1 bedroom apartment with its own entrance offers a discreet and private haven for visitors to Scotland's historic capital. The generous proportions blend the light and space of an open-plan layout with completely segregated living areas. This fully equipped hideaway allows you the ultimate flexibility and privacy which no hotel can offer, together with the knowledge that every possible amenity is within a stones throw.
Bohemian Stockbridge is a delightful 5 minute walk along cobbled streets, whilst George Street's high-end shops and venues are similarly close by to the south.
The property is accessed via a private gate down a short stone staircase. The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside.
The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. A magical spot for al-fresco breakfasting or evening drinks.
Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely kingsize bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom.
The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture.
The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters.
Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment.
A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items.
On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily any time, but for longer stays extra linen can easily be provided by prior arrangement.
Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do.
Regrettably pets can't be accommodated at this point and the flat is strictly non-smoking.

The Edinburgh region
The East Lothian coast with its myriad walks, links courses and pretty coastal towns can be reached quickly by car or train, as can the East Neuk of Fife with a string of charming fishing villages.
Since Edinburgh is a compact city and a joy to walk around, distances are irrelevant given the prime city centre location. However those wishing to explore further afield will find Glasgow, Stirling, Perth and St Andrews within easy reach by car or public transport, with the majestic highlands and the rural Scottish Borders quite feasible for day trips for those with a car.
