The choice of reception rooms allows guests infinite possibilities for socialising, relaxing and entertaining.

The spacious living and dining room provides an informal place in which to enjoy a movie or relaxed meal together, with a pair of sumptuous leather sofas provided alongside a stylish and informal dining area. From here steps lead down to a lake and mountain-view dining room, perfectly befitting more formal occasions, with a contemporary dining table and seating provided for 8-10 guests.

A second sitting area enjoys direct lake views from its chic glass box conservatory, providing a picture-perfect venue for guests to enjoy a spot of tranquil daytime reading and relaxation.

The villa is also fully equipped with WIFI access and an entertainment room with music stereo and modern projector, for enjoying those magical movie nights!

A separate fully-equipped lake view kitchen is conveniently situated just off from the elegant dining and open plan living area, for added convenience during dinner parties and formal entertaining. All the must-have appliances for home-cooking are provided here for guests use, including an oven, cooker hob, microwave, coffee machine and electric kettle; to provide a contemporary home-from-home environment in which to prepare delicious home-cooked meals. A private chef may also be hired upon request, to ensure that special occasion or stress-free holiday stay is celebrated in style!

A flight of open tread stairs lead from the open plan reception rooms to the beautifully presented sleeping accommodation above, regrettably, making this property unsuitable for children.

The villa is perfectly suited for accommodating flexible groups, with a spacious lake view double master bedroom and a twin bedroom furnished with a pair of single beds to the first floor and a third bedroom with twin beds and a double sofa bed to the entertainment room provided to the lower ground floor of the villa.

Each of the three bathrooms to the villa has been finished in a boutique-luxury hotel style, with chic fittings used to offer a Spa like experience for guests. The principal bathroom features a sweeping walk in wet room with double shower head, with the second fitted with a beautiful rain shower and stunning shallow pebble-style bath tub to enjoy. The chic bathroom to the lower ground floor is also fully equipped with a stylish bath tub and separate shower.

Laundry facilities are also conveniently provided in the villa for guests use during their stay.

Outside guests can fully embrace their own idyllic lake view haven, with lush and immaculately kept mature gardens to enjoy throughout the day and well into the night, with a glass of wine and fabulous company! The villa is suitable for year-round enjoyment, with a BBQ area and a shady decked dining terrace provided alongside a sunny lakefront dining terrace to the gorgeous private gardens, to serve as the perfect accompaniment to the internal dining areas of the villa.

Alongside the relaxed ‘alfresco’ dining areas guests can also enjoy sunbathing in style to the chic sun loungers provided, can easily enjoy a serene garden stroll or keep the children amused on the private Jungle Jim.

Private parking for up to 2 cars may also be found in the stunning landscaped grounds and the secluded holiday haven is easily within reach of the charming lakeside delights of pretty Moltrasio.

Our one & two weekly service charges are inclusive of final cleaning, bed linen, towels, heating, utilities & air-conditioning (if installed in the holiday property). Tea towels & beach towels are not supplied. If your booking is for more than one week, clean linen & towels will be provided on a weekly basis.

Additional Service Charge: €275 (7 days & less) & €325 (7 days plus).

Short Breaks:

2 night break - 50% off weekly tariff / 3 night break - 40% off weekly tariff / 4 night break - 30% off weekly tariff / 5 night break - 20% off weekly tariff / 6 night break - 10% off weekly tariff.

We offer a range of extra facilities, which are available for hire through our office 'Happy Holiday Homes' in Menaggio: Cot Hire - EU 20 per week, High Chair - EU 15 per week, Push Chair - EU 25 per week, Camp Bed – EU 85 per week, Wi-Fi or USB Internet Stick - EU 35 per week (includes EU 10 consumable credit). Please note that signal and connectivity is not guaranteed and may depend on the strength of the signal in your rental property.

Making a Booking:

To make a confirmed booking, you will be asked to fill in our online booking form and pay a 30% deposit by wire transfer or credit card. The remaining holiday balance will then be due 6 weeks before arrival.

The Lake Como region

Moltrasio

Moltrasio is a municipality in the Province of Como in the Italian region Lombardy. Moltrasio has always been very popular with celebrities and it was well known that Gianni Versace resided here as often as he could in his beloved Villa Le Fontanelle. George Clooney frequently stays at his holiday home in Villa Oleandra, Laglio, which is next to Moltrasio. It was also in Moltrasio that Sir Winston Churchill decided to relax after WWII in the summer of 1945.

The village weaves its way from the shore of the lake up to the slopes of Monte Bisbino. The grey coloured stone found here is well known throughout the area and was used by the Maestri Comacini for building. Many important finds were made during the construction of the lake road in 1910, some dating back to pre Roman times holding great historic importance. A plague struck the village in the sixteenth century and the population was totally decimated.

Moltrasio is a charming little village, well known for its waterfall , the water of which flows away under three Roman bridges. It has lake view restaurants where you can sample local and freshly prepared dishes and regional wine. There is a "lido" which is a little sandy beach ( but you do have to pay an entrance fee). some shops, a bank, post office and a Church.

The Italian Lakes are a little slice of paradise. Elegant ribbons of blue water stretch out ahead, folded into the sun-baked foothills, with a spectacular back drop of the snow-capped Alps.

Lake Como offers hidden treasures just waiting for the visitor to discover them: charming corners forgotten by time, lakeside villages where nothing seems to have changed for centuries.

It is steeped in history with an immense collection of churches, architectural masterpieces and works of art covering the centuries. The lake is situated in a basin surrounded by wooded mountains, and offers an extremely varied landscape, with its' shores featuring a succession of pastures, and woods as well as harsh and impressive rock formations.

All this alongside elegant, lakeside villas with sub-tropical gardens, which provide a haven of peace and tranquillity and chic resorts such as Varenna, Bellagio, Menaggio and Como itself.

Warming, in spriing and graced with natural beauty, the lakes are still a place to draw breath and wonder. Lake Como, oriented north-south, ringed by characterful old villages often wedged onto narrow beaches between rugged cliffs and water. Those classic lake images of flower strewn balconies, Baroque gardens and splendid waterside villas can be found here in abundance. Dotted around and between the lakes are some of Italy's finest art cities, such as Milan, Verona & Bergamo.

Golf:

There are Golf clubs around Lake Como: The Menaggio & Cadenabbia Golf Club is Italy's oldest golf course. Established in 1907 with 18 holes Par 70, it is located above Menaggio near Croce, in Grandola ed Uniti, approx. 20 min. by car. Green Fees: Weekdays €55, Weekends and Holidays €70 Euros; Golf Cart Rental €36.

Restaurant Golf at the club serves fantastic food and is well recommended.. Guests are always welcome, please call beforehand to check course rules. Golf Club Menaggio: (Menaggio Como).

Skiing:

This beautiful lake region of Italy is not the best for skiing as you may imagine, despite its scenery, crisp air and near perfect visibilty and mountains capped in winter snow. It does however have Skiing opportunities at local resorts for a day out.

There is a small ski area on Mt. Lema, not more than 10 km from Lugano, but you have to be lucky to have enough snow for skiing. In Ticino, the local Swiss Canton, the best places to ski are probably either San Bernardino (south of the pass of the same name) or Airolo (south of Gotthard pass). Both are reachable in about 1 hour by car across the Swiss border.

There are direct trains to Airolo as well from Lugano and hence from Italian Stations. To S. Bernardino there is only a bus connection. For more snow try Andermatt (on the north side of Gotthard pass) which has normally good snow conditions and a good choice of runs.

The closest major ski resorts are Madesimo and St. Moritz toward the Splugen Pass, which is approx.100km.
