The Bothy is a truely warm and cosy one bedroom cottage with a split level open plan living area with stunning views to open country. Leading off is a double bedroom and wc/shower room. Bike storage & drying facilities available.
The Bothy gives you a base to sample the outdoor activities, the High street of historic Peebles with its many coffee shops, eateries and independent shops and a great base for day trips to other Scottish Borders Towns or Edinburgh.

The Bothy is set in the courtyard of Loaningdale House with private parking.
To the side of the property there is a gate which open's directly onto beautiful open countryside and forest trails.
There is a 25% non-refundable deposit on confirmation of booking. If confirmation of booking is within 6 weeks of start date full payment is due.
The Scottish Borders region
Barely more than 20 miles separates one Scottish Borders town from the next. These towns have a history extensively shaped by centuries of warfare and there are many historial buildings to mark this past.
Magnificent scenery and vast countryside make the Scottish Borders a great walking region. There are 1500miles of dedicated walking pathways in the Borders and it is home to six national walks including the Abbeys Borders Walk, 64mile St Cuthbert’s Walk, the finish of the Pennine Way, Berwickshire Coastal Path part of the 212 mile Southern Upland Way & finally the John Buchan Way which passes your doorstep at The Bothy Holiday let. This walks covers 12 miles from Peebles to Broughton and is named after the authors many associations with the area.
The Scottish Borders also hosts the award winning 7 stanes which are 7 mountain biking centres including Glentress and Innerleithen which are within 3 & 6 miles respectively from The Bothy with the other 6 (Ae, Newcastleton, Mabie, Dalbettie, Kirroughtree and Glentrool) in neighbouring Dumfries and Galloway.
The Royal burgh of Peebles is a thriving market town and offers an excellent array of amenities including banks, post office, a range of independent shops, supermarkets, coffee shops and restaurants.
The local area is particularly well served for recreational activities with golf courses, fishing, walking and world class mountain biking all within easy reach.
There is good access from Peebles to the other borders towns via the road network with the A703 giving access to Edinburgh. A regular bus service runs to and from the capital city.

"Home comfort in a great location for walks in town and country"
This is a sweet little apartment with all the amenities and in a lovely setting. The cows used to come to the window to say hello every morning! It is also within walking distance of the delightful town of Peebles with its great selection of shops, restaurants and pubs. The only down side was having neighbours clomping about above but luckily they only stayed a couple of nights.
Thank you for your positive comments. The noise was due a visitor in the neighbouring property convalescing from a foot operation and she was in a heavy boot plaster with crutches. I did not think about the potential noise this would have caused, I hope you understand and accept my apologies. Ruth

"A superb place to stay"
You could almost run out of superlatives on this one. A beautiful location with walking straight out of the day, so very clean and everything you could wish for. Lovely people too. Highly recommended! We will be back.

"Fantastic cottage in great location"
The Bothy is a really lovely cottage in the ideal location. Located at the end of an idyllic lane, you can step right out onto the beautiful Buchan way, leading up into the hills with iron age forts, or it's a pleasast stroll down into Peebles. The Bothy is finished to a high standard, and you'll be more than comfortable getting settled in for the night. The kitchen has everything you'll need, the shower is great, and its a real bonus having a laptop and wifi provided for free. Ruth, the owner is friendly and helpful too.

"Cute and Cosy Cottage in Great Location"
Booked this lovely wee cottage as it was perfectly located for my purposes of meeting up with friends and family and other more touristy activities. The cottage is perfectly situated on the very edge of Peebles so really offers the best of both worlds with a short drive or walk into the town centre or you can walk straight out of the cottage onto open hills and fields. The cottage is very cosy and comfortable for a couple or solo occupant - it is very well equipped and had everthing I needed. The owners are friendly and helpful and there were lots of nice touches that made the Bothy feel like a home away from home. I would not hesitate to recommend it. Peebles is a great spot - handy for access to Edinburgh or there are all manner of interesting places to visit in almost any direction you travel.

"Warm and welcoming, clean and comfortable"
Just had a weekend at the bothy. It was everything you could ask for in a cottage rental, it was comfortable, clean and cosy, with lots of attention to detail. The location is very well situated for a day's mountain biking in Glentress followed by a night out in Peebles! Highly recommended.
