Located adjacent to Langland Bay Golf Course and within a few minutes walk from the beaches of Caswell and Langland Bays, this comfortable 4 bedroom family home is ideally situated for the Mumbles and the Gower. The boutique shops of Mumbles are within a mile where there are also plenty of places to eat.

There are mature gardens laid to lawn on 3 sides, with flowers and shrubs. The house can accommodate up to 4 cars on the drive. Rear garden faces south and there are views of the sea and the golf course from the rear.

Accommodation
Ground floor : there are three reception rooms, in addition to a south facing conservatory well fitted kitchen, and a cloakroom.
The lounge has two large and comfortable sofas as well as matching footstool and an armchair, which can seat upto 8. The Bang and Olufsen TV, in addition to the DVD player and VCR, provide plenty of evening entertainment. There is also a gas “real flame” fire.
Dining Room
Seats 8 on an oval shaped table. Furnished to a high standard with quality solid wood furniture, There is also an upright piano.
Family Room
An airy room leading to the conservatory and the kitchen. Ideal for chilling out or just watching TV. Gas “real flame” fire.
Conservatory
Lovely (heated) place to relax and enjoy the sunshine, overlooks the rear garden.
Kitchen
A large kitchen well equipped with granite work surfaces, and equipped with high quality German appliances, including double oven/grill. There is an extendable table that can seat 6. Music centre with DAB/FM radio, CD player, and i-pod dock.
Cloakroom
Washbasin and toilet.
Utility Room
Bosch double fridge/freezer, Miele washing machine, and NEFF dryer.

Two rooms have double beds whilst the third has two single beds. Beds are all good quality and comfortable. All rooms have ample wardrobes and storage.

Top Floor
Large airy bedroom with Velux windows all the way down on the south side, with sea views. Double bed and an en-suite bathroom with shower. There is also a built-in wardrobe and storage.

The South Wales region

Perhaps not so widely known, the South Wales region is spoilt for choice as a UK holiday known.
From idyllic, family-friendly beaches to stunning unspoilt countryside; the nearby Brecon Beacons; some of the best walking and outdoor activities you can find in the UK, the region has so much to offer.
An area "outstanding natural beauty" the Gower peninsula, approximately 70 square miles, sits just west of Swansea. The first area in the UK to be so designated, the Gower, boasts some of the most unspoilt countryside, with amazing natural wonders and some of the most stunning beaches, such as Three Cliffs, Oxwich and Rhosilli. Much of the cliff paths and related land is managed by the National Trust.
In addition, the region is well known for the outdoor activities (including several golf courses) that can only be fully enjoyed and appreciated when surrounded by such natural beauty.
The region also boasts strong links with history, arts, and culture. Dylan Thomas to Richard Burton, Tom Jones to Catherine Zeta Jones, the region has produced much talent. The performing arts are well represented in the region with many cultural events, venues, and enthusiasm for everything from famous choirs to orchestras.

Mumbles

Just on the eastern boundary of the Gower, and west of Swansea, near the Mumbles is some of the most fabulous representation of all of the above.
The area offers some of the best walks along cliff paths; there are several beaches (most are unspoilt); the surfing and sailing; the presence of natural wild life such as seals; Brangwyn Hall (concerts); the Grand Theatre; The Taleisin theatre (located within Swansea University campus); museums; art galleries; leisure centre; the local shops; sea location restaurants & cafes; and the wine bars/pubs. there will be plenty for you to do and see, whenever you visit.
West Mead is a large house which is strategically located next to the links golf course at Langland. On either side of the house, and along lovely cliff path walk (or through the golf course) are two lovely bays with stunning sandy beaches and enough for the whole of the family to do and enjoy.
Caswell Bay is a large expanse of golden sand, popular with families as it has a lifeguard presence during the summer months. There are several kiosks selling beach toys and snacks and also the busy all year round 'Surfside Cafe' a cosy place even in mid winter in which to enjoy a hot chocolate in front of the log burning stove. Caswell Bay can be reached in approximately 5 minutes on foot.
Langland Bay, also a family friendly beach, is overlooked by the stunning Langland Bay golf club and has a beachfront brasserie called 'Langlands', a further 'Surfside Cafe', several tennis courts, beach huts and ample parking.
The best thing about this area is that it is possible to have the best of both worlds - superb outdoor life whilst also enjoy other pleasures of life; without fighting your way through dense crowds!!

“Lovely house in a lovely location”

We stayed here in the October Half-Term, the weather wasn't great but we still enjoyed our stay. The house was big enough that we (4 adults & 5 kids) felt we had plenty of space. The house was very clean and nicely decorated, the beds were comfy and all the bedrooms were of a good size, especially the loft room, it was huge. The wifi worked! Our deposit was returned promptly. The owner is very nice and helpful and the agent holding the keys were very easy to deal with. The nearby Mumbles had some lovely shops and there are some nice walks from the property. The beaches are also very nice, Langland had a amazing restaurant. We definitely will be visiting this area again in the warmer weather. Thank you for a lovely week.
