This recently new built stunning modern house is situated in the picturesque village of Montagrier, it is surrounded by peace & quiet, but yet only 2km is the local Auberge in Montagrier where you can dine under the vines. It also has the largest VTT centre in Europe, in the same village, so if you are feeling adventurous you can explore the beauty of the area on 2 wheels with a picnic, or stop at the local restaurants along the way taking in all the scenery around you.

Also 2kms is the little village of Tocane Saint Apre, where the River Dronne runs through it, you can fish, swim, canoe, kayak (with some fantastic restaurants & pizza stops along the way) & even go horse riding, as well as a tennis court nearby to the river, Tocane Saint Apre has all the amenities you need with a friendly supermarket that will have all your requirements. Tocane also has restaurants & bars where you can enjoy Perigord cuisine, & on a Monday there is a local market selling locally grown produce, along with fishmongers, butchers…… & not forgetting the huge choice of cheese & wine.
Which you can walk back to the house with your grand selection & enjoy the views you only dream of from the terrace to eat al fresco, of which leads out from the lounge & kitchen, you can then retreat to recover from the fine cuisine (& wine) in the hammocks under the natural shade of the walnut & cherry trees, or enjoy sunbathing on the balcony off the sitting room from the master bedroom in the day, & star gaze at the milky way at night watching the shooting stars.

There are many special features in the house the two favourite ones are the games room with a full size pool table & a bar with a fridge, also sky TV in Lounge, Master bedroom & Kitchen, with a PS3 in the lounge for DVD's or a game....& the spectacular kitchen that allows you to express your full culinary skills.
with the family bathroom having double sinks bath & shower, there is also a downstairs toilet.
