Description

Camps Heath Barn has been given a 5 star rating by Visit England for consecutive years, with Marsh Cottage gaining 4 stars and Gold award. Located on the Suffolk, the Barn provides easy access to the beautiful North Suffolk coast with its excellent beaches, broads and marshlands. The Barn is fully equipped and has everything you need to relax and soak up the slower pace of life, with plenty of space inside and outside to take in the surrounding views or lose yourself chatting and catching up with friends and family. The Barn has an entrance hall with seating area and working wood burner, it's warm and cosy in the winter and has doors opening onto the garden making it cool and airy in the summer. There is a large farmhouse kitchen with double range oven, dishwasher and SMEG fridge freezer. The kitchen has an open plan dining area too and double doors opening onto a covered outside eating area. The dining area seats 12 with a seating area to sit and chat whilst preparing food and it also has a TV mounted on the wall. The ground floor has two bedrooms a master bedroom with king size bed and ensuite bathroom, and a twin room with two single beds and ensuite shower/wet rooms. A boot room has a separate wc on the ground floor and there is also access to a utility area with washing facilities. The first floor has a gallery landing with piano leading to two spacious lounge areas giving far reaching views across the wildlife reserve and lounge doors opening onto a west facing balcony. There's a large curved screen TV, comfy sofa's and a further dining area in the bottom lounge. The top mezzanine lounge has further sofa's and space to chat, play games or just enjoy the views. Two first floor bedrooms with ensuite lead through to the final two double bedrooms in the attic. Outside are two enclosed gardens, outside seating and eating areas, barbecue area, and plenty of parking space too. If you wish to use Camps Heath Barn as a base to explore there is plenty to do in the local area: country walking, bird watching and historic houses are close by. Oulton Broad has local café’s, restaurants, bars and a well maintained park with tennis courts and river trips. The local beaches are close too where you could try a paddle in the sea, seal spotting, fishing for crabs or just a pleasant walk. Camps Heath Barn is very spacious and will comfortably sleep 12 on it's own, or up to 20 if booked together with the adjoining barn Annexes and Marsh Cottage. It offers excellent facilities for large family holidays and groups of friends.

The Barn will comfortably sleep 12 and up to 16 if booked together with the adjoining Marsh Cottage or Annex. Upon entry to the barn, you will be greeted by a medieval style fireplace in a large galleried entrance hall with seating and a wood burner. There is also an adjoining cloakroom. The kitchen is handmade by local tradesmen finished with granite worktops, fully equipped with double range oven, large fridge freezer and dishwasher. There is a dining area which seats 12 and sofas to relax. Through the kitchen patio doors there is an outside covered terrace with barbeque and views over the marshes. Upstairs there are two living rooms which have panoramic views over Oulton marshes and beyond. These are west facing with a dining area and French doors leading out to the balcony, offering the chance of viewing spectacular sunsets. Sleeping accommodation is on three floors consisting of bedrooms each with en suite facilities. The ground floor has a super king bedroom and twin bedroom. The first floor has two family rooms each having twin bedded rooms and double rooms above them joined by an internal staircase. To sleep 14 or 16 the barn can be reserved with the adjoining Marsh cottage which has two double bedrooms or Annex which has one bedroom. The barn has two patio areas, one in the garden area outside the main front entrance catching the early morning sun, and the second outside the kitchen with a barbeque and seating area catching the sun from midday onwards. The Barn has unspoilt views across Suffolk Wildlife trust marshland. Fully enclosed front and rear gardens and ample car parking.

Getting around

We recommend a car however - Camps Heath Barn is only ten minute drive away from Oulton Broad station and can be walked in approx. 30mins. There is a bus stop five minute walk away which takes you into town and the beach.

Interaction with guest

We will always do our best to make sure you have a great stay. We live next door to the Barn so if there are any questions during your stay we are close and on hand to help with any questions. However we always respect the privacy of our guests and once we welcome you in and hand over the keys the Barn is yours to enjoy on your own for your stay. We also supply a welcome pack with things to do, local restaurants, supermarkets etc and contact numbers for emergencies.

“We had an amazing stay”

I booked this for my wife's surprise 50th Birthday, arranged for friends to get there ahead of us, and it was perfect. Everyone who stayed couldn't of been more complimentary, the location, accommodation and even the weather was awesome. We had some lovely walks, including a walk to the commodore for a few drinks. For a place to stay with some friends, you couldn't ask for more, it had everything! Many thanks

We stayed at this lovely and peaceful barn a few days over two different business trips to Lowestoft. The barn is often rented out at weekends, but weekdays the owner allows last minute bookings on a per-room basis - if it is free. It means that if anyone else books a room, you share the common areas, e.g. kitchen, lounges. But we found that wasn't a problem, as we had the barn to ourselves most of the time and also, there were so many discreet sitting areas throughout the barn, you really can find your own space. The kitchen was amazingly well equipped, and everywhere was clean and decorated to a high standard. The room had plenty of storage, and the bed was so comfortable! If we could have stayed longer, we would have indulged in the many shelves of books and DVDs, or had a go at the games in the hall cupboard! There is a picnic table just outside the kitchen doors where we sat for morning coffee, and upstairs french doors led to an outdoor deck with table and chairs overlooking a broad expanse of Norfolk broads (our favourite spot for an evening glass of wine at sunset). There were even binoculars on hand for viewing the wildlife. Yet just 5 minutes away were shops and Oulton Broad with some fab pubs by the water, and 10 minutes away was the beach. The owner, Jan, never intruded but was always available to answer our questions or provide information about the area. The barn is also convenient for trips to other Norfolk and Suffolk villages too. We never wanted to leave and completely recommend this barn!!
