Villa Sofia is a picture postcard property with a front & rear garden and a 8x4m private pool. The Villa has a long private driveway/ carport which can accommodate 3 cars and has a side entrance leading to the main downstairs en-suite bedroom to assist the less abled / disabled persons. Other two large bedrooms are upstairs with one of the bedrooms having a big 10x3m balcony with some sea and expansive mountain views. There is a large bathroom/shower upstairs and a guest toilet downstairs. Villa is close to the local Peyia village with all the shops, restaurants, supermarket and banks 15 mins walking distance and a short 10 minutes drive to the fantastic Golden sandy beaches of Coral Bay and more restaurants, bars and nightlife. The villa is set in a private closed off road away from the hustle & bustle of the tourist areas so there will be no noise intrusions. The airport is a short 30 mins drive and there are numerous tourist attractions like the Harbour front mooring expensive

There is the 'Troodos' mountains with pine trees and the snow covered peaks of Mount Olympus approx 45 mins drive. Finally there is the famous 'Aphrodite' Bay & rock only 30 mins drive. There is a water park and scuba diving nearby. We can organise your own private driver and guide on request where everything will be catered for. Car rental advisable.
English person / driver available for airport pick-up and to assist in settling into the villa, showing the local sites/ shops and to organise cheap car rental as we have contacts with the local car hire companies giving a much better rate than hiring a car from the airport. Swimming pool usage is advisable from March to October as the pool is not heated and the water will be cold in the winter months but it will be clean and properly maintained. Welcome pack on arrival.

The Paphos District
Paphos is the birthplace of Aphrodite the 'Goddess' of Love and Beauty. 80% of the population of Paphos is English! The rest being Greek Cypriots & other cultures. Driving is on the left like it is in the U.K. with the road signs marked in both English and Greek. Nearly all the locals speak English so the town is really 'home to home' for the typical Brit with the added advantage of having year round sunshine! Average temperature in the summer is typically 30 degrees but it is not uncommon for the temperature to reach even 50 degrees! Average winter temp in say Dec is typically 10-15 degrees centigrade. The town has a rich Greek cultural heritage and is not too big like Nicosia (the capital) or Larnaca & Limassol. This is probably why people over the age of 30 prefer Paphos to the other cities/towns in Cyprus. getting around is very easy with good signage and lots of things to do like visiting Aphrodite rock / Bay, the golden sandy beaches of Coral Bay, the pine forrest of the Troodos & snow covered mountain of Mount Olympus where the drive to the top is breathtaking. For golf lovers there is the Secret Valley where there is the Jack Nicholas Championship Golf Course. In the summer there is scuba diving and a large Water Park. The town centre has many brand named shops and restaurants such as Pizza Hut, KFC, macdonalds, chinese and Indian restaurants. The Harbour front has cruise liners & yachts moored from the gulf states and there is a Roman Ruin housing the Mosiacs from the Greek Mytology Era. There are numerous nightclubs which stays open till 3 am in the morning. So Paphos is a town you will fall in love with easily.
The village of Peyia is approx 15 mins drive from Paphos town centre and is set in a very quiet and quaint location. Persons over the ages of 35 loves this area for good reasons - it is the ideal place to retire! Having said this though there is the short drive (5 mins) to the golden beach of Coral Bay and many people say that this is the best beach in the whole of Cyprus as the water is clear and calm - ideal for snorkelling & scuba diving so this area will appeal to all ages. Peyia village houses the town hall (municipality), a large supermarket and numerous restaurants and tavernas. There are the banks with numerous ATM's. Driving up the village leads to the mountains where one can view the whole of Cyprus - truely breathtaking!

“Villa needs attention”
Not to be too critical of the villa,there is nothing wrong with the furniture in the villa except the Suite,which is absolutely filthy, & I had to put 2 covers over to sit on it , it was so bad it was sticky. The bedding for the double bed needs replacing with sheets that fit & are of clean standard, not old ones with stains on. Outside sunbed's need replacing they are rusty & old, The small round table needs replacing with something substancial as it is too small for 6 people, & has been repaired but it is very wobbly, The hedges around the villa needs cutting back as it is very over grown & it could still give the privacy. The welcome pack as advertised, we got a tub of butter, & offered the remains of the previous tennants leftovers in the fridge, half a bottle of pop,carton of orange juice.which is not acceptable. Iron needs replacing as there is a big chunk out of it which is dangerous, & new ironing boar cover which is filthy & stained. These are little things that if were replaced would bring the villa up to a far better standard & you would get less complaints. Dave the rep was very helpful in any way needed, & has a beautiful 3month old daughter. Action on these points that I have stated would bring the villa up to a nice clean standard & I would think better reviews would be left. Also you state disabled access,but there is none.
Very strange as this particular tenant texted me a few days after arriving to say how good the house was and how clean the pool was. But after reading the previous tenant's review about me offering a free week to them I think they wanted the same but i refused so they made a bad comment. Making up stories like settee was sticky - maybe they dropped orange juice on it and hence wanted a free week? Ironical how some of these people call me all times of the day including texting me at midnight and i still answer their messages when other landlords do not bother. People who have very little to do but critise should pay the going rate of £600 - £800 per week in July and not £300 pw and expect the same standards. 12 previous 'professional' tenants who stayed at the house did not complain because they knew the price they paid was a bargain and went to the beach to enjoy themselves in Cyprus rather than stay indoors picking faults. £75 pw per person in a detached villa in July wheareas a 3 star hotels charge £30 per person per night = £210 pppw and that is without a private pool = no contest! The price includes airconditioning and electric. Also the outside table was not 'wobbly' - I was there after this tenant left. Make your own conclusions! Future tenants 'mental' state will be analysed by psychological profiling before renting out this villa as damaging comments like this can seriously harm the rental income and the ability to pay the mortgage. “Not As Described”
I believe that we were the first paying guests in the Villa Sofia as it had been previously let on a long-term basis. Obviously the low price was a draw but there were certain details which were essential to us. During one of my many communications with Mr Basu I asked him to specify the walking distance to the village and he stated that it was a 15 minute walk. This was important to us as we were looking forward to not having to drive for our first week there. We also noted that on the information provided there were many facilities mentioned such as a dishwasher, satellite tv and tv/dvds in the bedrooms and lounge. I spent some time before the holiday checking out details and ensuring that all was set for a lovely two weeks in the sun. We arrived late on Sunday evening to find that the villa was not as described to us. The pictures on the web site were taken many years before and we did wonder if we were in the right place. There was a gap where the dishwasher should be and the towels/bedding were old and stained. The furniture was dated and none too clean and the pool furniture was no better. The worst thing was that the 10/15 min walk to the village would take a very fit person a good 30 mins up a very steep hill. This left us in a bit of a mess as we had not booked a car until the second week and there were no shops or tavernas that we could get to on foot. Luckily David, the owners manager, was incredibly helpful and did what he could regarding shopping etc. but being walking distance to amenities had been an essential component of the booking. There were good things about the villa:- The pool was lovely, secluded and clean although there isn't much actual sunbathing area. The villa is quiet and peaceful and fine with a car. The price is competative and given the correct information would be a good villa for those who are happy to drive everywhere and understand that it is a little tired and dated.
From Dave the owner. In response to the above points the last renter left I would like to say the following:(1) From the outset the renter was advised that a car was essential as the villa was not that close to the shops and it would take a relatively fit person 10 mins to walk to the nearest shops. The renter was merely trying to save money on not renting a car. (2) Many renters previously commented on the furniture in the villa was of good quality (solid oak.) So if this renter preferred a modern look i cannot change all the furniture to please each individual taste! (3)There was a dishwasher there but because it broke we could not change it in time before this renter came in. (4) There was a t.v.+ dvd in the main ensuite bedroom and satellite t.v. in the main lounge. In the other two bedrooms there were t.v. but no dvd. Since there were only two persons here why would they fuss over not having dvd + satellite in the other bedrooms - as long as they got what they asked for in the main bedroom then that should have been ok I would have thought? (5) The cleaner unfortunately did not turn up after the last renter left and my manager's wife was conceiving their first baby in hospital at that time so unfortunately some of the linen and towels did not get cleaned but my rep came round the very next day and rectified all this by bringing in fresh bedsheets, towels etc. He even went out of his way despite having their first baby the day before this particular tenant came into the villa to help them with their shopping, take them sightseeing with NO COST to the renter - this was above his call of duty. So for one whole week he did many free services for them. I am only renting the villa not a free sightseeing and shopping package! I even offered 1 week free rental of the villa (which I will NOT do again for any future renter) to compensate for their 'bad feelings'. I do not think any landlord in the whole of Paphos would have given these ungrateful tenants so many free services especially as all the faults were rectified within 3 days of them moving in! I never had such complaints from any other tenants - I even had Chris King (the Elvis impersonator) who does gigs all round Cyprus and is very famous there stay in my villa for 18 months and commented on how good the house was - he even invited other actors/actresses to the villa who also commented on the quaint nature of the house. In short one cannot satisfy everyone and if a renter wanted a 5 star villa they should pay a 5 star price like £800 a week and not expect the same quality from a £300 per week villa but i believe we did give these particular tenants a 5 star service without charges and they should have been grateful that my rep took them everywhere free of charge to satisfy them due to the previous shortcomings. On a final note regarding the photos of the house the only difference being the hedge surrounding the house has grown to give more privacy to the tenants which is better than having a too open area for others to 'peer' in.
“Great villa & fantastic service for the price”
For the price I and my friends paid for this villa it was a bargain. Comparing the price with other villas in the area we were not expecting the level of service we received. Firstly the owner got back to us straight away within 24 hours of first enquiry, then sent the detailed booking contract so everything looked very professional. I telephoned the owner who answered the phone straight away as I was a little reluctant to part with any money unless I could put a 'voice to a name'. I have been conned before with other owners & did not want to take risks this time. We were picked up by the owner's rep at the airport who took us to the villa, handed over the keys and showed us around the house. Once satisfied we handed over the remainder of the rental money (having paid 30% deposit six weeks before the trip.) With other owners we were expected to pay the full amount before arrival. This we thought was very fair and unusual - the owner of villa Sofia must have great confidence in his service and the renters! the villa itself was very clean and 'quaint' like a picture postcard & everything in the house worked properly. It was also very bright with sunlight coming into all the rooms. There was extensive mountain views and a little sea view. We had a 'welcome pack' on arrival with tea,coffee,orange juice,bread,eggs etc all freshly placed in the fridge & kitchen cupboards. All the rooms were very clean including the linen,bedshhets,towels etc. The furniture too were of good quality with the beds made of solid oak as was the dressing table. It was a shame however that we could not use the swimming pool as it was a little cold for the time of the year we went (March 2012.) The pool itself was well maintained and clean. Now the downsides: (1) There were some flats opposite the villa which were unfinished by another developer but this is the case all over Paphos as I have travelled there many times before. This did mean there were not many people in the vicinity of the villa which suited us as my friends and I wanted a quiet holiday with no 'nosey'neighbours around. The road where the villa was situated was a dead end road and there was only 2 villas including ours in that road so this suited us well. (2) Peyia village was a good 15 minutes walk but we were relatively young and fit so this did not bother us at all but it may to some other renters who do not hire a car or not so able to walk. By car the village was a 3 minutes drive. There was however an excellent restaurant serving 'local' food only 5 minutes walk from the villa. (3) The nightlife was non-existent in Peyia village with the bars & restaurants closing early but I suppose in the summer months they would be open late. However Coral Bay was a 5 minutes drive from the villa and we hired a car so this was not a problem as all the entertainment was based there. Finally I would like to add that when we wanted anything the owner's rep was always at hand and went out of his way to help us. An example being one day my friends and I were slightly worse for wear from a hangover from the night before and the rep bought us a packet of panadol from the pharmacy which we did not have & because we were over the limit we could not drive to the pharmacy he could see that as he was driving past the villa the next morning. Now that is what I call service! We would like to thank Dave the owner of villa Sofia for a great villa and a first class service and will definitely book this villa again in the future.
