This 3rd floor apartment is perfect for couples or independent travellers looking for a stylish, well-located base to explore fabulous Nice. The apartment, which dates from the 1780s, has its own small balcony overlooking a private courtyard. The building is typical of old Niçois properties built before the city became part of France. It has characteristic red ochre walls, green shutters and wrought iron railings. Unusually, the apartment runs the full depth of the building so has windows at both the front and back which makes it particularly bright and airy. Like most historic Old Town properties there is no lift/elevator. Rue Neuve is a car-free street. WiFi and phone calls to fixed line numbers are available free of charge. Nearby Place Garibaldi is one of the City's most beautiful public spaces with many cafés and restaurants. On a practical note, there's a supermarket on Place Garibaldi, which is where you'll also find bus and tram stops.The Old Port is a few minutes walk beyond Place Garibaldi. In the other direction, the Old Town's narrow streets full of shops, restaurants and cafés wind their way towards Cours Saleya where the daily fruit, vegetable and flower market is held. For art lovers, the Museum of Modern and Contemporary Art (MAMAC) is just round the corner, and next to it the National Theatre of Nice. The Promenade du Paillon - 12 hectares of gardens, water features and public spaces - starts at the Theatre and extends right down to the sea. The beach, and Nice's famous Promenade des Anglais, is a 10 minute stroll from the apartment.

Open plan living room with large sofa, individual reading lights, TV and a bluetooth speaker for listening to music or radio from smart phones, tablets or laptops. There's also a small collection of maps and books about Nice and the wider area. Open plan fitted kitchen with electric oven/grill, ceramic hob and fridge (with ice box). The kitchen is equipped with a good range of crockery, pans and utensils, an electric kettle, cafetière and stove-top expresso maker.Large bedroom with king size bed, wall mounted reading lights, bedside tables, console with drawers and mirror, chair, full-length mirror and built in wardrobe with shelves. The bedroom is also equipped with a tower fan which can be set to switch off automatically between 1 and 8 hours. Separate dining room with a table and chairs. Tiled bathroom with 'monsoon' shower, wash basin and toilet, large mirror and shaver/hairdryer power point. Washing machine, ironing board and iron.The apartment is all-electric, and for chillier winter nights there are thermostatically controlled radiators. The full height French windows at the front of the apartment are double glazed, as is the window/door to the balcony. Whilst the apartment is designed for one or two people, the separate dining room could be used as an additional bedroom for younger kids. Spare pillows, blankets and 2 single-size air beds are provided. Guests are required to bring sheet sleeping bags for their children.

Alpes-Maritimes is one of the 6 departments that make up the Provence Alpes Côte d'Azur region. The Alps form a stunning backdrop to Nice and are a fantastic year round resource for walking, hiking and skiing.
The area has one of the best climates in France with a great temperature pretty much all year round - hottest in July and August and coolest in January and February, although it rarely snows. The mountains also shelter Nice from the cold Mistral winds that sweep down the Rhône Valley across Provence to the coast.
For a good overview of places to visit we'd recommend the Lonely Planet guide to Provence and the Côte d'Azur, and the Michelin guide to the French Riviera. The website www.nicetourisme.com (in French and English) is the best tourism website for the city and surrounding area.
Vieux Nice (the Old Town) has existed on the left bank of the River Paillon, below the Chateau, for two thousand years. Although the river itself was culverted in the 19th century as the city expanded, Vieux Nice has remained intact - a beguiling mix of winding streets, courtyards, squares and Baroque churches. An authentic slice of Mediterranean life.
Most people live in apartments arranged 1 or 2 per floor served by a common stairwell. The ground floor is normally given over to commercial enterprises. There are no shops, restaurants, bars or cars in Rue Neuve itself but rather a handful of traditional businesses including a window shutter repairer. However, at the end of the street is Place Garibaldi, one of Nice's loveliest squares full of restaurants and cafés.
Other than simply enjoying being in Nice, there is a wide range of parks and gardens to explore - not least the nearby grounds of the former chateau. There are many art galleries, museums, theatres, shops, markets and, of course, more places to eat than you will ever work your way through.
Nice's public transport system is superb. All single bus and tram journeys cost €1.50, with a variety of travel passes on offer. By train Monte-Carlo and Cannes are less than half an hour away and Grasse, the perfume capital of France, about an hour. There are also two rail lines from Nice into the Alps.

"Our favourite place in Nice"
This was our second stay in David's apartment and everything was absolutely perfect. It was even better than the last time as he had installed new doors in both rooms so it was much quieter and therefore the quality of sleep was very good. The location is great and the place is modern and clean, we couldn't ask for more.

"Great Apartment in a superb location"
We stayed at Rue Neuve for 4 nights at the end of a two week holiday in Provence. The apartment is located right in the heart of the old town and is a great location to discover the heart of the city. This apartment is very well set out and is ideal as a base for a couple. While we were in Nice it was over 30C every day so it was noisy at night when you had all the windows open but this is to be expected when you are in the middle of the action! All of the communication with the owner and the property manager were prompt and accurate, I would definitely stay at this property when I return to Nice.

"A good choice in Vieux Nice, recently renovated"
We spent last week in this apartment in old town, Nice and were very happy to again stay here. It really has everything a couple could want, in a prime location close to various shops and good transportation. The bedroom is spacious, and the bed is amazingly comfortable. Doreen the local property manager was very quick to respond when we needed to call, and made some great suggestions about restaurants, etc. All the windows were recently upgraded to double panes, and we found it really reduced the amount of exterior street noise. We stayed here last year, and the morning church bells were sometimes loud enough to awaken us - about when we should have been up anyway. This year we sometimes slept right through them. About the only improvement I would suggest is an upgrade to the internet service. It wasn't working the day after we arrived. It was back again the next day, but somewhat slow. For most travelers this should not be a big concern, as we all get more than enough internet in our lives. However, after being away for a week I needed to get some work done. I highly recommend this apartment for a couple.

Apartment was fantastic and in a fabulous location. Found just on the edge of the old town a minute away from the eclectic streets with many things to see. Restaurants are great and you cannot go wrong. The market and food shops offer everything all on you doorstep. Access to the sea front is easy and the walk always offered something new. The apartment itself has everything we needed and is much more spacious than the pictures suggest. The only down side was the building work on the street outside. Started at 8:30 Monday morning! We will be coming back and would recommend to all.
Really glad you enjoyed your stay and delighted that you hope to rent the apartment again. I'm assured the re-roofing work across the street will soon be finished.

"Very enjoyable stay - a little noisy at night"
Quite spacious apartment in the Old Town. Enjoyed the front and rear windows. A little disappointed that the building opposite is a construction site (of course, that's out of the owners hands) but given it's only three metres away the proximity if a little daunting. The apartment was in a quiet location, but noisy revellers passing by in the early hours of the morning woke us a few times - as did the hosing down of the nearby rubbish bins at 4am. If the front windows were double glazed like the back, it would have been perfect (although I understand the desire to retain the authentic character internally). Very convenient to a well-stocked supermarket at Garibaldi, and also trams and buses there. We had a query about the washing machine, which the local contact was able to answer quickly.
Thank you very much for your review, and I'm glad you enjoyed your stay overall. The building opposite is having its roof renewed and hopefully the work will be finished soon, however I understand your disappointment. Likewise regarding the overnight street cleaning which happens throughout Vieux Nice to avoid disruption during the day. 4am is earlier than usual so I do appreciate your point of view.

"Good location for accessing all the city."
Unprepossessing "rue" and entrance but the apartment was well-equipped and comfortable with good heating and plenty of hot water. A quick stroll to all the bustling old streets and easy walking to sea and promenades. Down side was little outward aspect and significant noise at night from a variety of sources.

"Fantastic old town location"
The apartment is right in the heart of the Old Town a stone's throw from the modern art gallery, a truly wonderful new park that leads to the sea and easy tram and bus links to all parts of the city. The apartment is well equiped and made a super base for a city break. Easy walk to the sea which was warm enough to swim in in October! We did a great trip to Monaco, less than 30 minutes by train. We hope to visit again!

"Such a little gem in the hub of la Vielle Ville, Nice"
Fantastic directions to actually get to Rue Neuve in the first place - thank you! Wonderfully clean and very well equipped. The location was just perfect, but what it is with bells ringing at 7am?! Everywhere we go is the same but it did make us laugh when we arrived. Wonderful feel to the whole area and brilliantly located for the trams/buses etc. Another mega plus with the king size bed - my husband is over 6 ft and often finds beds in France somewhat on the small side. Will certainly be recommending this to our friends.

We enjoyed our stay very much. Apartment is simply wonderful, very nice, well equipped and the location is perfect :-) Don´t miss the specialité nicoise and vin rosé!!

"WONDERFUL, WELL SITUATED APPARTMENT."
Really well appointed apartment, just the right size for two people. Clean, well decorated and well equipped. Handy for the old town and beach, there is a Monoprix supermarket nearby and it is just around the corner from Place Garibaldi, which has some lovely cafes and bars. The little balcony is a great space for breakfast or an evening drink. We were looking for somewhere with outside space and it certainly came in useful in the heat. Dorine, the local Managing Agent, was very friendly and helpful, we didn't arrive in Nice until 9:30 on the Saturday evening and she came to meet us within 5 minutes of calling to say we had arrived. We would certainly use this apartment again and have already recommended it to friends.
