whilst in the pool area. Glass is NOT permitted in the pool area. OWNER or our management company reserve the right to enter the premises at any time for whatever reason. 13. WEBSITE INFORMATION All descriptions given on the website are made in good faith, but no liability can be accepted for error or omissions. 14. ARRIVALS AND DEPARTURES Check-in time is after 4 p.m. on the day of arrival. Check-out time is before 10 a.m. on the morning of departure. In case RENTER needs to stay later than 10 a.m. on check-out date, notice should be given to OWNER at least 48 hours in advance. $30.00 USD will be charged for every hour stayed later than the check-out time, up to 5 hours, after which RENTER will be charged for the full day. 15. CHANGES OR CANCELLATION BY OWNERS Whenever possible all changes or cancellations by OWNER will be advised to you without delay. Should circumstances beyond the OWNER or property management company's control require the cancellation of a booking, we will wherever possible make alternative arrangements. Should these prove unacceptable, and once written instructions have been received from RENTER, RENTER will receive a full refund of all monies paid. 16. INSURANCE RENTER is strongly advised to purchase adequate insurance coverage. Neither OWNER nor property management company will accept any responsibility for any deaths, injuries, illnesses, nor loss or damage to the property including motor vehicles, however caused. 17. SHORT STAYS Rentals less than one week will incur an additional fee of $170.00 USD.
