Newly built luxury and sunny house on the hill above Opatija (the "Pearl of the Adriatic ') close to the village Veprinac and with stunning views of the Kvarner Bay. Modern design with five bedrooms, three bathrooms (two en-suite), terraces and private swimming pool. The house is 200 sq. m with open plan living on two airy floors. Downstairs you enter into a large hallway. Next to it is the comfortable living room and the fully equipped open plan kitchen with a dining table for up to ten persons. All the windows and terrace doors are from floor to ceiling allo wing you to truly enjoy the breathtaking views.

Downstairs is one bedroom with a terrace door and en-suite bathroom. There is also a laundry and storage room with washer / dryer and an additional freezer and refrigerator. All the rooms have white stained oak floors except for the kitchen, hallway, bathrooms and laundry room which have tiles. The bath rooms have large walk-in rain showers, double sized washbasins, floor heating, towel racks and ample storage space. Each bedroom has two comfortable beds, additional pillows and a large double wardrobe with plenty of space.

Outdoor you find more than 200 sq. m terrace area on two levels. Just stepping out from the living room or kitchen you find a dining area for ten people with a retractable fabric awning which gives you shelter from the sun. Next to it you have a cozy lounge area where you can enjoy your pre-dinner cocktails in an amazing setting. You will also find a large gas barbecue for the outdoor cooking. The stairs leads down to the pool area with the 4x7 meter large swimming pool and the comfortable sun loungers. Here is also an outdoor shower. The house is surrounded by a lovely garden with palm trees, citrus trees, olive tree and fresh herbs, to mention some.

The house has all what you need for a perfect holiday. Additional to mention are: Nescafe Dolce Gusto coffee machine. Stereo speakers connecting to your music player (iPod / iPhone / MP3 player, etc.). Television with many cable channels. Apple Tv. Individual A / C each room. Additional towels for the pool / beach. Roller shutters windows in each room giving you a good night sleep. Electrical roller shutters in living room and kitchen.

The house is located in a tranquil and sunny setting in the hills with amazing views over the Kvarner bay and the surrounding nature. You will enjoy the sun from early morning until early evening.

You really need a car to get around. A taxi from the house to Opatija cost about € 10 and to Rijeka about € 18.

Closest airport is on Krk island (Rijeka airport) about 35 minutes from the house. About one hour away is Pula airport. Zagreb is approximately 2 hours away. You can also fly to Trieste in Italy which is about 1.5 hours drive and Venice airport is around 2.5 hours away.

Opatija

The closest village is the historical town of Veprinac, the seat of the historical manor. It is a 10-15 minutes walk from the house and has a small store and a bar. Visit the charming church for the breathtaking views of the Kvarner bay! There is a walking path leading down to the elegant town of Opatija which takes 60-75 minutes to walk. Be prepared that it is partly a fairly steep footpath. However by car it is only 15 minutes to Opatija. It lies at the center of the Istrian riviera with tourist tradition for over 160 years old. Since time immemorial, Opatija has been the most adored summer resort of aristocracy and noble gentlemen and it attracts people with the style and elegance. Grand neo-baroque and rustic Italian-style. A multi-cultural collage of pink walls, fluted columns, fading red tiles, grand staircases, and tiny balconies facing the sea. Some of the best restaurants in Croatia are in Opatija. Here passes the famous Lungomare, the romantic 12-kilometer-long seaside promenade That winds its way from Volosko through Opatija to Lovran with plenty of areas to sunbathe and take a dip in the crystal clear water. In the town of Opatija you find several swimming and sunbathing areas and there is also a few beach clubs including the stylish Lido beach club and the relaxing Colosseum beach club. The closest ”beach” is 15 minutes away from the house in Icici. Apart from amazing food Opatija offers several coffeehouses and bars, shopping, casinos, a few nightclubs, wellness programmes, a summer theatre, carnivals, festivals and during the summer frequently live concerts in the beautiful park or on one of several outdoor terraces. The city of Rijeka offers sights, shopping and a vibrant nightlife. It is about 20 minutes drive from the house. The coastline from Opatija down to Pula is magnificent with all the picturesque towns, fishing villages by the sea and numerous of places to take a dip in the sea (such as Moscenicka Draga and Lovran). There are many picturesque and interesting towns in the region of Istria well worth a visit, such as Pula, Rovinj, Porec and Motovun. Croatia has some fantastic wines and there are several excellent vineyards in the neighborhood. You can discover many small villages inland close to Opatija well worth a visit, such as Kastav. Do you wish to enjoy a day on the sea there are plenty of opportunities to rent a boat and explore the nearby Cres island. With a skipper or without (if you have a boat license). Make a day trip to Venice! The ferry departs from Porec or Pula (about 1 hour drive) and takes about 3 hours. If you travel during the winter the closest skiing area is outside Rijeka only 40 minutes away. The Slovenian slopes are at about 50 km distance, the Italian and Austrian Alps are only a few hours away.

“Lovely but remote house”

Villa Bianca is a lovely house with spectacular views, and generally well equipped. We did, however, experience a couple of disappointments, for which we were unprepared. First, the location. The website says the house is 30-45 minutes walk from Opatija, ideal for a daily evening stroll into town. The truth is, at a brisk pace, it took 1.5 hours. The signposting is poor. We had to ask directions several times. And the path crosses a major road, so busy and fast that there were crash barriers on either side, which we had to climb over in order to cross the road. At that point we seriously considered turning back, because the road was so dangerous. You certainly wouldn't want to attempt it with young children. In any case, the path is rough and demanding enough that I'd only recommend it to fit adults. And of course we had to take taxis home - 3 hours evening walk would have been a bit too much. For many people, the fact that Opatija is not in practice accessible on foot from the house would be unimportant. But if a stroll to a town or village is an important part of your holiday recipe, Villa Bianca may not be for you. It is true that there is a small village nearby, Veprinac. It is a 15-20 minute walk from the house, but the walk is along a road, with no footpath, not an enjoyable walk. And the village is a scruffy place, with only one shop, so it is not really somewhere for a stroll. There was a second problem. The house is adjacent to a number of building sites, which detract from the look of the area. On one of these sites, six days a week, for 10 hours a day, pile-drivers were breaking up rocks, making a terrible noise, which destroyed the peace and quiet of Villa Bianca for seven of the eight days we were there. The owner has undertaken to raise this issue with the commune, so it may be sorted out by the time you stay at Villa Bianca. If remoteness is not an issue for you, and the construction noise problem is solved, I would not hesitate to recommend Villa Bianca.

Owner's reply: Dear Derek, I thank you for the wonderful comments regarding the satisfaction with the house and the spectacular views. I am very sorry to hear about your disappointments. The location of the house it is clearly stated in the description of the house. It is in the hills above Opatija. A car is essential. It takes about 15 minutes drive to Opatija. The location is clearly marked on Google maps. There is nothing in the description saying it is within walking distance to Opatija (which is quite obvious looking at the map). However, as mention in the description, there are walking paths leading down to Opatija which are partially steep (they’re going down the hills) and walking back (up the hills) takes more time. The correct way of the paths do not cross any major roads so I have no idea which route you walked. Several persons have taken these paths and managed to do it in about 30-50 minutes. I am truly sorry for the disturbance from the nearby construction which I had no prior knowledge about and as I have been informed was carried out despite the local regulations do not permit this.
