The villa is situated in northern Umbria, 3 kms from the village of Pozzuolo and 10 kms from Castiglione del lago and the Trasimeno lake. It's located in a hilly position. The property is suitable for groups of max 18 persons. There are in total 7 bedrooms / 14 bed places. There are also 2 extra beds and a couple of cots available if necessary. The small building near the villa is spacious dining room where it is possible to eat all together. It has a toilet (with shower) and a kitchen furnished with fridge, large oven, 4 ring stove, washing machine, dishwasher, TV. Catering (breakfast and/or dinner) available on request.
There is also a barbecue available just ouside the building and a fireplace inside. The villa has a private swimming pool (12x5 meter). Supermarket, pharmacy and some other shops are availble in Pozzuolo around 3 kms form the property. Te nearest restaurant is at 1 km, 2 more are present in Pozzuolo. The most beautifull cities and charming villages of southern Tuscany and Umbria are all within 80 kms form the property: Arezzo (62 km), Siena (73 km), Perugia (52 km), Assisi (72 km), Orvieto (65 km), Montepulciano (19 km), Cortona (22 km). Nearest golf clubs: Golf Club Valdichiana (9 holes situated near Foiana della Chiana), Golf Club Lamborghini (9 holes situated near Panicale), Golf Club Antognolla (18 holes situated near Perugia), Circolo del Golf di Perugia (18 holes situated near Perugia).

The Umbria region
In Umbria, a region that has gained a name for being the green heart of Italy, tourism is growing because of the unfamiliar harmony between nature, antiquities, historic centres and culture. The quiet of the countryside, good provisions and an inimitable cuisine are the great draw. This region is less touristy than Tuscany and this is especially appreciated by many tourists. It forms an ideal starting point for enjoying the peace of the surrounding hilly and mountainous landscape and on the other hand making trips to beautifull towns like Todi, Orvieto, Narni, Spoleto, Perugia, Gubbio, Assisi. You can also easily visit famous towns and charming villages in the southern part of Tuscany such as Siena, Arezzo, San Giminiano, Pienza, Cortona, Sinalunga, etc.
There are numerous charming little villages – many of medieval origin - as Amelia, Labro, Spello, Norcia, Bevagna, Montefalco to visit. In many towns and villages you can taste local dishes or buy local wines and olive oil (generally of excellent quality). We must not forget the mountains with some splendid woods, e.g. Terminillo (up to 2000 metres by car). Near the city of Terni you can also visit the Marmore falls (165 meters, one of the highest of Europe), there is nearby also a rafting/canoeing/hydrospeed center.
Half of Trasimeno is surrounded by hills, rich in olives that are an important agricultural resource. On the western shore, near Tuscany, there are vineyards, and fruit and vegetables are grown. The hills are much lower and the climate is warmer. Monte Subasio near Assisi, about 70 km to the east, and Monte Amiata, about 70 km to the west, can be seen. The vegetation includes pines, willows and poplars around the shores, many over 30 m tall.
The main towns are Passignano sul Trasimeno, Tuoro, Monte del Lago, Torricella, S.Feliciano, S.Arcangelo, Castiglione del Lago, and Borghetto. Castiglione del Lago has the longest shore, being on the only significant peninsula of the lake. There are castles all around Trasimeno, many in the centre of small towns while others are isolated and in ruins. Castiglione del Lago, Passignano, Magione, Maggiore, and Polvese islands all have castles, while Zocco Castle, Montali Castle, and others are on hilltops.
