If you are looking for that perfect holiday villa that has all the comforts of home but everything you are looking for in a holiday home then look no further. Located on a quiet luxury development, only a few minutes walk from the stunning beaches, this villa is a gated property on a corner plot and has partially shaded off-road parking.

Access to the property is via a front door or side door (by the shaded off-road parking). The garden and pool area are easily accessible either through the ground floor living area, or to the right and left of the property. The front door opens onto the kitchen and dining/living area, all of which are flooded by the light streaming through the two sets of patio doors, with curtains. A sliding door leads to a ground floor w/c with window and vanity mirror. A cupboard hides away the ironing board and mops etc.

The kitchen is fully equipped with an electric oven and hob, dishwasher, washing machine, fridge freezer, microwave, kettle and toaster. A window above the sink, with black blind, offers views out to the front of the property. A black granite breakfast bar and two stools are ideal for casual dining. For something a little more formal, eat at the glass dining table with chairs under a crystal light and admire the views through the patio doors.

Red accessories, including a rug, canvases, paintings, vases and cushions compliment the black and white theme throughout the air-conditioned lounge area. Relax on one of the two cream leather sofas and entertain your self with the CD music player (on a glass side table), DVD player (please bring your own DVDs), flat screen TV with satellite channels and iPod docking station. Black wooden and chrome coffee and occasional tables with lamps, complete the look.

Patio doors offer sea views and lead out onto the pool area, where you can recline on one of the sunbeds or the wicker lounge style furniture. Having cooked your meal on the gas BBQ, dine al fresco at the glass table and chairs. A red parasol and base is provided for shade.

Back inside the stairs, benefiting from the light coming through the two small windows, lead to the first floor with 3 bedrooms, 2 double and 1 twin, and a master bathroom. The bathroom has black floor tiles, shower over bath, vanity mirror and window. All bedrooms have air conditioning, matching furniture, bedside cabinets and wardrobes.

The lilac themed master double bedroom has patio doors, with vertical blinds, which lead to a balcony with sea views over the pool area. Relax on the balcony furniture, with your favorite drink. Satin bed throws, lilac crystal lighting and wall canvases add to the luxury of the room. A full-length wavy mirror is provided, as is an en-suite shower room, with a window and vanity mirror.

The second double bedroom also has patio doors, with vertical blinds, leading out to a balcony with the same sea views over the pool area. Embroidered satin throws, butterfly light fitting, a round mirror and wall canvas, all add to the feeling of comfort.

To the front of the property is the twin room, which also has the luxury of patio doors, with vertical blinds, leading to a balcony. A colourful room with a large round mirror completes the sleeping arrangements.

DAMAGE INSURANCE:

You are responsible for ANY ACCIDENTAL OR MALICIOUS DAMAGES to the villa/apartment or the property or units of the villa/apartment and you will be charged.

All damages must be notified to the office immediately by phone and email, otherwise we reserve the right to charge your card for the damages you’ve done and/or take legal action if necessary.

The Damage Insurance allows you to relax without worrying about breakages in the accommodation for only 1.00 Euro per day per person and is an insurance policy to cover accidental damages or loss up to 1,000.00 Euros to the property provided you inform RENT PRIVATE VILLAS the latest on your departure day of the accidental damage, otherwise you will be charged in full for all damages. Exclusions: Intentional acts, gross negligence and/or willful and wanton conduct.

The Famagusta District

Kapparis is untouched and unspoiled compared to the overcrowding in some resorts. It is a small village where the community is very friendly and who make time for holiday makers. The atmosphere is very relaxed and laid back, which makes it the ideal place for a chill out and get away from it all holiday.

Kapparis has easy access to the towns of Paralimni and Deryneia, and the resorts of Pernera, Protaras and Ayia Napa. Although Kapparis has supermarkets, restaurants and bars, we feel that a car is really essential for maximum pleasure.


Beaches in the Area

Fireman's Beach (Kapparis Beach)
This is a lovely sandy cove which has some really breathtaking views. You can even see Famagusta Ghost Town on a clear day, if you walk round the bay. The fireman's station is located at the top of the bay and fireman can often be seen training on the beach in the late afternoon and early morning. It is perfect for families as the beach is compact and secluded with shallow waters. You will find a copious amount of sunloungers and umbrellas at your disposal and a Kiosk at the top of the bay.

Malama Beach
If you are looking for peace and quiet, then Malama is a perfect choice. It is a sandy beach which is tranquil, in comparison to other main beaches. A real local's choice with a water sports area for the adventurous type. You have a sea view restaurant/ cafe above the beach if you require breakfast, lunch or dinner. It would be ideal for families as the water is shallow enough for young children and is small enough to keep an eye on them.

Ayia Triada Beach
This beach is visually appealing beach, with a fishing harbour and tiny chapel. It is a sandy beach, with sun loungers provided for the general public. Again, it is tranquil and safe enough for children with the shallow waters and relatively small beach area (compared to the main beaches). There are walking trails along the coast if you are feeling active and want to soak up the views of the beautiful harbour.

Protaras

The cosmopolitan resort of Protaras has become a European holiday hot-spot in recent years. Situated on the south-east coast of Cyprus, the resort stretches for over 10 kilometres, from the high cliffs of the Cape Greco national park to the hidden sandy coves of Paralimni.

Known as “the land of windmills” Protaras maintains the nostalgic quality of its past through its original windmills and Venetian architecture, whilst offering every amenity. In the hot months of July, the Paralimni Municipality organises the Paralimni Cultural Festival. This festival is dedicated to the cultural heritage of Paralimni that is renowned for its folk poets and strong traditions. Events take place in Paralimni and Protaras, with the programme of the event including traditional dances, music performances and story telling.

Beaches in the Area

Vrisi Bay Beach
Along with Fig Tree Bay Beach, constitute the main beach area of Protaras. The sand is fine but in some places it may be a little rocky in the water.

Fig Tree Bay Beach (Protaras Bay)
One of Cyprus' best known and most popular beaches, Fig Tree Bay takes its name from the tree that provided shade to locals before the area's popularity with tourists. With its long stretch of fine, white sand, clean and shallow water, the beach is a favourite with locals over the weekends, particularly those with small children. The island in the centre of the bay contributes to the calmness of the water. The beach has good road access and many amenities. The beach is well equipped with restaurant and water sport facilities and is situated in the heart of Protaras.

Lombardi Bay Beach and Nissia Bay Beach (Mimosa Beach)
Two small beaches located either side of a headland, to the south of Central Protaras.

Konnos Bay Beach
This beautiful beach is located to the east of Ayia Napa between Cape Greko and Protaras. Konnos Bay is a beautiful wind-swept bay which is almost like a secluded beach. You have to go down the slope from the main road through some hairpin bends to reach the beach. The setting of this beach is amazing. Lovely sandy beaches and shallow waters make it ideal for young families.
