Lovely house, great location, perfect for family birthday celebrations (different generations) , or groups of friends, Sleeps 14. Main house (sleeps 12) and flat under main house (sleeps 2). Plenty to do for all ages. Loads of restaurants and pubs, coffee shops etc all in walking distance. House spread over 4 floors, Dining area for 14, perfect for entertaining. Sitting room with balcony overlooking tennis courts and side view of sea. Plenty of physical activities: tennis opposite the house (3 courts available for rental) , golf, sailing, swimming, walking, surfing, cycling, bird watching, shooting, fishing. Art galleries (art courses available) , coffee shops, bars, pubs all 5 minutes walk away. Pampering - massages, facials etc. all near. Lots of historical places to visit or zoos, animal parks for the kids. Plenty of great sandy beaches. No one here can get bored and all fairly hassle free. Please note during school summer holidays, Christmas and New Year we only take 1 week bookings.

Ground floor: Large well fitted out kitchen and dining room which seats up to 12. Kitchen has 2 ovens, large fridge, microwave, dishwasher, etc. Doors leading to back garden. Separate loo and cloakroom, utility room with washing machine, drier, coat area, and a selection of buckets and spades and beach paraphanalia.
1st floor: Bedroom 1: twin bedroom with very comfortable beds. Bedroom 2: Double room with single bed and a double bed. Sitting room with balcony doors overlooking pretty square, tennis courts and part view of the sea.
2nd floor: Bedroom 3: bunkbedroom with top single bunk and bottom double bunk. Loo and shower room. Bedroom 4: Master bedroom suite with dressing room and bathroom.
3rd floor: Note steep stairs up to Bedroom 5: lovely bedroom with double bed and single bed, large bathroom
Separate basement apartment under main house sleeps an extra 2 people (one double bedroom) kitchen, sitting room and bathroom.

Perfect location for those travelling too or from Europe. In the heart of the area known as the garden of England , plenty to see and only an hour and a half from London. Great location and great beaches near, Joss Bay for surfing. Historical Sandwich nearby and Canterbury (Canterbury cathedral) only 20 minutes. Ferry from Folkestone and Dover to France 20 minutes. Turner Contemporary Gallery is 20 minutes away in near by Margate. Less than an hour away is Leeds Castle , Dover castle and Hever catle, Knowle Park the deer park 90 mins away. several golf courses within 20 minutesincluding the championship course at Sandwich.. The area is great for kids and adults, plenty to keep everyone happy. Ideal destination for a bucket and spade holiday or a weekend special occasion such as a big birthday.
Short walk to beach, can walk along beach to nearby Broadstairs, famous for its Dickens connections, ice creams and pretty beach. Climate often far better than London. , great cycle rides, and walks along the cliff tops. 3 tennis courts opposite property,for hire. Ramsgate Maritime museum near. Pugin architecture around the corner, can visit through the National trust. Many coffee shops, pubs, bars and restaurants in walking distance. Animal Park in Wingham 20 minutes, Howletts zoo 20 minutes. Monkton and Pegwell Bay are notable bird watching locations. Manston war museum also near. Yacht club 3 minute walk away. Each year there are various festivals and events such as tall ships race, surfing competition, yacht club races, see tourist board for dates or I am happy to help. Waitrose in walking distance , plenty of shops near.

“Great house, comfortable and in a great location”
A splendid stay at the house in Ramsgate, we had 10 people staying all who had ample room. The house is very clean and tidy with plenty of pace for entertaining and we have used this as our base for many years. The location is superb, overlooking tennis courts and the sea, the harbour is just 5 mins walk away with access to many bars and some really good restaurants, Ramsgate has a surprising number of them! We were on a golf trip and there are many courses within 30mins drive that are excellent - in particular Royal St Georges.
“Wonderful house by the sea!”
The house is set over 6 floors, in a beautiful period property, perfect for a large group of friends and family. It gave everyone their own space, but with fabulous communal areas. It is perfectly situated for the beach and the town. We were a hen party and it suited us perfectly for our needs. Clean, comfortable and well equipped. I'd love to have a holiday home like this. We will definitely book again in the future! Great communication from the owner too, which is always a bonus.
“Wonderful seaside retreat”
I organised a large family party in Latimer House for 10 people, (8 adults and 2 children) and the house more than accomodated us all. The children loved the many levels, and stairs, and the large bunk bed, and the stylish decor in the double bedrooms with en-suite made it very comfortable for all my family. Ramsgate is well connected to the local area and I organised kitesurfing lessons for the guys, just 1 hour away in Cambersands. We ate in both nights, and enjoyed the large kitchen/dining area which is well equipped, with a huge fridge. It has a great entertaining area for a large dinner party and room to get up and dance (if you choose). We had four cars in total in our group but had no problem parking for free close to the house. Enjoyed our stroll around the harbour on Sunday morning and sitting in the Belgian cafe (great sun trap), enjoying some cider and chips. Excellent seaside retreat - would definately go back.
I booked Latimer House for a long weekend with my family (8 adults, 3 kids aged 3 to 6) to celebrate my mum's 70th. I often hire big houses like this for new years breaks with friends, and this is definitely one of the best I've stayed in.... The house is beautifully furnished with quality stuff, and the whole place is extremely cosy and comfortable. The proximity to the sea and the town is ideal, [free] parking outside is fairly easy, the huge open plan kitchen/dining area is a fantastic entertaining space, the lounge is very comfortable and has a nice balcony view to the sea, the bathrooms are all very clean and high spec and the kitchen is extremely well equipped (including plenty of handy staples and basics). The house is spread over a number of floors so there are lots of stairs - worth bearing in mind if you've got lots of older people with you, but we just popped my parents in the master bedroom on the first floor and they were very happy. My three little nieces were also very excited by numerous floors (and bathrooms!) to explore and the the bunk bed that could house them all! Dealing with Deanna, the utterly charming and helpful owner, was also a pleasure. The only problem we had during our stay was that one of the two ovens didn't work. I texted Deanna when we discovered this and she immediately did her best to try and get an engineer to come round the next day. Unfortunately nobody was available, but Deanna kept us informed of progress and was very apologetic. It wasn't a big deal in the end anyway... we still managed to cook a huge roast for 11 people! In summary - I would highly recommend Latimer House for any big get together of friends or family.
“Perfect location for exploring Kent”
This is a large spacious property with good sized rooms. The kitchen/dining area is wonderful. The house is very clean. The property owner is extremely accommodating and prompt with regard to any queries and in response to communication. Close to the harbour, shops and local pubs. Good local walks. Good 'loop' bus service to Margate and Broadstairs. All the local take-aways, including fish and chip shop, deliver free - we didn't cook at all! We had a wonderful week exploring an area of Britain we had not been to before and Latimer House provided a good central spot. Loads to do. The only negatives - lots of stairs in the House, so my in-laws found it quite tiring. Also we all live in the country and have not stayed in a town before - so that took a bit of getting used to! Other than that, if you are looking for somewhere very clean, very approachable and efficient property owner with lots of places to visit and loads to do and have a thoroughly good time - this is the place.
“Fabulous house, fantastic location.”
A really lovely, light and spacious, comfortable and well equiped home. Absolutely everything you could ever need in the kitchen, including some food stapels like tea, coffee, sugar, salt, oil, etc.. The utility room is full of childrens equipment such as buckets, spades and tennis racquets, and the sitting room has plenty of DVD's and books. There are lovely views across the square and of the sea and lots of interesting places to visit within a few minutes walk. I stayed there with my 4 school friends (of 32 yrs) and our 9 children aged between 6 and 11. We had a fantastic time and the house was amply big enough to house (and feed) us all comfortably. (Owner very nice to deal with.) An absolute gem of a place.
“A perfect house for large groups!”
The house was clean and modern and cateered well for us as a group of 11. The large Kitchen/diner made it easy to cook for everyone and the beach, bars and restuarants were a 5 minutes away. Tennis courts are opposite and you can sit on the balcony and watch.
