Luxury city apartment located on the famous Promenade des Anglais, beside C.U.M (Central Universitaire Mediterranean), 10 mins. walk to the renowned Negresco Hotel with spectacular views of the sea and the Bay of Nice from its front balcony.

This sophisticated city apartment has 2 bedrooms (78 sq. meter), in on the 3rd floor and has been restored by the present owners for their own use and offers a high level of comfort.

It has air-conditioning in the lounge and both bedrooms, automatic shutters, under floor central heating, large screen TV, DVD player, Wi-Fi internet access, telephone, permanent concierge and a lift.

There are two balconies, the one off the sitting room having panoramic views of the Mediterranean, and the other, at the back of the building, provides peace and quiet with views of neighbouring gardens.

The spacious lounge/dining area has original parquet flooring. The designer American style kitchen has marble floor, granite worktop and is fully equipped.

The two bedrooms, with doors opening to the second balcony, are located at the other side of the apartment and have plenty of cupboard space.

PARKING:

The apartment does not have parking. The nearest public car park is called ‘Palais Massena’ which is located beside the Negresco Hotel. Special priced passes can be purchased at the parking office on arrival - 7 day pas costs approx 110 euros.

The advertised nightly price is based on a week stay. You will pay more than the nightly rate for a stay of less than seven days.

Minimum rental period during the Peak is 5 nights and Christmas season is 7 nights. Shorter stays (minimum 4 nights) outside these seasons are possible.

PLEASE NOTE that at least one member of your party MUST be 25 years old or more.

Upon booking, a 25% deposit is required.Full and final payment 60 days before arrival date. Payment needs to be made in Euros via the Holiday Lettings/Trip advisor site.

PLEASE NOTE: Unfortunately, this apartment is not suitable for children under 4 years of age.

Our local English/French speaking representative will meet you on arrival at the apartment, explain the facilities and provide you with the keys.

The spacious lounge/dining area has original parquet flooring. The sofa converts to a double bed. There are two armchairs, coffee table. The apartment is equipped with a large flat screen television with access to a few English news channels, DVD player, a telephone for incoming calls and free Wi-Fi internet access.The dining area, has a table with 6 matching high backed chairs.The designer American style kitchen has a granite worktop, marble floor and is fully equipped.Walking through the corridor the main bathroom is on your left and has full sized bath, with shower, toilet, and large sink. There are also built in storage units, and a washing machine.The two bedrooms are at the end of the corridor and have parquet flooring, fitted wardrobes and beautifully chosen furniture. The main bedroom is en suite with two single beds, can be joined to make 180cm(71") bed. Likewise the beds in the second bedroom can be joined to make a 160cm(63") double bed. Both bedrooms have direct access to back balcony.There is underfloor heating throughout the apartment for the winter months.

All rental prices quoted are inclusive of the taxe de sejour (French stay tax).

THERE IS A MANAGEMENT FEE OF 135 EURO PAYABLE ON ARRIVAL COVERING MEET AND GREET, BED LINEN, BATH TOWELS AND END OF STAY CLEAN.

Two balconies (as previously mentioned); one with panoramic views over the Bay of Nice, the other provides peace and quiet with views of neighbouring gardens.You will never tire sitting outside and watching the world go by. Boats, people, cyclists, roller-bladers, or people just taking in the air.Although you have sound of the world outside, once the French windows are closed, you are in total silence. But we prefer to hear the sound of the sea lapping onto the beach at night!

How do damage deposits work?

If Patricia (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
