You may be familiar with terms like: ‘rare opportunity’ and ‘for the select few’ that tend to be overused in an effort to impress. Choose Villa Katia and you have a rare opportunity to experience something positively different that most other travelers will on their holidays to Athens.

Villa Katia is not one of those properties for the vast majority of tourists. It is a genuine villa house that truly honors the term ‘villa’ itself. And staying here will be a unique experience.

Photos will only give you a small part of the whole picture of staying here, as most of the experience can’t be framed in a snapshot.

You will be staying at a fully detached 145 sq. m. air-conditioned villa apartment with exclusive access and use of a 70 square meter private pool and the accompanying bar area, the garden, the barbecue and all the area surrounding the pool. Entering from the main garden entrance, the villa splits into two levels: on the first level is Mrs.

Katia’s apartment who is the owner and lives there alone when not at work. Your villa apartment is completely detached from that of Katia’s; you will take the stairs to the ground level and immediately reach the swimming pool. The position of the pool gives access to great views towards the sea and the horizon where you can watch the gulf of Rafina and enjoy the colors of the sky as they change at dusk. You will be surrounded by a great garden with turf and big trees. You have private and exclusive access to the pool and the garden.

On you left there is a pool bar fully equipped with all the necessary cutlery for use while sunbathing or swimming. You will also find a fridge and a small gas stove to help you prepare your snacks; there is always the barbecue area on the back side for more serious meals. On the left side of the bar you will find a fully equipped change room with pool towels, a pool shower for use before and after entering the pool, and a toilet.

On the right side of the bar there is a studio which is detached from the rest of the living space; it comes with a double bed, a bathroom with shower a small fridge and ample space for your clothes.

Going past the swimming pool area, and to the right, you will follow a small path through the garden and the trees, that lead you to the main entrance. Entering the main apartment you will find yourself in a beautiful marble living room that splits to three different areas: the main living room has a sitting area and a dining area that easily sits 6 people, all in a beautiful furniture setting. A fully equipped kitchen with an oven, microwave, dishwasher, water boiler and coffee maker connects to the living room. The living room connects to a second living room which hosts the TV area and a small library with books. There is also a double twin sofa bed, that can easily sleep either one person or two persons. It acts as an alternative solution to the studio near the pool.

Going past the living room area and to the right through a small hallway you will be entering the master bedroom which comes with a large double bed, an en suite bathroom; the bedroom also gives direct access to a small balcony area that connects to the garden. The master bedroom has

ample storage space for your luggage and your clothes.

There is also a single bedroom right before the master bedroom; right outside the single bedroom there is a bathroom with shower, which is mostly used by the bedrooms’ occupant.

Villa Katia is close to a cozy tennis-club which is only 250 m away, where you can enjoy your drinks and a quick meal with excellent view to Rafina town and port. Next to the club there is a small store for your first needs.

Villa Katia is also close to Athens Intl. Airport (15 min.) and the port of Rafina (10 min. max) where ferries depart daily for the islands of Andros, Tinos, Mykonos, Paros Naxos and Santorini. There are numerous beaches 10-30 min. away (the beaches of Marikes in Rafina, Red harbor beach, blue harbor beach, (10 min. max.) Artemis, Marathon

Skoinias and Zouberi (10-30 min.) Athens city center is 35 minutes max., via Attica Avenue (Toll fees apply). There is a bus station 2.5 Km away. You can reach the underground station in 20 min. or go by car and park your car right there; by taking the underground you can reach most parts of Athens center in 25 min. Numerous malls (Mac Arthur Glenn Mall, Smart Park, 10 min.),

coffee diners, super markets, pharmacies and other points of interest are 7-15 min. by car. Also there is an old 11th Century monastery nearby (5 min. by car or 2.5 Km) and St Efraim’s monastery in Nea Makri (25 min. car driving). There is also the Athens Zoo Park nearby (15 min.), and the Tomb of Marathon (20 min.).
