Superb and very LARGE Villa close to the picturesque small town of Preggio. Villa Tamburi is a fantastic and very private villa within GATED (so very safe) and FLAT, extremely large grounds and with excellent views of the spectacular Umbrian countryside.

This property has the most amazing OUTDOOR POOL which looks as though it is straight out of a James Bond movie including waterfalls but also has a separate area for the kids to splash around in. The children as well as adults will absolutely love this pool as it really is quite special. The property does not only have a fantastic outdoor pool but also has a lovely INDOOR POOL which may be heated in the colder months of the year and during the summer months provides an extra pool or just a wonderful part of the house to enjoy and relax in.

The villa is extremely spacious in fact huge inside with large open plan dining area with very large wooden table, a Tv lounging area as well as a sitting area in front of the LOG FIRE . Large french windows-doors lead out into the predominantly flat gardens and also on this floor you can find the newly upgraded and well equipped kitchen which also has large doors leading into the gardens with a wonderful PORTICO for dining al fresco .

There are two further indoor dining areas over two floors below as well as a an outdoor BBQ area with PIZZA/BREAD OVEN near to the pool area which is ideal for those summer evenings outdoor.

The grounds of the property are predominantly flat and grassy with plants and bushes as well as olive trees so are also ideal for younger children .The villa is in total 650 square meters large (huge) with a total of 6 bedrooms some of which have either a private balcony or terrace and 7 bathrooms (plus further showers and toilets next to the indoor pool). 6 OF THE BATHROOMS ARE EN-SUITE.

On the top floor of the Villa is a separate apartment with sitting room, open fireplace, fantastic large terraces to both front and back of the property, master bedroom, dressing area, bathroom and small kitchen.

Space in this property will not be a problem with plenty of space to spend time with family and friends but also enough space to be apart and relax or for the adults to have an area to relax in away from the younger members of your party.

The Umbria region

Umbria, called with good reason the green heart of Italy, offers the perfect blend of pleasures: artistic treasures and unspoilt countryside to explore and an array of fresh produce to enjoy (including world famous truffles). Sights within a short drive of Villa Tambri include, to name but a few,PERUGIA (medieval buildings count as modern in a city whose architecture goes back to Etruscan times),GOBBIO , MONTONE (perfect Medieval stronghold of Braccio Fortebraccio, with views out to the hills around Pietralunga), ASSISI (and other places associated with the life of St Francis, such as Isola Maggiore on Trasimeno), CITTA' DO CASTELLO (Renaissance walled town with a good market), CORTONA (famous Tuscan hill town, more recently the subject of a number of best-selling books by Frances Mayes), SANSEPOLCRO (elegant Renaissance palaces and paintings by Piero).

The northern part of Umbria also called the Valtiberina has an array of wonderful places to visit and due to it's proximity to Tuscany is perfectly placed for visiting both of these regions. This part of Umbria is still very traditional and very Italian and apart from superb vistas and towns of varying sizes to visit also offers excellent restaurants often very reasonably priced. Umbria offers so much variety that it would be practically impossible not to enjoy the area.




Niccone

The Niccone valley is one of the most beautiful spots in Umbria, presided over by the distinctive conical shape of the local landmark mountain, Monte Acuto. . The views can't be adequately described but it is enough to know that they inspired Raphael, Piero della Francesca and Signorelli, amongst others.

PREGGIO is a small town in the municipality of Umbertide, in the province of Perugia. It lies at an altitude of 613 m, near the border with the territory of the town of Passignano sul Trasimeno. It lies on an isolated hill and is surrounded by extensive forested areas (oak and chestnut) and pastures. According to ISTAT data of 2001, is inhabited by 121 permanent residents.

The area has Etruscan roots: Murlo on the mountain (818 m), just north of Preggio, there are remains of Etruscan walls dating back to the fourth century BC. The location of Bellona or Bellonia, was an important road junction, since it was along the shortest route that linked Cortona to Perugia, and on the road connecting the Upper Tiber Valley to Lake Trasimeno. On June 25, 217 BC, the Carthaginian and Roman troops clashed in the valley of the river Niccone, near to Bellona; The Roman veterans who had escaped from the battle of Trasimeno, fared the worst. These events are remembered by a large number of local place names: Pugnano, Monte Corvino, Worse (now Preggio), Pian di Marte. In 917, the Rock of Preggio is mentioned in a document of Emperor Berengar I, who confirmed it as the Marchese Uguccione II lordship of Bourbon.

Nowadays Preggio hosts a very nice chestnut festival in the autumn and several music festival during the summer months the most important one being a opera festival held at the end of July beg. of August.

“Extended villa and great pool”

What more can you ask for, fantastic pool (in and out!!) with pizza oven right next to it, mainly flat gardens, superb views, very spacious Villa, so much space, garage which was nice for keeping the car cool, gated so very private. Will definitely be coming again!!

We had the most wonderful stay! The Villa was so much fun with the slightly crazy pool which the kids just loved and we had a couple of little ones so the separate kids area was just perfect. So much space with the main, ground floor being huge with separate sitting and dining areas and then leading outside to the gardens, so ideal. And my mum and dad loved the fact that there was a separate apartment on the top level where they could get away for parts of the day from the general mayhem on the lower levels. We had never been to this part of Italy before and just loved how varied and exceptionally beautiful this area is, and being on the border of Umbria and Tuscany was just perfect. An ideal holiday for several generations spending time together!
