The property is located less than 2 km from the Old Town (south Abbey of St. Peter's) and 1 km from the areas of shops and services of Montebello and Pallotta. E 'connected to the center by bus (bus stop 50 meters from the gate, 7 min to the center). PARKING in the fenced property, electric gate with remote control. TV and free wifi 30mb at home and in the garden. The park contains TWO HOUSES: The ROSES apartment (sleeps 2 + 2) is part of the villa where the owner lives, has its own entrance and private garden, in privacy. In a house near the pool and the pine forest are the independent apartment POMEGRANATE (1st floor, sleeps 4 + 2) and RUSTIC (ground floor, sleeps 3 + 4), both with covered outdoor table, BBQ common. Are COMMON TO THE THREE APARTMENTS: THE COVERED PORCH and POOL (open from April to October), SHOWERS OUTDOOR HEATED (with water from the solar panels) THE GREAT PARK (7500 square meters): sweeping lawns, sun loungers, benches and swings , paths on which to walk, ancient olive trees and cypresses. PINEWOOD offering cool even on the hottest days. The Balze, the perfect place to relax and enjoy nature. HOST living in the same property: with their presence help to ensure any requirements while maintaining maximum discretion and strictly according to the privacy of the guests. They are fans of art and tourism, are therefore able to advise you in organizing your itineraries. Fluent in ENGLISH and GERMAN, and a little 'FRENCH. EACH APARTMENT has its own entrance and parking, private outdoor area with a covered table and barbecue. The KITCHENS are functional and well equipped. All beds and sofa beds are brand new with comfortable mattresses. The windows are equipped with mosquito nets. All rooms are equipped with a FAN. All furnishings are well kept, with antique furniture and valuable objects. ROSES is an apartment with entrance and garden in the villa occupied by the owners (in total privacy, being the shoulders and distant); gate with remote control, parking; garden with chairs, barbecue and outdoor table in the shade of a large tree. Large bright kitchen with huge picture window and door-window overlooking the garden; antique wooden furniture, dining table for 6, very equipped: oven, dishwasher; There is everything from scissors to the balance! Bedroom with double bed, mattress 160x190 comfort, closet, 2 windows, very bright. Bathroom with tub and shower, toilet for the disabled. Living room with fireplace, armchairs and a sofa that easily converts into bed for 2 (comfort mattress 160x190), wardrobe.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Valentina (the owner) a message.

If Valentina (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
