From a location point of view, you won't do better. The apartment is in the wonderfully central area of Nice known as Nice Etoile. Holiday apartments in this area of Nice are snapped up, primarily because it is on the tram line and within a 10 minute walk of the train station, the Promenade, museums, shopping, the Cours Salaya markets in the old town as well as some of the best restaurants / patisseries in the country. “Great place to stay”

Me and my husband stayed here in September and had a great week. The apartment is small inside but has the most amazing outdoor space which is where we spent most of our time. The thing that made the stay even more enjoyable is the Jane and Nigel the owners. They were so welcoming and lovely friendly people it just made the holiday that little bit nicer. Would strongly recommend this place and hope to return soon Nicky & Ian

“Great location and terrace”

Great central location and lovely huge terrace on the 4th floor on which to relax and partake of a glass of wine or 2. About 10minutes walk to the promenade.The hot water really was hot. For us the only negative was that the sofa bed matress was extremely hard. The owners were extremely helpful and we followed their instructions from Nice airport by bus to the train station and then about an 8 minute walk to the apartment - no trouble at all.

The terrace is amazing, you can sit out in the sunshine for most of the day until the sun disappears at around 3pm. The apartment has air con which came in very handy as it was so hot outside. I am a little confused about the review on the bath towels, we managed with 1 set of towels each for a week. There are clothes horse things on the terrace and our towels were dry (after showering) within 15/30 minutes as it was so hot! It was great to have a washing machine to wash some bits whilst we were there. The apartment is small as you would expect with a studio but we spent most of our time outside on the terrace or exploring Nice so all we needed was a comfy bed to sleep in. The apartment is in an ideal location, less than a 10 minute walk to the beach and a couple of minutes to the main shopping area. We hired a car for a few days to explore and never had a problem parking nearby when we got back.

“Perfect stay”

We have spent two weeks here in August and had a wonderful time. The apartment was perfect for us, it has all the facilities we needed and also has a super and well appointed terrace, which was our living room throughout our stay. Indeed, despite all the many restaurants in Nice, it became one of our favourite locations to eat and relax in the evenings. Situated in the musicians' quarter, we really felt we were in the heart of all that  Nice has to offer; culture, bars, restaurants, shops, beach, transport if required (although we were easily able to walk everywhere).  Wifi worked well, which was a great asset. Jane and Nigel, the owners, were perfect hosts right from our late and delayed arrival, which proved no problem for them. They were so helpful and accommodating throughout and this also very much contributed to a great holiday.  We are looking forward to returning.

We had a fantastic week in Nice staying in this property. The property was compact but had more than enough space for two people. We spent most of our time sat on the fantastic veranda. We loved the location which was five minutes walk from the centre of Nice. There were close local amenities that we were directed to by the owner. The owners were very helpful with regards to location of the apartment and how to get around Nice.

My husband and I had 9 fab days at this apartment Jane and Nigel were very helpful and let us have a late check out everything is near by in walking distance shops ,market ,restaurants and pub very quite at night and you feel very safe, the terrace has to be seen big! Everything you need is there only one thing I did not like was the table too big smaller one would be better. Thanks for a lovely holiday hope we will be back thanks Sheila and Colin

“OK but...”

"plenty quality luxury towels" + "Rental includes electricity, water, cleaning on departure, bedlinen & towels". These two quotes are from the property description. Well, actually no. We were shown 1 bath towel and 1 hand towel upon arrival per person. The cupboards had another two sets in different colours. In mid Juiy, 2/3 showers can be needed per day, especialy as we toured and walked in the heat. So, while we washed one set of towels in the washing machine, we had to use the other sets until the first set was dry. Upon leaving, the Procters announced all of a sudden that they were charging us £20 from the deposit to wash the extra two sets which were in the cupboards. At no time were we told not to use them. Why leave items in a self-cateing apartment unless it is for use by guests? This was not mentioned at all in the description and left a sour taste in our mouths. We feel "conned". Also, we were unable to get a signal on the WiFi, told the Procters ( who live through the wall from the flat). Nothing happened so no internet the whole week

Owner's reply: The clients were advised on arrival that their towels were in the cupboard in the Bathroom,they were also advised that the spare towels (3 extra sets & extra set bedding) were on the very top shelf at the back of the wardrobe, were clean and ready for the next clients. There is a washing machine in the apt with soap powder provided free of charge, there are also 2 drying frames provided on the terrace and at this time of year it takes no more than 2 hours to fully dry linen etc. We felt that the clients would have had the common courtesy if they had used the spare linen to have at least washed & dryed the 3 extra sets that they had used. The next clients were arriving an hour after they left,which left us with no time to prepare the dirty linen. We also had the decency to let the clients have a later check out than that stated as they had a late flight. As regards the comment "we feel conned" I think the only comment from us is "Ditto" !! Regarding the Internet,when we received the text we immediately looked into the alleged issue of a weak signal,we checked the modem & tested the signal and internet with our laptop and iphone and found there wasn't a problem when we logged on. On check out we asked if everything had been ok with the apt etc and were there any problems and were told everything had been fine.The mood changed when we said we would have to charge for the washing of extra towels and the client commented "I thought it was like a Hotel"

A perfect studio with excellent outside terrace. 5 mins walk to the fantastic shops , 10 mins walk to the promenade. The owners Jane and Nigel are full of ideas and information to make sure you get the most from your stay.
