The front door opens onto a hallway and view across the spacious lounge area. Most of the house is very light and airy.
Air conditioning in all bedrooms and 4th bedroom/office.
Nicely furnished and decorated throughout.
Lounge - 3-seater + 2-seater sofas + 3 armchairs. Coffee table. Small bar area with stools and extra fridge. TV with French TV and UK Sky Plus with many sports channels.
Dining area - table and chairs to seat 8.
Kitchen is well-equipped with coffee maker, oven, hob, grill, 4 ring stove, fridge, freezer, ice maker, mini-fridge, microwave, clothes dryer, spices, toaster, iron & board, cooking utensils, dish washer, water cooler and woodblock central island.
All doors and windows upstairs and downstairs fitted with electric roll-down or pull-close shutters.
The 4th bedroom can be used as an office or there is a futon-style sofa for an extra double bed. there is also a computer which has its separate Freeview service with Broadband/French TV.
The garage doubles as a utility room with washing machine and tumble drier and a second fridge/freezer. The owner has also supplied a mini-fridge and separate cooler box for taking on picnics.

Lovely private swimming pool with 6 loungers, automatic electrolytic salt-system for cleaning the water and baracuda floor cleaner. (The salt-system is highly efficient and requires less chemicals than the traditional chlorine system).
Pool has alarm system and is also fenced with a lockable gate.
The mulberry tree provides a lot of shade also for the hot summer months.
Outdoor grill charcoal barbecue.
Outdoor decking with 8 person dining table and cushioned chairs.
3 Patio tables for up to 12 persons with electric awning and large umbrella for shade.
The villa is in a development but is still quite private and very tranquil.
Car parking: One space inside fence and one on street. I have installed a water softening system in garage and together with extra fridge, and freezer and washing machine the space for car is gone.
This table is also very heavy and should not be moved; it has cushions for the 8 chairs also stored in the plastic garden chests.
Firelighters, faggots and charcoal are available at Intermarche. Never use combustible liquids especially where children are around. Keep the garden hose nearby for emergencies.
The mulberry tree provides excellent shade for loungers. Cushions are available for all loungers
An automatic watering system keeps the flowerbeds moist.
It is strongly advised to close gates and all shutters when going out of the property; it will keep the house safe and cool.
Lights for the main patio are located above the sliding doors of the lounge, and are switched on the left wall just outside the doors.
Round Main Table
This is extremely heavy and should only be moved with care and never by children. It can be shaded by the awning.
This little marble topped table can be moved to suit but again not by children; it has cushions for the 4 chairs stored in the plastic garden chests.

Quiet village dormitory town for Montpellier (about 20 Kms) and from Mediterranean. Many golf courses and beaches not far away. Also canal du Midi nearby. Many small beach towns and wineries nearby.
Ryan Air flies to Beziers from Luton, and to Carcassonne and Girona (Barcelona) from Dublin.
The pretty, medieval village of Cournonterral is about 20km from Montpellier but has amenities of its own. Fortress remains near the church if you'd like to sight-see.
Nearest small shopping centre or restaurant is a mile away so they are within walking distance. Mini golf course. Big indoor pool. Horse-riding. 2 little restaurants. Pizzeria. Small shopping centre. Fresh oyster stall on Saturday mornings.
