Rose St is just a stone's throw away from Princes St, the famous main street of Edinburgh with shops and restaurants on one side and the lovely Princes St Gardens on the other. Edinburgh Castle dominates Princes St as it rises up into the sky above the Gardens.

The comfortable accommodation is furnished to a high standard and comprises of an entrance hall, a spacious living room with a fitted kitchen, a good sized bedroom with a super-king sized bed (queen size in USA) which can be split into two singles upon request and a bathroom. A further two people can be accommodated on two comfortable fold out single beds. The apartment looks out into Rose Street. It is only 40 metres to Princes Street to the south and to George St to the north. Rose Street itself is a bustling, attractive pedestrianised street with restaurants, shops and bars. The nearest supermarket is only 30m away.

A deposit of 10% (non refundable) is payable upon booking with the balance due 8 weeks prior to arrival. Arrival is normally after 3.00 and check out by 11.00 although where other guest bookings permit, these times can be flexible.

The living room is a stylish, modern and spacious room with a large comfortable sofa, two easy chairs and a flat screen TV with Freeview. One chair converts to a bed and a second foldaway single bed and a travel cot are available on request. There is also a dining table and chairs for 4. Free Wifi is available. Large windows look out onto Rose St.

The kitchen is open plan to the living room. It is well equipped, with a wide range of good quality utensils and equipment including cooker, hob, fridge with freezer compartment, dishwasher, washing machine/dryer, and microwave.

The spacious bedroom has a super-king sized zip and link bed (king size in USA) so it can be used as either a double bed or two singles. There are mirrored wardrobes, with generous storage space and double glazing fitted in the bedroom window.

There is a bathroom which has a shower, a toilet, and a wash-hand basin.

“Fantastic apartment great location”

We rented this apartment for a few days for my birthday it was in a great location and a lovely place to stay. This apartment has all mod cons with added extras like soap shower gel tea towel etc not all places do this so one less thing to worry about. The location is so central you can get anywhere in Edinburgh easily and quickly. And even tho it's above a pub and quite a busy street we never heard any noise. We would recommend this a place to stay in Edinburgh one of the best.

Perfect place for an independent stay in Edinburgh. Central location. V bright, comfortable and clean. The added bonus is a kitchen which, unlike most self-catering holiday kitchens, doesn't send guests back to the student cooking lament, "If only we had..."

I stayed in this flat for about 10 days in May 2013 and I felt at home very shortly after arriving. The flat has absolutely every thing you can wish for and even a month later, I still cannot fault it. From the location, to the kind gestures from Lynne, the amazing bed, the decoration, the storage space, the appliances... everything was just perfect! Couldn't recommend it more!

I was so looking forward to staying at this apartment and it certainly lived up to, and exceeded, my expectations. The booking process was simple and the owner, Lynne, was very thorough with the information provided at all stages of the process. Despite the apartment's location in a street full of restaurants, pubs etc I was never bothered by any noise from these establishments. The kitchen is equipped with all manner of useful items, ranging from cling film, aluminium foil, air-tight containers, tea, coffee, sugar, some basic herbs, spices and condiments etc, ample cooking utensils, crockery and cutlery. Instructions are provided for everything from the heaters to the washing machine, as is a range of tourist information. As well as lots of pubs/restaurants in the area, there are also a number of supermarkets close by if you want to cook your own meals. Travelling with heavy, bulky, luggage I was initially concerned about the width/steepness of the staircases to access this second floor apartment however I need not have worried- the staircases are surprisingly wide and provide better access than others I have encountered. Would I stay here again? Most definitely!!

An excellent appartment with plenty of room, well equipped, very clean and quiet and with a very central location. A great starting point when you have to experience Edinburgh. There are plenty of maps and tourist information in the apartment and there was fresh milk for coffee when we came. Lynne is very thoughtful. We got a really good guide to finding the apartment and during our stay we got an mail where she asked if everything was in order. We felt very welcome. We can highly recommend this apartment

If you're looking for a great centrally located place to stay in Edinburgh, look no further. This nicely appointed, clean, well equipped flat is wonderful. The owner met us early and helped us get settled in making us feel more like welcome friends than strangers who had been communicating from the US. We loved being near enough to the Fringe Festival, yet a bit removed so we could retreat to watch some Olympics and cook a good meal when desired. Great choice! Hope to stay there again.

I am extremely picky when it comes to cleanliness and presentation, and this apartment could not have been better. We were greeted by Lynne on arrival, who went through everything with us. The apartment was clean, modern, comfortable and close to everything. It really made us wonder why we've been staying in hotels for so long!

This is a great flat in an excellent location. It was simple and very, very clean and everything had been thought of. There were plenty of extras, like soap, washing powder, and fresh tea towels and towels etc. The bedroom was excellent with a large bed that was very comfortable and all the linen was extremley clean and well presented and had a beautiful fresh smell. The kitchen had everything we needed and the bathroom was simple and extremley clean, with plenty of hot water. The heating was great throughout the flat and there was lots of local information to hand. This flat is actually better than the photos. I intend to book a return visit next year.
