This delightful two-bedroom first floor flat is situated in the popular, bohemian area of Morningside, with direct, frequent bus links into the city centre, as well as access to lots of local amenities, including the Dominion Cinema and Churchill Theatre.
The accommodation features 2 very spacious double bedrooms, plus a box room/walk in wardrobe off the master bedroom. The master bedroom is beautifully furnished with a dark teak bedframe, side tables and chest of drawers. The second bedroom, at the rear of the flat, has a double bed, wardrobe, sofa bed and side table.There is a large kitchen/diner/lounge to the rear, with a fully fitted stylish red kitchen, comfy sofa, TV, dining table with four chairs (and 2 folding) and a large utility cupboard for extra storage. There is free Wi-Fi throughout the property. The kitchen has all facilities and equipment you might need, including gas hob, electric oven, washing machine, microwave, kettle and fridge-freezer. It also includes crockery, cutlery and glassware in case you feel like a quiet night in after a busy day. The property has a gorgeous bathroom, with a unique curved shower/bath, WC and basin.
When staying at the property you will have easy access to a wide range of fashion boutiques, artisan food shops, independent stores, delicatessens, grocers, cafés and award-winning restaurants in the local area, not to mention a number of cosy, traditional pubs, both in Morningside and the adjacent neighbourhood, Bruntsfield. A full guide to the area is included in the property. There are also plenty of high street retailers nearby, including Marks & Spencer (food only), Sainsbury's, Waitrose and Boots. You can also order home delivery from all major supermarket chains straight to your door. Buses 5, 11, 15, 16, 23 and 36 stop directly outside the front door of the flat meaning you can get to the city centre and train stations quickly and easily. You can also reach Edinburgh Airport via the City Bypass road in only 20 minutes.
relaxed stroll into town across the green parklands of Bruntsfield Links and The Meadows gives you the chance to admire Edinburgh Castle, the breathtaking Arthur's Seat (the highest point in Edinburgh) and other famous sights.The Pentland Hills are just up the road for those of you who fancy some hill walking, a spot of golf or even skiing on Europe's largest dry ski slope! Or you could take a walk through the peaceful Hermitage of Braid nature reserve or up to Blackford Hill for incredible views across the city. This property really does have everything you could wish for during a trip to Scotland's beautiful and historical capital! Upon arriving at the property you will find a wee Scottish welcome pack along with tourist and travel information, and useful telephone numbers. During July and August, the minimum stay is one week and the arrival date must be Friday, Saturday or Sunday. Check out time is 11am on day of departure (this may be negotiable) and check-in time is 3pm onwards Fri-Sun, 6pm onwards Mon-Thurs (again, this may be negotiable).

The flat is one flight of stairs up so may not be suitable for everyone and is situated on the main road. There is metered car parking outside and free car parking approx 10 mins walk away from the flat.

The Edinburgh region
As Scotland's capital, Edinburgh has a lot to offer all age groups. History, culture, dining, arts and sport - all are available in this beautiful city, and this propriety is located in an excellent location for all of these! There is plenty to do here and if you want to venture further afield the Borders, Loch Lomond, Glasgow to name a few are all within easy travel of the centre.
Visit over August when Edinburgh has several of it's twelve annual festivals, or over Christmas and Hogmanay when the city celebrates. A fan of sport? Then the six nations rugby every February/March would be ideal for you! Edinburgh is a short distance from Glasgow and St Andrew's too where other major sporting events such as football and golf take place.
Looking to visit in quieter months, we recommend April and September. The city looks beautiful in the changing seasons - especially when the trees blossom in spring across The Meadows!
As detailed in the advert the flat is based on the main road in Morningside and therefore offers a range of eateries, pubs, bus routes, cinema, library, cafes and food stores.
You cannot but fall in love with this bohemian neighbourhood. There is something for everyone - young professionals, families, artists.
