"Ideal location for exploring Portsmouth"
Close to the shops, bus routes and sea front. The flat was very comfortable and has every thing you need. The only reasons I didn't give it an Excellent was the uninspiring views of the car parks and the noise from the pubs on Saturday night. However, such a central location was never going to be that quiet. Can recommend the pies from the butchers on the corner. Very good value for a central location, secure parking and shops and restaurants on the doorstep.

"Holiday break in Southsea"
We had a short break, staying at Grace Court. We found the accommodation, clean and spacious. For us it was idea as it was near shops, restaurants and buses. This meant we could get a bus into Portsmouth. It was also not far from the beach, so you could walk along the front to Portsmouth, which was nice. We found it very comfortable, quite, and we had a lovely time.

"Grace court Portsmouth"
Situated in an off street in Southsea it looks out onto a public car park. There are two bedrooms,a small kitchen, and a bathroom. The main bedroom has a double bed and the smaller bedroom has bunk beds. The living room is quite large with couch which would do as a sofa bed, basic table and chairs,a recliner which has seen better times,a Tv and dvd machine. Please note that there is not satellite tv as in other reviews. The boiler is in a porch which is at the front of the flat as you come in and there is wifi available. You can park your car in secured parking at the side. You are approx 5 min walk to the sea and about 25 mins walk to the harbour or buses go every 10 mins.If you are a family and want to use the bus then purchase a family runaround ticket for £35 for a week as a return ticket to portsmouth for 3 is £8.Plenty to see and do and no need to use the car.Now although the flat was quite near to everything it did have a few issues which you should be awhere of. 1.The gates at the side of building are padlocked and at night and early morning people are coming and going all the time and nobody bothers to lift the catch to the gates and just drags it and bangs it against the side ofthe building. So if sleep is what you want,go to bed early or get woken by the bangs. 2.It sounds like water is coming down the front of the building when in fact it is coming down the flue to the boiler which is inside the building when most flues are outside so this also is noisey. 3.There are two showers,1 is situated in an enclosed cubicle but if you are tall this may not be for you.The 2nd is a shower head at the end of the bath but there is no shower curtain so bewhere of water. 4. Some of the paint work needs touching up which would make a difference. 5.The person in the flat upstairs does seem to be either clumsy or just noisey sometimes. 6.The oven was not that clean and we did not use it. 7.Early morning deliveries from the businesses across the car park are noisey around 6-7am. 8.The washer dryer works but takes ages to dry the clothes,no instructions. Susan the owner was away on holiday whilst we were there but we were let in by another lady so we did not have the opportunity to discuss any of these items with her and I believe she was still away when we left. On the whole the place is a little bit tired but looks like the owner is doing things to improve the flat.It is really close to porstmouth and all activities and is not that bad a place to stay. The place was clean but basic but then again that may be what you need. Would I stay again! Possibly Would I recommend, yes but be aware of the above.
Thank you for your comprehensive views of the apartment. You point out that the apartment is centrally located within seconds of the shops and seafront, as such there are deliveries I am afraid there is nothing I can do about this, it has never been mentioned as being a problem by anyone in the past. Unfortunately as I cannot control how people shut the gates and in the years i have had the apartment none has ever mentioned it or indeed have a problem. The water noise does come down a pipe, but this is in the porch and with the door to the porch shut this is not heard from the inside of the apartment, again this has never been a problem to anyone in the past. In the bathroom we are fortunate to have 2 showers, the one in the bathroom has now got a shower screen, it was never meant to be used as a shower just an attachment to wash hair, but people have been using it instead of the shower cubical so I have now had to put on a foldable shower screen. I am surprised you heard noise from the apartment above as the lady that lives there is in her 80s and quite infirm - strange... I suspect you overloaded the washer dryer and that's why it took a while to dry. There is a launderette about 50 metres from the apartment with big industrial dryers for £1 for 20 minutes if it was that much of a problem. Instructions are in the cupboard above it. I am afraid to say the apartment is basic is your own subjective opinion and not one shard by anyone else.

Good Apartment in a central location made for a lovely week in Southsea. good shopping and eating oportunities right on the doorstep!

The appartment was nice, clean and quiet, with all we needed to cook and rest. It is also well placed to do some shopping at a foot range. Portsmouth is a great city with many things to do with young children (Southsea Castle, Blue Reef aquarium,...). We particularly appreciate the Portsmouth Historic Dockyard. Of course there's the HMS Victory to see and many other things, but there is also a place called Action Stations that is great for children : my daughter of 8 y.a. really appreciate the climbing wall, so that she's not bored at all to go to the museum. We had also a great time at Paulton's Park and Peppa Pig World, that is just 40 min by car from Portsmouth. Finally, I would like to thank Susan, the owner of the flat, that helped us to find the doctor at our arrival as our son was sick. We really appreciated.

My family stayed at Grace Court for three nights and the flat was in an excellent condition. The owner of the flat was so kind: she waited for them to arrive as their flight was delayed, and left in the flat shampoo, shower gel, coffee, tea, sugar, bedding etc. I highly recommend this accomodation and my family will definatly come back.

"Lovely,comfortable and convenient."
We spent a whole week in this lovely apartment and we loved it. We are a family with 1 child and one over 60´and everything we needed was in there for both, with no stairs to be worry about. Lounge and kitchen are bright, and rooms are quiet. The location is also absolutely handy convenient for the seafront, shopping area and transport links. We were nicely and helpfully received on arrival and felt at ease from the first minute in there.

"Looking forward to going again"
Great place to stay - very near all the facilities but accommodation quiet and easily accessible. Owner gave very personal service and nothing was too much bother.

We're just back from a 10 days holidays, it was just perfect ! The apartment is located close to shops, seaside and restaurants without having the noise of the street. Bus stations to Porsmouth are close too. The apartment is perfectly furnished. Plus, the owner of the apartment is definitely nice and helpful. I only can recommend this flat and we would love to come back !

"Fabulous, Self contained flat, with a central location."
This flat is brilliantly located with central Southsea on your doorstep. It is fitted with everything you could need for your holiday and is very clean and tidy. You can leave your car in the secure car park and after a 5 minute walk be on a Hovercraft to the Isle of Wight. There are many resturants to choose from and supermaket locals, all within 2 minutes walk. With bus routes down the road if you choose you can explore Portsmouths Historic Dockyards or shop at the Gunwharfe Center. We had a grea break and will booking again soon!!
