Our villa is a 4-bedroom detached "mas provencal" with large (16m) private swimming pool, surrounded by 4000 m2 (one acre) of sumptuous private landscaped grounds with pine trees reaching up to the sky, bordering the famous "Parc regionale de Valmasque". The house has been split into two separate apartments, with one section (2 bedrooms) rented to our "gardienne" (caretaker) with the remainder of the house available for summer rentals: it includes 2 bedrooms, 2 toilets, large kitchen and living room, separate dining area plus large outdoor patio which overlooks the swimming pool. Panoramic view from roof terrace of one acre of landscaped grounds and the adjoining forest. Reversible air-conditioning was recently installed. Exclusive access to 80% of the grounds (20% has been cordoned off for caretaker's use). Modern designer furniture. Well equipped, eat-in kitchen - modern Neff appliances.

12 min drive to glamorous Cannes and pristine golden beaches of Cap d'Antibes and a 5-10 min drive to 2 championship golf courses and 2 tennis clubs. 30 mins to sparkling Lac St.Cassien (for sailing, kayaking, pedalos or a leisurely "pichet de vin") and just 15-20 mins to Nice's spectacular Promenade des Anglais for cycling, roller blading, jogging along the Mediterranean coast. Horse riding, quad biking, jogging around the "Etang" and a large children's playground are a 15-20 min walk away. Dozens of excellent restaurants, brasseries and boulangeries within 10 mins' driving distance.

Cote d'Azur; the tranquil, tree lined stretch from St Tropez to Monte Carlo, overlooking the warm, sun drenched Med, which inspired legions of artists and writers from Matisse and Cezanne to Picasso and Van Gogh, now playground of the rich and famous. Steeped in history, with a multitude of fortified hilltop villages, medieval castles, vineyards with free wine tastings, museums, art galleries, bistros, cafes, restaurants.

Minutes away from Nice, Cannes, Cap d'Antibes, hilltop village of Vieux Mougins, Grasse, St Tropez.

There are plenty of sporting activities for children and adults alike: trekking through forests, quad biking, moto cross & horse riding at your doorstep. Or swimming in the warm azure blue seas, tennis, golf, sailing, pedalos, kayaking, etc just 15 minute drive away.

Or you could do absolutely nothing but sip cool drinks and munch on freshly cooked food from the BBQ by the pool. While you gaze upon a hundred pine trees stretching up to the sky. Or up at a million stars glittering in crystal clear, inky blue skies.

“A great holiday!”

We all had a great time at Xanadu. It is a typical French villa in a very secluded spot. Fabulous swimming pool and terrace areas were much enjoyed, along with the super, big barbecue. If you don't want the 'al fresco' BBQ experience the kitchen is well appointed with a good hob and oven. Large sitting room with air conditioning was good to cool off in! We had a small issue with water pressure, in one of the showers, but the owner Shravan, couldn't have been more helpful. He was easy to contact and happy to help. If you want a real away from it all place to stay this could be for you.....and only 10 minutes from the hustle and bustle of Cannes and the fabulous beaches. We all had a great holiday!

helpful and understanding tenants who appreciated the challenges of managing a large property from 1000 miles away. they even offered to roll up their sleeves and turned on the sprinklers during the peak of the summer . And they were not expecting a 5-star hotel experience. they were the type of tenants who are welcome back any time!

“Brilliant Stay in Xanadu”

The bungalow is very spacious for and is secluded away to make a quiet and peaceful holiday. You have the use of all the facilitates to make sure you get the holiday you want. The proprietor could not have been more helpful with any request. There are notes about the property on a notice board in the kitchen which could save some time. A satnav is very useful for driving around the area, almost a must. Xanadu is only a short drive from nice airport and you are only a short distance from the major resorts on the Cote d'Azur. Cannes, Nice, Antibes and Monte Carlo. These can all be reached quickly subject to traffic which can be heavy in the resort areas. The swimming pool is great for swimming after lazing in the sun on the patio. You are on the edge of an eco park/forest with lots of trails to walk or cycle in. You have to remember this when using the pool first thing in the morning. But that is part of living in the countryside. A visit to mougins is a must. It is a delight hilltop town with artists and restaurants to while away the day. The property is being modernised. And the fridge/freezer works but needs a clean. You need a car for xanadu - to get to local shops and hypermarket, and to go anywhere. There is a local bus service but doesn't run frequently . It is a 10 minute drive to the local boulangerie. There is only one sunbed and 2 deckchairs and no umbrella around the pool. Also beware the security shutters are quite heavy to raise. There are little foibles as with any property you need to accept but we had a great holiday and would recommend a stay to family and friends.
