Covid-19 regulations require us to carry out extra cleaning in between bookings, and so all guests can be assured the villa will be compliant will all new regulations and to be 'Covid' secure.

Note that in Winter, shadows are longer and days shorter. Guests may need to move around to avoid shadows.

3 bedroom contemporary villa, and finished to a high standard. Lovely pool, set in beautiful private landscaped garden. Free wifi with International TV. The villa is in an elevated position 3km from Latchi, Marina, and sandy beaches, with pleasant views of the country and sea. Close to national park area, undeveloped and unspoilt area for walking, sandy beaches etc. Aphrodites Baths 5km. Nearest beach is 10 mins drive, Restaurant 200m. Neo Chorio village with cafes etc within walking distance.

Best to have a car, driving is on the left and easy. We can provide contact details of trusted car rental company who arrange a free meet and greet, or transfer from the airport and leave you with a rental car at good rates. Welcome meeting with agent the next morning after your arrival to help with facilities in the villa, local info and anything else guests might like to know, and offers a contact point too for the duration of the stay. We provide a highly professional service for complete satisfaction, and hope to achieve 5* reviews every time!

Thank you for taking the time to write a review and pleased to hear you 'loved' the Latchi area and enjoyed a 'fab' holiday! We were naturally disappointed to hear of your dissatisfaction with the service provided by 'Luxury Latchi Villas' and the 2* review. If you read the reviews for Esprit Ocean View 50m away (property ID 52067) and earlier Santorini reviews, your experience is thankfully not typical. On the contrary Luxury Latchi Villas normally offer an excellent service. Nevertheless, we must apologise for the inconveniences suffered, as we strive to please all guests whatever their expectations. Guests often arrive in the dark and this is the first time we have been notified of any problem finding the villa or activating the main electrics. (Lights are always left on when arriving in the dark). You are actually incorrect in your recollection of the emailed instructions, which quite clearly states to place the key fob in the illuminated red slot just to the right of the main entrance door after gaining access. When tired it is of course easy to become confused. We have updated directions and access arrangements, but there was very little to change, which does make me wonder. We were also there ourselves only 3 weeks earlier, and there was very little that we felt was a real problem, and nothing spoilt our enjoyment. Whatever our experience, it is the experience of our guests that matters. We were pleased to hear the welcome meeting was full of useful information. The meeting time is 10am - 11am depending on other new arrivals needing welcome meetings. The actual time is on the welcome letter that can be found on arrival. Villa Santorini is next to another villa which is fully operational and is also opposite 2 attractively landscaped villas lower down. One nearby villa has been unoccupied for 12 years, but this has virtually zero impact on the enjoyment of Santorini villa. Santorini is quite well shielded, and with more established hedging/screening etc of late. Most of the villas at Esprit are rented out during the Summer, with a few fully occupied throughout the year too. It is most certainly not run down, and only a few scattered villas are unoccupied, and indeed most of the villas are quite attractive as pictures on the website show. It is true that there are mosquitoes, and this is the case for the whole of Cyprus, including hotels when eating outside in the evening. There are more mosquitoes after any period of rain, notably Spring and Autumn, and this affects many parts of the Mediterranean. I can say for sure there is no additional issue at Esprit. Places in North Cyprus and nearer to Paphos are similarly affected. We do however employ a pest control company for a range of ‘bugs’ - both inside and outside, on a contract basis. BBQ is new for 2020, although typically after 2-3 uses, they become charred and rust easily, especially with the sea air, and dew. The hob worked fine for ourselves 3 weeks earlier, and we had no problem with the pans. Nevertheless, we are renewing several of our inventory items as we do every year, with particular focus on the pans. We note the adverse comments in regards to local tavernas. This is not actually typical of other guest's experiences. However, there is a general theme of dissatisfaction with all services in this review. The nearest taverna is shut on Monday's and is also when out of season. We had no issue with either access or the approach roads 3 weeks earlier, but the approach roads are always dark at night being out of town and in the country. We always recommend a rental car whilst staying at the villa. Over the Winter, wash basins have been replaced that had become damaged and then leaked, as has a vanity unit - as well as numerous other items. Grouting in particular has been renewed. A deep clean throughout has been carried out, and with new bins. Dishwasher and washing machine all working fine; air con units serviced. Outside rattan furniture being replaced this Spring following weather damage. TV reception was an area wide issue later last year, but now resolved. Lots of other maintenance has also been carried out so as to hopefully ensure every satisfaction from all future guests whatever their expectations. The feedback provided has assisted us with this year's annual maintenance, thank you. The difficulties however were not typical of other guest's experience over the 10 years of renting out from new. As can be seen, most reviews are 5* so to a certain extent quite unlucky, and so must apologise for your experiences that fell short of our normal high standard.

Thank you for your review, however the tone contrasts somewhat from the private review you sent me earlier! It might be helpful to readers to repeat some of your private review here: "Dear Elizabeth, we spent a wonderful holiday in your villa. It is a very nice villa with a magnificent view on the bay of Latchi. The service was very good - thank you for the welcome package! ........ Hope you are able to solve the problems, because it was a wonderful stay - actually we like to return! Kind regards Ilka". I have since spoken to our agent: He says you reported power cuts during a series of thunderstorms, which cut the electric throughout the entire area. (Quite typical in Cyprus). You were a little unlucky with the weather, and being out of season, it may have seemed a little quiet. (There is a nearby restaurant, but Latchi is 2 miles away). I am told you did not report anything during the welcome meeting, and appeared to be perfectly happy. Apparently you didn't report anything else either during your stay, only the power cuts. (We do ask that guests report issues at the time rather than raise them when it is too late to remedy). We have a pest control contract, and the issues raised would probably have been addressed the same day had we known, albeit this is the first time ever that such problems have been reported at this villa. It is thought that sudden rain would have flooded drains, and flooding may have displaced wildlife that were looking for a new home. Considerable work has since been undertaken on the first floor terrace in view of the water sealant breaking down over the Summer. This has now been completed, and the villa is fresh and dry - in time for our next guests. Our agent has checked out the neighbouring villa, which is screened off from the pool and garden area. He says there is no garbage. It is merely vacant, without colour. For many guests - no neighbours is good for privacy! It would appear that this has not been an issue for previous guests this season. Similarly it was of no consequence to ourselves either when we stayed earlier. We are of course very sorry to hear of the issues raised, but rest assured they have now been addressed as detailed above.

How do damage deposits work?
