Lots to do all year round.

Only 4 miles from Norwich City centre. Warmly welcoming Barn studio, with all modern conveniences including wifi, computer with broadband internet, 40'' LCD TV, table football.

Attached to the barn is a beautiful outside patio barbecue area, with patio heater and table tennis.

A short drive to Wroxham, where you can hire your own boat or go on a passenger trip.

Situated to the rear of a charming 300 year old cottage on the outskirts of the centuries old village of Old Costessey.

Perfect for a romantic getaway or family holiday for walking, cycling, the broads.

There are many beautiful beaches and piers all just a short drive from Norwich. Cycling on Marriott's Way, the country's longest traffic free cycle route. Fishing Lakes 5 minutes walk. Nearest Golf course is one mile away. Steam train journeys on the North Norfolk Railway.

Visit Norwich city centre where you'll find a 900 year old Norman castle and cathedral. Shopping in Norwich is rated in the top ten in the country, I would say its the best. The variety of shops and malls and beautiful medieval streets, restaurants and cafes is unbeatable.

There is always plenty on at the many theatres in Norwich.

There is very good central heating and hot water.

Sleeps a comfortable 4 up to a very cosy 6 with sofa bed.

“Everything you need”

Perfectly situated for access to Norwich 10 minutes in car A47 for broads and coast or other market towns etc 15 minutes away bus stop close by shops pub and takeaways all within 10 - 15 minutes walk . Owners very friendly but not overbearing available for anything you need. Barn itself is well laid out only thing I would suggest is a shower curtain in the bathroom. Outside area would be perfect in summer (a bit cold at this time of year although we did have a coffee out there as Tom had lit the wood burner ready for our arrival).All in all it has everything you need for your stay and I would recommend it to anyone. We will be going back as we do visit Norwich quite a few times a year .

Very spacious everything there you need.very helpful clearing the drive from the snow east of the beast. Enjoyed staying there for 2 weeks looking forward staying again in the future.

Lovely place which is well placed for both going in to Norwich (bus service very good) or exploring Norfolk.Well equipped kitchen with big table for eating. Comfortable lounge/ bedroom. It was very cold while we were there but we were lovely and warm. Lighting is poor in the lounge, a bit dim but fine if you are just watching TV or a DVD (I was trying to knit and read). Bathroom has over bath shower with no screen but bath has a seat to sit on while showering. All in all we had a very comfortable stay and would definitely return.

We loved our stay here. Very comfortable, our 4 yr old son loved the bunk beds, we loved the outside area which felt very meditarrean. It was very relaxed place to stay.

Lovely owners. Accommodation was very homely & had all the amenities we needed. Excellent location for exploring. Quiet location & on a bus route. Highly recommended.

Booked at Christmas time and couldn't wait for our first break. We weren't let down by the owners or acommadation it was all as expected. Perfect location for all our trips. Kids loved all the outside area to let of some steam. Would recommend.

Great place to stay with helpful friendly owners. Spacious and comfortable accommodation with all the facilities you need, including washing machine, large dinning area, massive TV and a computer with fast internet. We stayed twice and would certainly stay again. Well recommended. Great location, very private. Excellent top marks, no complaints.

Beech Barn is very convenient for Norwich and the surrounding area. The accommodation is comfortable and the central heating is efficient and easy to control. It is well equipped with a good range of facilities and there is a commendably relaxed atmosphere.

Positives: Excellent location: peaceful, semi-rural yet near city and all amenities. Convenient for sightseeing, walks, fishing and cycling. Spacious, well-designed, very clean barn conversion with kitchen/diner, bathroom and small, paved entrance hall/utility room downstairs and one large bedroom/living-room upstairs. Suitable for couple or family with younger children. Well-equipped kitchen with good quality appliances. Table-tennis outside and table-football inside to keep everyone amused and happy. Huge TV, computer and Wi-Fi – a real touch of luxury for the price. Spectacular outside area: perfect for al fresco dining or just chilling with a cup of tea. Friendly, relaxed hosts who kindly left tea, coffee, sugar, fresh milk, cleaning stuff and toilet paper ready for guests' arrival. Warm, welcoming touch – much appreciated. Clear, prompt communication with hosts throughout. Suggestions: Sign could be bigger and more obvious as entrance to property is disguised by hedges. Would be good if bottom half of stable door shut properly to let air circulate while keeping small children or dogs safe. Shower door/curtain OR mop to dry the floor would help. Chest of drawers would be handy for clothes storage. Thin sofa-bed mattress would not suit anyone with back problems. Washing-machine and pegs great but a washing-line would be useful! Generally: This was a convenient and relaxing base for a week's holiday visiting friends and family. Beech Barn is excellent value for money and we thoroughly recommend it. We enjoyed our stay very much and hope to stay there again. Many thanks to Tom and Rita.

“Ideal for our needs”

We booked a four night stay to visit family in Taverham & Norwich so location of the barn was perfect for us. We also visited the coast around Happisburgh which was only a short drive away and visited Felbrigg Hall (NT) near Cromer. Unfortunately the weather was bitterley cold which prevented us from spending much time outdoors so we did not get the opportunity to walk around the village or to Norwich as we had planned. The barn was extremely warm & welcoming to go back to at the end of the day. Comfy bed upstairs and all mod cons in the kitchen. It was good to have a large screen tv which is rare in a rental property. There is a super outside area for those long hot evenings! The only moan (a bit petty really) would be the stable door. As we suffered high winds it would have made it easier if the top section was bolted to the lower door. Owners Tom & Rita have been great with communications from the booking through to when we left and in no way were they intrusive.
