This tastefully presented accommodation has been specifically designed to ensure that our guests have a most relaxing and comfortable stay. The room is furnished with a king-size bed, bedside tables, wardrobe, drawers, cheval mirror, chair and dressing table. It is centrally heated and has a smoke detector installed.

The room is conveniently equipped with a mattress fleece, hair dryer, illuminated make-up mirror, Digital LCD flat screen TV with built-in DVD and free-sat, digital radio alarm clock, stocked mini-fridge, welcome tray, room safe and high speed Internet connection (average Download 60mbps, Upload 17mbps).

For our guests’ addition comfort and well-being we offer high quality bed linen, feather or synthetic fibre pillows and duvets. The bedroom is secured with a key and supported with a sliding bolt, door guard latch and door-viewer. External windows are all double-glazed with lockable fully opening panes, giving the rooms a bright and airy feel.

A welcome tray is provided, containing biscuits a selection of tea, coffee, hot chocolate and fresh milk. Additionally, we are happy to supply our guests with complimentary Soya milk, filtered water or soup on request.

The shower room offers a heated towel rail, plenty of fluffy towels (hand, bath and bath sheet), shower-robes, a selection of complementary toiletries including soap, shampoo, conditioner, shower gel, hand-wash, cotton wool, face cloths and more.

An iron and ironing board are also available on request.

Guest Access:

All our guest accommodation is situated on the first floor and therefore access is by way of stairs only.

Off-road parking is available on our driveway for up to 2 vehicles

Things to Note:

Breakfast is served daily in the dining room at the time of your choice between 05:00 - 09:30.

Breakfast is freshly cooked to order but if you are planning an early start and would like to pre-order, we are more than happy to have your breakfast ready and waiting for you. When making your reservation, please let us know if you have any special dietary requests such as Vegan, Vegetarian or Gluten-free products etc.

If arriving by road, access to our Guesthouse is by way of the A350 dual carriageway only! After turning from the A350 onto Sterte Avenue West, take the 1st road on the right, then the 1st road on the left.

Pineview Guesthouse is located less than 300 metres from Holes Bay waterfront and only 200 metres from the nearest pub and restaurant.

A network of cycle routes pass close by our property which provide convenient access to the town and many other places of interest.

Poole town centre is just a 5 minutes cycle ride away or a brisk 15 minutes’ walk.

The mainline railway station along with the local bus and inter-city coach stations are situated only a few minutes car ride away. The International Ferry Terminal, which conveys passengers to and from the Channel Islands, France and Spain is situated approximately 8 minutes away by road.

House Rules:

Guests are responsible for any damage that they may cause to any of the rooms or furnishings within our guesthouse. If by any act of negligence a guest causes damage within our guesthouse, they shall be liable for any costs associated with the repair or replacement of such damaged items.

We cannot accept liability for any failure to provide services due to circumstances beyond our control including the supply of gas, electricity or mains water.

We cannot accept responsibility for any damage, howsoever caused to, or loss of, any guest's personal property at any time. The safety of guests' personal property, including any vehicles parked on or within the premises remains solely the responsibility of the guest.

In order to promote a safe, healthy and peaceful environment, we operate the following policies throughout our establishment.

Pets are not allowed anywhere on the premises.

All guests must be 18 years or over.

The maximum occupancy per room is two guests.

Outdoor footwear is prohibited in all carpeted areas. (Guest slippers are provided free of charge).

Electrical appliances, such as toasters, mini cookers and portable grills, may not be used anywhere on the premises as they may activate our sensitive fire alarm system.

Smoking is not permitted anywhere within the building. (guests found smoking or tampering with smoke detection equipment will be dismissed from the premises).

Poole Harbour

The surrounding neighborhood is generally quiet at night, which helps provide a good nights sleep for all our guests. Light traffic passes by from approximately 08:00 - 17:00 Mondays to Fridays, however Weekends are usually traffic free for the majority of the day.

A 20 minutes walk will take you to the town centre and a further 5 minutes will bring you to the harbor-side on Poole Quay. Gaining access to the town by road is a simple affair and takes less than 10 minutes to drive and park. Plenty of parking is available at several convenient locations throughout the town including a number of multi story and supermarket car parks.
