The owners live next door in the converted barns.

Outside the property has a secluded patio area with garden furniture which leads onto a private lawned cottage garden. The garden is south facing and is a sun trap perfect for lazy afternoons. The property is surrounded by stunning views of open fields and has direct access onto an adjacent public footpath.

The region has a wealth of history and interesting places to visit. The famous medieval Warwick Castle and picturesque town of Kenilworth and Castle are close by with Shakespeare's Stratford Upon Avon a little further afield. There are a number of National Trust properties to see including the superb tudor Charlecote House and Deer Park. There are local golf courses and race courses nearby.

Offchurch

Offchurch is a peaceful village about 3 miles from Royal Leamington Spa and Warwick . From Barn Owl Cottage you can take a leisurely walk along the peaceful Grand Union Canal waterway or drive to the tranquil waters of Draycote reservoir. Or simply explore the regency town of Leamington Spa with its quaint boutiques, riverside walks and historic gardens and pump rooms. Stoneleigh Park and National Agricultural Centre, renowned for its indoor and outdoor exhibitions is only 15 mins drive away.

“A lovely little cottage in beautiful countryside”

Barn Owl Cottage is an ideal place for two people to spend a few days visiting this part of Warwickshire. It is very well equipped and has everything one needs for a comfortable stay. It is conveniently situated on the Fosse Way with easy access to the M40 and to other parts of Warwickshire. We would definitely recommend it for anyone visiting this part of the country.

Barn Owl Cottage is nicely furnished and decorated all in great taste. Located just outside Leamington Spa so convenient for the shops and cafes and resurants but also just a 30 minute drive to The Cotswolds and even less to Shakespeares Stratford. The owners are most helpful and friendly leaving some tea, coffee and milk for arrival. The heating system worked to perfection, the evenings in November can be chilly but that was irrelevant as the heating took care of that. Though the cottage is a tad on the wee side the bedroom is magnificent with a huge bed that is as comfortable as one would want. We have been back since and can recommend Barn Owl Cottage. D K

We were visiting our daughter in Warwick, so this was a very good base for us. The cottage is small but has everything you might need. We were warm and cosy and slept very well in the extremely comfortable bed also helped by being situated in such peaceful surroundings. Hope to return in the summer when we can enjoy the lovely garden and walk to local pub.

Perfect for two, Barn Owl Cottage is very warm and cosy, with a really comfortable bed. It's tastefully furnished and the kitchen is well-equipped. It's very peaceful and there are lovely walks right from the cottage. Easy access to Leamington Spa where we were able to visit our son and family every day. Would definitely recommend it and we hope to stay there again. The owners, who are very friendly and helpful, live on site, but the cottage is completely separate with its own entrance and garden.

We had a lovely stay at Barn Owl cottage. It was well situated in the quiet countryside but close enough to local amenities. We loved spending time in the private garden - a great sun trap in the nice weather!

We have stayed at Barn Owl Cottage twice now, in winter and now in early spring. The cottage is compact, fine for two, and you can dine with 3 OK but more would be a problem. The kitchen is small but functional, the heating is efficient, and the bed huge and really comfortable. On a fine day take the folding table and chairs outside and listen to the birds, you won't hear much else. Access is down a made road from Fosse Way, the turn is marked currently by a white sign board set rather high up and hard to spot against the sky. Parking is easy. There are steps down to the cottage but automatic lights have been installed. Turning right back out onto Fosse Way requires care as it is near a blind crest. The easiest shopping is probably the Tesco in Southam. If you need a good base for two for exploring the area Barn Owl Cottage makes good sense.

A charming little cottage, well equipped, clean and comfortable. Good location for access to Leamington Spa and surrounding areas; but in a rural setting near to owners property. The owners are welcoming, friendly and helpful. We have stayed here on several occasions and always found it quiet and relaxing.
