Combining one or more of our three cottages gives you the best of everything as they are situated together around the courtyard and benefit from the large communal living area in The Barn (our largest cottage) where people can gather, but provide your own private space in your own cottage when required. So you have the benefit of close proximity to the rest of your party, be it friends colleagues or relatives and the facility for private time if required !

If you are visiting in a large group, you may be interested in hiring the local Village Hall as a venue for a Celebration, Family Gathering or Party.

The cottages briefly comprise -

The Barn - with its double room and twin room

Helm Cottage - with its king room

Herdwick Cottage - with its double room.

The Barn (our largest cottage) makes a great communal area for large groups with its roomy open plan living area, but using all the cottages also gives families their own space for the occasional nap or peace and quiet !

If your group consists of more than 8 people, we will be happy to assist in organising nearby accommodation for some of your party, or if there are additional children, we have a couple of spare mattresses and travel cots for smaller guests depending on their ages.

ELECTRICITY IS NOT INCLUDED IN THE RENTAL CHARGE, AND IS CHARGED AT 25p PER KWH, PAYABLE AT THE END OF THE HOLIDAY.

We also require a £50 refundable damages deposit per cottage, payable on arrival, and returned by BACS within a week of departure.

The England region

Cumbria is England's second largest county and has most of England's lakes, highest mountains and the highest café. It also has all the Lake District National Park, part of the Yorkshire Dales and part of the North Pennines Area of Outstanding Natural Beauty. In the middle is the Eden Valley, an unspoilt haven, close to the Lakes but far from the crowds.

It also has easy access to Carlisle, Gretna Green, Newcastle and of course Scotland.

Penrith

Penrith is our local market town, conveniently located (only 20 mins away) - close to the M6 motorway and on the main west coast railway line. Although it is only 6 miles from stunning Lake Ullswater it doesn't live from tourism like Keswick or Windermere. It is a great place for food with lots of cafés, restaurants, pubs, a farmers market, old fashioned grocers shops and modern supermarkets. Near Penrith is the Eden Valley with Lacy's Caves, Long Meg & her daughters, Coombs Wood and attractions such as Eden Ostrich World, Penrith Laser Wars, Eden Soaring (gliding) as well as the South Tynedale Railway, the Hub museum & Nenthead mines up in the North Pennines.

Getting around

The Eden Valley is a destination in itself and is one of England's least populated and most un-spoilt landscapes. It has wonderful opportunities for walking, cycling, visiting historic houses, enjoying the wildlife and even stargazing. It is within easy reach of Hadrian's Wall, as well as the spectacular Lake District and the wild walking of the Pennines. There is plenty to do even around the village and local areal - look out for red squirrels, barn owls, badgers, deer and many other animals and birds. Some of the fine local houses include Acorn Bank, Hutton in the Forest, Dalemain and Lowther Castle. Why not journey on the Settle-Carlisle railway or boat on Lake Ullswater to name a few possibilities !

Interaction with guest

We look forward to welcoming all our guests and work hard to ensure everyone has a relaxing and enjoyable stay. We live on site, so are usually around when you arrive to settle you into your cottage. If you need any assistance during your stay or have any questions, please don't hesitate to ask. We prefer to leave guests to enjoy their time here but do love getting to know everyone as part of our "extended guest family", although we do appreciate that some people prefer their privacy and don't enjoy socialising as much. Similarly, we do try to find a little relaxation time in the evening, so request that guests contact us during "office hours", unless of course there is an emergency !

“Relaxing stay within distance of lovely pubs and walks”

We went for a few days over new year, hired the barn and 2 cottages. There were 4 couples. All we're better than expected, very comfortable and cozy. Home from home feel. Fresh bread, milk and eggs (laid by their own hens) were in all cottages on arrival. Both Peter and Ruth made us feel very welcome, adjusted their internet so we had full access during our stay. Good country pubs nearby, would recommend the featherstone arms for food, excellent quality. The village bakery was within walking distance for a nice coffee and a light lunch. Overall stay was very relaxing and enjoyable. Would highly recommend a stay here.
