INCLUDED IN OUR PRICES John & Melanie are usually on-site every day to help you get the very most from your stay (and to feed the birds!). We have lived in the area since 1997 and can advise the best walks, places to visit, restaurants, local attractions, etc. and show you them on an Ordnance Survey map (which you may borrow). We can help light the fire in your cottage, show you how to keep it going, and liaise with local businesses - and we always have some special offers for our guests. Our prices include bed linen (beds are made for your arrival with poly-cotton sheets and duvets - no feathers); water; electricity for heat, light & power (no meters); a basket of logs and kindling for the fire; welcome pack with tea, coffee, sugar, fresh milk, shampoo, conditioner, hand-soap, toilet roll, dish-cloth, tea towel and cleaning products; free WiFi, parking for 2 cars, and there is a washer, dryer, iron & ironing-board either in your cottage or in a separate laundry room which you can use when we are on-site. The three-acre grounds include a wildlife pond, wildflower meadows, lots of trees, shrubs and flowers, delightful walks up and around Humphrey's Hill (with good views of Exmoor and ideal for exercising your dogs), picnic areas and benches, and a play area for children (up to 12 years old) with two towers linked by a bridge; and a swing, slide, climbing net & wall, picnic table and fireman's pole. ADDITIONAL SERVICES We welcome your dogs at £15 each dog per stay, and can provide towel sets if required (a bath and hand towel) for £5 each set. We can usually provide a service wash & dry for £5 per load, extra baskets of logs & kindling for £5 each, and with a little notice, a breakfast pack of local produce at £15 for two people which we can even cook for you and clean up afterwards for an extra £12. we also offer full cottage cleaning either daily, mid-stay or when you leave (charged £12 per hour). PLEASE BE AWARE WHEN BOOKING THROUGH HOLIDAYLETTINGS/TRIPADVISOR 1. Our prices as shown include HolidayLettings/TripAdvisor 5%-15% variable booking fee. 2. We can only input our prices a MAXIMUM of 18 months ahead (on 27/8/16 only 16 months, to 31/12/17). 3. Beyond this all prices quoted are our lowest price, which may not always be correct. 4. We can't send you any messages through HolidayLettings/TripAdvisor that contains external links (i.e. to our web pages, cottage directions, full access statement, events diary, cancellation insurance, etc). 5. We don't receive your email address until you have paid the balance in full and so we can't send you full information (as above) until then. TERMS & CONDITIONS When you book a holiday at Exmoor Cottage Holidays through HolidayLettings or TripAdvisor you must ensure that you agree to our Terms & Conditions below:- 1. The person making the booking must be at least 18 years old*. 2. The number of people in your group must not exceed the bed spaces (plus one cot) in your cottage*. 3. Children under 16 years old must always be supervised by an adult when in the cottages or grounds or when using WiFi or Freeview TV*. 4. We reserve the right to cancel a reservation that has not been confirmed. Your booking is not confirmed until HolidayLettings/TripAdvisor have received your deposit and we have sent you an email Booking Confirmation. Any balance is due to HolidayLettings/TripAdvisor at least four weeks before the start of your holiday. Your booking is not transferable. 5. If you cancel four weeks or more before the start of your holiday, you will forfeit your deposit, and if you have paid in full, 50% of your payments (less HolidayLettings/TripAdvisor booking fee). If you cancel within four weeks of the start of your holiday, you will be liable to pay for the holiday in full. We strongly recommend you obtain cancellation insurance. To cancel, please contact HolidayLettings/TripAdvisor. 6. Arrivals are between 3pm and 5pm. If you think you might arrive after 5pm, please let us know in advance so that we can make arrangements regarding the keys. There is no refund for late arrivals or early departures. 7. If there are any problems with your cottage or contents please let us know as soon as possible so that we have an opportunity to put things right. 8. There is plenty of parking on site, but if you intend to bring more than two vehicles per cottage, please let us know in advance. We do not accept any liability for vehicles and/or their contents left on site. 9. If your cottage is not available due to circumstances beyond our control we will provide you with another cottage on site, if this is impossible, or unacceptable to you, we will return all your payments in full (or a proportion if part way through your stay) less HolidayLettings/TripAdvisor booking fee, and this will be the extent of our liability. 10. Well behaved dogs are usually allowed, charged £15 each per stay. You must bring suitable beds and/or bedding for each dog and clean up after them inside and outside your cottage before you leave (see BOND). Dogs must be kept under control at all times, they may not be left unattended in your cottage or the grounds, and are not allowed on beds, bedding, furniture or in other cottages on site*. 11. Departures by 10am please. Your cottage will be clean and tidy when you arrive, and you agree to leave it relatively clean and tidy when you depart. 12. Smoking is not permitted in any of the cottages*. 13. All holidays are subject to a BOND which will be returned to you by HolidayLettings/TripAdvisor, less any charges for breakages, damage, missing items and/or extra cleaning (charged at cost with our time £12 per hour). We expect to clean your cottage thoroughly after every stay: but if it is left very dirty and untidy; or we have to remove stains or dog hairs from bedding, carpets or furniture; then an extra cleaning fee may be charged. If the total charges exceed the BOND we will send you an invoice for the difference which is payable on demand. The BOND is forfeit if there is evidence of smoking; or minor damage that is not remedied and the cost of a proper remedy would likely exceed the BOND (e.g. small burns on carpets or furniture; dog scratches on polished or varnished timber; impact damage to sinks or worktops). 14. You and your group agree not to cause a disturbance or nuisance to neighbours or other guests*. 15. Anyone staying at or visiting Exmoor Cottage Holidays does so at their own risk. We do not accept liability for damage or loss unless caused by our negligence. 16. If you leave anything behind we can post it to you on request for the cost of postage and packing plus £10 administration fee. Lost property will be kept for no more than six weeks. 17. Any data collected during booking may be stored on our computer and we will not knowingly share this data with anyone else unless legally obliged to do so. 18. Our details are correct when published but we reserve the right to change our details from time to time. If anything is especially important to you then please check before booking. * Please pay particular attention to Terms marked with an asterisk because if you breach them we may ask you to leave immediately without refund for holiday days lost.
