A beautiful, well equipped ground-floor apartment, in a quiet secure residential development, our goal is to make the apartment a home from home, so you can relax and enjoy your break in comfort.

Ideal for couples, groups or families who want easy access to the city, plenty of space (100 sq meters) in a peaceful environment. 10 – 15 minutes walk from the east end of Princes Street, with private parking.

A short walk to Edinburgh's many attractions, some things to mention, Holyrood Palace, The Parliament, The Castle, The Playhouse Theatre, Botanic Gardens and Princes Street.

We are proud to have achieved the Scottish Tourist Board 3 Star Award as well as Category 3 access for residents with mobility issues. We have welcomed many guests with varying requirements over the years.

The apartment is the perfect base from which to explore Edinburgh and Scotland.

Large, bright, clean, well equipped kitchen, there is a dish washer, washing machine/tumble drier, gas hob, electric oven, microwave, kettle, toaster, filter coffee maker. You will find a good selection of pots and pans, casserole dishes and oven trays. We supply tea, coffee, sugar, bin bags, kitchen roll, dishwasher tablets, washing up powder, freezer bags.

Separate dining area, with a table and six chairs.

Peaceful lounge, 2 new leather three seater sofas, 2 chairs, TV, Sky, DVD, WIFI, iPod docking station.

Master bedroom, king-size bed, en suite with large shower unit.

Two further bedrooms, both with twin single beds.

Bathroom, with bath and shower.

All bed linen and towels provided.

2 Kids cot, 2 high-chairs, pram, plastic bowls, plates tumblers etc available if required.

Gas central heating provides a warm and welcoming atmosphere all year round, along with instant and constant hot water.

Wheelchair access, stool for shower available, hand rail above the bath and one in the shower, Parking space, Category 3 access award for guests with mobility issues from the Scottish Tourist Board. Assistance dogs welcome, there is a park to walk a dog one minute away. I am happy to provide a water bowl. There is a magnifying glass. I have details of an excellent mobility shop that hires out scooters, chairs etc as and when required.

The Edinburgh region

Edinburgh is the capital city of Scotland. Located in the south-east of Scotland, Edinburgh lies on the east coast of the Central Belt, along the Firth of Forth, near the North Sea. Owing to its spectacular, rugged setting and vast collection of Medieval and Georgian architecture, including numerous stone tenements, it is often considered one of the most picturesque cities in Europe.

Edinburgh is the seat of the Scottish Parliament. The city was one of the major centres of the Enlightenment, led by the University of Edinburgh, earning it the nickname Athens of the North. The Old Town and New Town districts of Edinburgh were listed as a UNESCO World Heritage Site in 1995. There are over 4,500 listed buildings within the city. Edinburgh is the world's first UNESCO City of Literature.

Edinburgh is well-known for the annual Edinburgh Festival, a collection of official and independent festivals held annually over about four weeks from early August. The most famous of these events are the Edinburgh Fringe (the largest performing arts festival in the world), the Edinburgh International Festival, the Edinburgh Military Tattoo, and the Edinburgh International Book Festival. Other events include the Hogmanay street party (31 December), Burns Night (25 January) and the Beltane Fire Festival (30 April). There is also the Edinburgh Marathon in May and the Moonwalk in June for the more active visitors.

Another annual event not to be missed, from the end of November until the beginning of January, Edinburgh hosts a lively Christmas Market, as well as an open air ice rink in Princes Street Gardens, there is a great buzz in the City, lots of shopping, Pantomime and Christmas Shows, all this festivity culminates with Hogmany Celebrations second to none, live music at The Castle, thousands of people at the Street Party, certainly something to experience at least once if you can.

Edinburgh regularly polls as one of the best places to live, having won more than 12 UK Best City Awards in 8 years to 2013. The city attracts 1 million overseas visitors a year. Tourism is an important economic mainstay in the city. In August of each year during the Edinburgh Festivals, we host over 4.4 million visitors, and generate in excess of £100m for the Edinburgh economy. Edinburgh is the second most popular tourist destination in the UK and was voted European Destination of the Year at the World Travel Awards 2012.

Leith Walk has a plethora of coffee shops and little cafes where you can grab some breakfast

There are numerous quality restaurants within minutes of the apartment, as well as a lovely selection of pubs to choose from, modern and traditional. There are five Michelin Star Restaurants close by, The Kitchin and Martin Wishart can be found at The Shore area in Leith, these along with The Plumed Horse, are all a few minutes in a taxi, while Number One and 21212 are within 10 minute walking distance.

We also have menus for our favourite home delivery available in the apartment, if you prefer a wee night in with your feet up.

Broughton Street has many award winning bars as well as Crombie's Butchers and Real Foods. Valvona and Crolla at the top of Leith walk is a wonderful Italian deli - a must for any foodies. Cannonmills and Stockbridge are within easy reach and both have some lovely independent retailers on their respective parades. Princes Street and George Street have all the usual highstreet names you would expect.

Things to do on your visit to Edinburgh, The Botanical Gardens, (The Hopetoun Village development has been built on the site of the Botanical Gardens from 1763 - 1820), Inverleith Park, Royal Yacht Britannia, Edinburgh Castle, Holyrood Palace, Scottish Parliment, Arthur's seat and Holyrood Park. Shopping - Multrees Walk hosting brands such as Louis Vuitton, Emporio Armani, Mulberry and Calvin Klein, with Harvey Nichols anchoring the development, Edinburgh is also home to the famous Jenners, John Lewis and the new Ocean Terminal.

For kids... Dynamic Earth, Deep Seaworld, Edinburgh Zoo, The Edinburgh Dungeons and lots of playparks and softplay facilities nearby.
