Situated in the heart of the lovely town of Panaji (Goa) and on the edge of Mandovi River is a stunning 2 bedroom (1200sq feet) apartment affording direct views over the Mandovi River, Arabian Sea and the town of Panaji. Benefiting from a very recent total modernization, this house provides a very light and modern feel, complemented by comfort of a high standard.

Historically Panaji has great churches, Portuguese architecture and a good selection of bars, restaurants and shops. The town provides several boat and day trips to various tourist destinations. There are many beaches nearby.

This a top floor apartment (1,200sq feet+ 800sq feet terrace). The flat includes the following: - Large well furnished lounge with an open plan kitchen. - Lounge split in to a sitting area and a TV area. - 2 large well furnished double bedroom with en suite showers and toilets. - 4 large balconies with river and mountain views. - 1 small balcony with swimming pool view. - Fully furnished kitchen.

Getting around

Directions from airport will be provided along with booking confirmation. Details on renting a car/bike, public transport will be provided at the time of check in.

Interaction with guest

We will hand over the keys to you at the time of check in and also explain basic house rules at that time e.g.: Woking of air conditioning, TV, kitchen equipment, Garbage disposal. Cleaners can be arranged (based on availability), with a nominal cleaning charge payable directly to the cleaner. Also, we can put you in touch with car rental companies for renting a car. We recommend our guests to rent a car during stay to exploring North Goa. Free wifi is available at the property (however this is for whatsappgoogle map usage and light usage). You can check out of the property by leaving the keys on the dining table. Swimming pool can be used between 7 am and 8 pm, however, you can get in to the pool only in a swimming costume.

We only rent our property to families and mixed group of boys and girls. We do not rent to boy stag groups.

Swimming pool timings are from 7 am to 8 pm. You can get in the swimming pool only in a proper swimming costume. Smoking is allowed only in the balconies and the terrace area.

We have now addressed most of the concerns highlighted by you by getting a brand new fridge, the gas cylinder being fully serviced by the gas company, polishing the bells in the lounge area, refurbishing the kitchen fully and putting bird repellents in the balcony. “Home from home with all amenities”

This is the third time we have stayed at the apartment so perhaps we are biased, but we would come back a fourth time with no worries. The online/e-mail contacts for bookings/ payment etc were great. The apartment is centrally located in Panaji and we walked into town but you can get rickshaws and we had access to a taxi as needed by phone. The apartmentt is as in the pictures and is beautifully decorated. Very comfortable, with all kitchen amenities and a washing machine which was great. There are two en suite bedrooms, a third sleping area and also pull out beds if needed and a third bathroom. The views are lovely from the 4, ves 4 balconies. Also we used the privacte terrace on a few occasions which gave a fabulolous vista. The owners are very frienly. The building has a lift. And we never experienced problems with water, electriity, toilets/flushes etc. The WiFi was great and also the TV. The flat is well up to western standrds. We have no hestiation in recommending anytime

Why can't I call Nikhil (the owner) before booking?

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Nikhil (the owner) a message.

If Nikhil (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
