The property lies halfway between the well known city of Orvieto and the Bolsena lake. The whole property is for private use of the tenant (house, garden and pool are NOT shared with any other person). It's suitable for 4/5 persons (4 adults and a child) and has an own garden (completely fenced with entrance gate) with a 8 by 4 meter swimming pool. The pool area is completely fenced and there is a gate to access it, useful if there are young children and babies. Between the pool and the house there is a gazebo with table and chairs for eating outdoor (view on the pool area), there is also a barbecue nearby to cook. On the other side of the house the there is also a covered terrace (can also be used as covered parking area for one car). On the ground floor there is a kitchen, dining/living area and a bathroom. On the first floor 2 bedrooms, one with double bed the other with two single beds (this room has also a chair bed for a child). On requests also a cot available. Both bedrooms

All the most common household appliances are available (fridge, oven, dishwasher, washing machine, coffee/cappuccino maker, stereo/CD player, DVD player, TV and Sat-TV,...). The house lies in a good positioned to visit Umbria, southern Tuscany, Rome and northern Lazio. It lies around 10 kms from the well known city of Orvieto and 10 Kms from the lake of Bolsena. The trainstation of Orvieto Scalo is 12 Kms far away. If you want to visit Rome and Florence, the trip is of around 1h30. The nearest shops (supermarket and some other) are in village of Torre San Severo (2 kms from the property). More shops and supermarkets are available in Porano and Bolsena (both at 10 kms). There is a big supermarket close to the highway exit at Orvieto, this is open all the days (also on Sunday) until 20h. Nearest restaurants:  Il bosco del pesce 1 km far away from the property, Il conte at 2,5 km, Fuorimano at 3,5 km. Other restaurants we advice: Il boccone del prete (close to Porano, very characteristic in a cave), Il corsica and La Palomba in the historic center of the city of Orvieto. Nearest golf courses: Acquapendente Golf Club at 15 Kms, the Golf Club Nazionale Resort is 70 Kms far away.

The Umbria region

In Umbria, a region that has gained a name for being the green heart of Italy, tourism is growing because of the unfamiliar harmony between nature, antiquities, historic centres and culture. The quiet of the countryside, good provisions and an inimitable cuisine are the great draw. This region is less touristy than Tuscany and this is especially appreciated by many tourists. It forms an ideal starting point for enjoying the peace of the surrounding hilly and mountainous landscape and on the other hand making trips to beautifull towns like Todi, Orvieto, Narni, Spoleto, Perugia, Gubbio, Assisi. You can also easily visit – in day trips - famous towns and charming villages in the southern part of Tuscany such as Siena, Arezzo, San Giminiano, Pienza, Cortona, Sinalunga, etc. Many tourists visit also Rome from here, without staying in the city which is very hot in summer. It is possible to go by car (journey of 1h-1h30) or by train from the stations of Terni, Narni-Amelia, Orte & Orvieto.
There are numerous charming little villages – many of medieval origin - as Amelia, Labro, Spello, Norcia, Bevagna, Montefalco to visit. In many towns and villages you can taste local dishes or buy local wines and olive oil (generally of excellent quality). We must not forget the mountains with some splendid woods, e.g. Terminillo (up to 2000 metres by car). In around 1 hour it is possible to reach the shimmering lakes of Bracciano, Vico, Piediluco, Bolsena and Trasimeno. The Mediterranean Sea (mostly sand beaches) situated between Tarquinia and Chiarone are 90-120 Kms away (around 1h20-1h40 driving). Near the city of Terni you can also visit the Marmore falls (165 meters, one of the highest of Europe), there is nearby also a rafting/canoeing/hydrospeed center.

Orvieto

The Lake of Bolsena, in a valley surrounded by breathtaking views and lush green hills and silvery olive groves, is entirely settled in the province of Viterbo, Lazio, but extremely close to both Tuscany and Umbria, and it is facing many towns by the very picturesque old towns centers, like Bolsena, Montefiascone, Marta, Capodimonte, Valentano, Gradoli and Grotte di Castro.Bolsena is the largest volcanic lake in Europe, with its 113.5 km² and is the fifth largest Italian lake; from its surface also rises two islands, the Bisentina and Martana ones. Among the two, Bisentina is the largest and the only one that can be visited (because the other is private) with a ferry service departing from Bolsena and Capodimonte.Orvieto is a place of great historical importance. So you see tourists the whole year round. Lots of them only visit the well known cathedral, the cathedral square and the central street full of ceramics and souvenir shops. They are wrong, because there is a lot more to see in this city and even more in the surrounding area. You have to go right through Orvieto to get a real impression of the unfamiliar setting of the city and the gleaming city walls on the volcanic tuff stone hill, plus characteristic monuments and museums with Etruscan finds. From Orvieto, which is near the Milan-Rome motorway, you can easily visit large parts of south Tuscany and then the shimmering lake of Bolsena.

Interaction with guest

The whole property is for private use of the tenant (villa, garden and pool are NOT shared with any other person). There is always a person at disposition if the guests need any help but we fully respect the guests privacy. A person will pass twice weekly in the early morning (to not disturb you) for the pool maintenance. The keys are given directly at the rented property. On arrival useful information will be given and the property will be showed to the guests.

“Peaceful retreat in beautiful setting”

Easy and efficient booking, good communication throughout. Andrea , the property owner, lives next door and is a friendly and welcoming host but respects your privacy. He quickly resolved a problem with the wifi and cleaned the pool regularly. He even contacted us after we left to return some money we had left behind. Our teenagers loved the garden and pool and we enjoyed the ample outdoor space too which has plenty of shade as well as sun traps. The property is fully enclosed with electric gates to the lane, and gates to the pool which should reassure families with younger children. It is well maintained and clean, with comfortable space for families of 4-5. The surrounding area has many options. We particularly enjoyed Orvieto , Assisi, and Bagnoregio civita. It is easy to take the train from Orvieto to Rome. We did a day trip which allowed us to see some of the highlights. It would be easy to go to Florence too but we had been before. Whether you wish to take it easy by the pool or pack your days with touring, this house offers both options.

This vacation was a great trip. A real good Location for families. I travelled with my Family (2 adults + 3 children) and everything was perfect. A very warm welcome. Also the Region, espiacilly Orieto is great for Holiday. Thanks a lot

“An outstandingly equipped villa in lovely surroundings”

Our return to glorious Umbria was enhanced by this beautiful independient villa which was a splendidly comfortable and congenial base to both relax and tour. We are owners/renters abroad ourselves (Kotor, Montenegro) so we were pleased to see the high standards we aim for emulated here in every respect. The house is tastefully furnished and very well equipped with every possible facility and convenience. The gardens were superb with a lovely patio and terrace and lots of shade for dining and relaxing, even a super-luxury hammock and love swing!! The pool was excellent and again well provided with loungers and shade. Nothing was too much trouble for the delightful owners, Andrea and Cinzia, whose hospitality and kindness were greatly valued, They were there when required, but never intrusive. We enjoyed lovely long days by the pool and terrace, and it was such a pleasure to return after a day's hard touring to such a welcoming and cosy base. They have really thought of everything to provide a "home from home" for their guests, and the highest tribute we can pay is to admit there was nothing missing that we provide for our own clients in Montenegro. Only tiny recommendation, guys, is to buy some much bigger towels for your British guests!! The villa is very cool, but given the extremely hot temperatures during our visit, maybe the owners should consider air-conditioning? But these are minor points in a very satisfactory bigger picture. A superb holiday in an exceptinally fine villa, so well placed for Orvieto, Lake Bolsena, Todi, Spoletto and a host of other great hill towns and countryside.
